HSBC sought a delivery partner to support the consolidation of their workforce from two floors into one, due to the expiration of the lease on the second floor. Ardmac was appointed after Stage 1 of a two-stage tender process, selected for our proven track record with HSBC and the building, along with our transparent, “no surprises” approach. The project reconfigured the first floor to align with HSBC’s “future of work” principles, creating collaborative zones and private offices for focused work. The front- of-house area was redesigned to maximise flexibility and underused space. The atrium layout was updated to encourage all-day use, with new furniture supporting both meetings and dining. The catering kitchen was transformed into a self-service facility with improved food prep and microwave areas. Balcony pods were installed to promote informal meetings and greater use of the space. Back-office areas remained largely intact, but were adapted to meet current business needs. The hub room became the main comms room with minor changes, and all meeting rooms were retained but refurbished.
Works included strip-out, relocation of floor boxes, installation of new fan coil units, upgraded electrics, new ceilings—including a feature baffled system—fire safety enhancements, and BMS modifications. New kitchenette services were installed, with full testing and commissioning at project close. Delivered in a live, multi-tenant building also occupied by Citadel, Accenture, and Bank of Ireland, Ardmac ensured minimal disruption through daily coordination with building management. Despite pandemic-related challenges, the fast-tracked programme was delivered on time, with financial risks proactively managed in collaboration with HSBC’s Cost Management Team. “When HSBC tendered this project, they had always stated that they were looking for a partner to deliver.
