Montrose Aparto, originally constructed in the 1960s as a hotel and later converted into student accommodation in 2014, recently underwent a major transformation to meet modern safety and living standards. Following a two- stage tender process, Ardmac was appointed to deliver complex structural and fire remediation works alongside a full refurbishment of the five-storey student residence. The upgraded development now provides 206 stylish apartments and 28 communal kitchens, along with new reception, study, and laundry areas, creating a vibrant and functional living environment for students. The project involved the full strip-out of all internal finishes, including the removal of plasterboard ceilings, sections of walls, and stud partitions. Ardmac constructed new stud partition walls and installed fire-rated ceilings, while carrying out extensive fire protection measures. These included the encasement of structural beams and columns, installation of fire dampers, intumescent pillows and putty pads in trunking, and comprehensive firestopping works. Adjustments were also made to the existing fire detection and emergency lighting systems to ensure full compliance with modern fire safety standards.

Each of the five floors was fully refitted with new fixtures, finishes, and furnishings. Mechanical and electrical services were upgraded to accommodate the redesigned layouts and enhanced fire protection systems. Works were carried out above live retail units including Bank of Ireland, Spar, Insomnia, and Subway. To minimise disruption and ensure safety, Ardmac implemented a Health & Safety Plan and maintained clear communication with tenants. Site activities, deliveries, and waste removal were coordinated through programme meetings, Last Planner sessions, and daily briefings. “Big congratulations and huge thanks for the almighty effort that you, the team and all supporting staff and trades have contributed over the last 18months.
