Ardmac were appointed to deliver the transformation of a former ground floor café and commercial kitchen into a vibrant, multi-purpose Innovation Hub for Grant Thornton at their city centre premises. The project involved a change of use from restaurant space to a flexible, collaborative work environment comprising open-plan work zones, barista coffee dock, booth seating, and training facilities, with a public takeaway service to the Quayside facade. Works began with the complete demolition and strip-out of the previous restaurant fit-out, including all kitchen installations and internal partitions. Internally, a new doorway was created to link the Innovation Hub to the existing reception area, and new partitions, stone floor finishes, acoustic barriers, folding walls, and bespoke joinery were installed throughout. Furniture and AV systems were upgraded to meet Grant Thornton’s specifications, supporting a variety of modern working styles and events.

Externally, alterations included the formation of a takeaway access with kiosk, a new escape door to the side façade, and upgrades to door ironmongery for compliance with fire and accessibility regulations. Mechanical modifications involved alterations to the supply and extract ventilation system and relocation of services to suit the new tea stations. Electrical upgrades included new and modified power, data, lighting, smoke detectors, and AV infrastructure, as well as reconfigured Wi-Fi and security systems. Key challenges included working within a live, tenant- occupied building and managing a fast-track programme. Delays caused by landlord approvals, design omissions, and additional compliance requirements (Part B, M and DAC) necessitated careful coordination. With no on-site laydown area and restricted access for waste and materials, Ardmac operated a just-in-time logistics model. Noisy works were scheduled around tenant needs to ensure minimal disruption. Through proactive communication, flexibility, and detailed planning, Ardmac delivered a high-specification, dynamic hub tailored to Grant Thornton’s evolving needs.
