Hello, Trailer Estates!

We’ve officially transitioned into the start of our summer season here in TE. While many snowbirds have made their journey north, the heartbeat of our park continues — strong, steady, and full of activity. For our year-round residents and returning guests, there’s no shortage of ways to stay engaged this summer, with clubs, gatherings, and friendly faces all around. As we move into this quieter — but no less meaning- ful —season, we’re holding off on reporting full real estate sales data until more pending transactions close. That said, optimism remains high. The way this community wrapped up 2024 and embraced 2025 has been nothing short of inspiring. There’s a clear sense of momentum, and the pride in owner- ship here is as visible as ever. Dinner and a Movie Night – May 22

A new community favorite! The park’s Dinner and a Movie Night drew a wonderful crowd to the Hall. Residents enjoyed a fully loaded Potato Bar for din- ner, followed by the heartwarming film Secondhand Lions. Popcorn and iced tea were served as attendees settled in for an evening of good food, laughter, and great storytelling. The success of this event promises more cozy movie nights ahead.

June Cookout and Happy Hour at the Beach

Kicking off the month in style, the Yacht Club host- ed a Derby-themed gathering filled with festive spir- it and camaraderie. Members came together to cele- brate in true spring fashion, bringing big hats, big smiles, and even bigger laughs. And as always, our weekly favorites continue: pick- leball, bingo, card games, church services, and more. The Spirit of Trailer Estates

Welcome to something a little different found exclusively within TE Homes & Life- style Magazine! I’m proud to share excerpts as a serialized fiction series I’m writing set right here in our beloved Trailer Estates. Blending local flavor with light mystery, Trailer Estates Mysteries follows Kat Peerce, a new resident who quickly discovers that life by the bay isn’t all sunshine and shuffleboard —it’s also full of secrets, spirits, and surprises. This is a fictional story, inspired by the charm and character of our real community. All names, events, and mysterious hauntings are completely made up — but the setting and “spirit” are pure Trailer Estates. Join in as excerpts are developed and shared allowing the story to unfold within the mag- azine pages. Expect coastal vibes, criminal drama , and yes... a few ghostly twists . around her as she moved cautiously through the trailer. She checked the Jalousie windows first, run- ning her fingers along the metal crank han- dles, testing the locks. Secure. She pressed the palm of her hand against the glass, ex- pecting coolness from the Florida night, but it was oddly icy to the touch. Frowning, she peeled back the curtain at the kitchen window and peered outside. The streetlamp cast a hazy amber glow over the quiet road, illuminating a row of neatly parked golf carts and the occasional flutter of palm fronds swaying in the gentle breeze. Nothing seemed out of place.

Chapter 3:

Echoes in the Breeze

,

A whisper threaded through the stillness, so faint it barely broke the quiet. Kat jolted awake, her pulse hammering. The room was dark, the air around her sharp and biting. She sat motionless, her breath shallow, listening.

Nothing.

Just as she was about to convince herself it had been a dream, the whisper came again —soft, insistent. A woman’s voice, barely more than a breath.

Still, her unease lingered.

Kat exhaled, trying to steady herself. These old windows aren’t exactly soundproof, she reasoned. It must’ve been a neighbor. Some- one up too early, talking outside. She let the curtain fall back into place and shook her head, willing herself to let it go. Maybe the exhaustion was catching up to her, warping her senses. Maybe the trailer settling was to blame. Well, if her imagination was going to work overtime, what better time to start her novel? Still, as she padded to the dining nook, the whisper clung to the edges of her mind.

“The beds must remain.”

A chill that had nothing to do with the cold crawled over Kat’s skin. She shot upright, heart pounding against her ribs.

Not a dream.

Her hands gripped the blanket, her knuckles white in the dim glow from the streetlamp filtering through the blinds. The words clung to the air, their meaning elusive but urgent. She swallowed hard and forced herself to move. Swinging her legs over the edge of the bed, Kat flinched as the linoleum met her bare feet — ice-cold, as if the floor itself had been holding its breath. She reached for the thin robe draped over a chair, wrapping it tightly

And the cold refused to leave.

A short time later, the comforting aroma of freshly brewed coffee curled through the trailer, chasing away the lingering chill.

Kat settled into the dinette, wrapping her

hands around the warm mug, letting it thaw her fingers. The glow from her laptop screen bathed the small table in pale light.

But this?

This was different.

The freedom of fiction — no constraint, just her imagination. It felt more daunting than liberating. She suddenly longed for the com- forting rigidity of legal statutes, the predicta- ble cadence of courtroom procedures. She sighed, glancing toward the kitchen window. The sun was fully up now, and she was getting nowhere with her writing. May- be she just needed to let the story percolate. Kat reached for her coffee, took a slow sip, and stared at the blinking cursor once more.

“Chapter 1.”

The cursor blinked expectantly. She drummed her fingers against the tabletop. With a deep breath, she placed her fingers on the keyboard and began to type. “The waves crashed violently against the shore, a storm brewing on the horizon." She read it back. Crashed violently? Ugh. Cliché. She hit delete.

She tried again.

Kat sighed, shutting her laptop with a quiet

“Detective Morgan studied the bloodied footprints trailing down the dock, the salt air thick with the scent of decay." Kat frowned. Too much, too soon. She did- n’t want to start with blood— she wanted suspense, not gore. She tapped the backspace key harder than necessary, the small dinette table wobbling slightly beneath her frustration. Kat leaned back with a groan, rubbing her temples. “What did you expect, Kat? That you’d write a best -selling thriller right out of the gate?” “Of course, I did,” she admitted to herself, a wry smile tugging at the corner of her lips. After all, she had spent years crafting air- tight arguments, dismantling opposing counsel’s defenses with precision. Writing had always come easily. Legal briefs, closing statements, depositions — she could wield language like a weapon.

snap. It was time to clear her mind, stretch her legs, and truly take in Trailer Estates — from her feet. She knew forcing the story wouldn’t work; she had to let it form natu- rally. She’d learned that trick back in her college days, when late-night scribbling sessions gave way to morning walks, when creativity felt just out of reach until she relented by letting her body move. Grabbing her keys, she locked her front door and set off southward down Tarpon Lane. The air carried the briny scent of Sarasota Bay mingling with the faint sweetness of freshly cut grass and the lingering aroma of someone’s morning bacon. The faint hum of an outboard motor in the distance mixed with the rhythmic chirping of palm war- blers. Maggie Sloan, her real estate agent, had been right —despite Trailer Estates’ prime coastal location, there were only a handful of true waterfront properties, those lucky few lots with a channel running directly be- hind them. Most of those homes had never once hit the open market since the park opened in 1955, passed down among fami- lies of the original owners. Kat slowed her pace, taking in the variety around her. Each home felt like a story, re- flecting its owner’s personality. Some still sported their original mid-century charm, while other homes had been modernized be- yond recognition, with sleek siding and raised decks meant to withstand the unpre-

dictable Florida weather. Yards ranged from meticulously landscaped oases to paved pa- tios with garden gnomes and twinkle lights to more eclectic displays — pink flamingos, carved driftwood signs, and even a full-scale wooden pirate perched next to someone’s front steps. She smiled to herself. Quirky, coastal, and deeply personal. It was no wonder people rarely left this place, or held onto them as seasonal or vacation homes. Her sandals crunched softly over the crushed shell shoulder of the quiet street as Tarpon Lane curved into East Beach Drive at the south end of the community. Catching glimpses of the serene bay through gaps between homes, Kat breathed deeply. The air here felt different — softer, saltier, and reminiscent of childhood days. Turning onto East Bayou Lane, Kat slowed her pace, taking in the morning quiet. A group of dog walkers ambled toward her, chatting easily as their dogs trotted ahead, tails wagging. One, a tiny Yorkie with a fluffy white-and-apricot coat, suddenly lunged forward, straining at its leash, eager to meet her. “She just wants to say hello,” a silver -haired woman laughed, loosening the slack. Kat knelt, extending her hand. The Yorkie wiggled excitedly before pressing its damp nose against her fingers, then rewarded her with a quick, eager lick. “Well, aren’t you a sweetheart?” Kat cooed, scratching behind its ears.

“She thinks everyone is her best friend,” the woman said warmly. “I don’t think I’ve seen you before —you new?” Kat smiled, brushing off her hands as she straightened. “Just moved in on Tarpon Lane.” “Ah, welcome to paradise,” the woman said with a knowing grin. “People come here for the winter and end up staying for life.”

The “beach" itself was modest— a patch of sand framed by a rocky breakwater, where seagrass swayed gently at the edges. To the right, a small boat launch sloped into the calm water, better suited for kayaks and pad- dleboards than the larger crafts that gathered at the Trailer Estates Marina. A white-painted pavilion stood nearby, shading a cluster of well-worn picnic ta- bles — the community hub, a space for pot- lucks, card games, and impromptu gather- ings that stretched long past sunset. Kat smiled. She had only walked a handful of the winding streets that made up Trailer Estates, yet she had already found its heart. The quiet hum of morning life surrounded

Kat chuckled. “That’s the plan.”

With a final wave, she continued on, the rhythmic crunch of crushed shells beneath her sandals accompanying her thoughts.

When she reached Bay Drive, she paused.

She had two choices: turn east and head home, or veer left toward TE Beach, where the morning tide waited. She turned left, then quickly left again onto West Bayou Lane, a sleepy little street that led to W Beach Drive and straight to the crown jewel of the community — Trailer Es- tates Beach and Bayfront Park. Kat slipped off her sandals and stepped onto the sand, cool and damp where the morning dew still lingered. As she took another step, the sun-warmed surface met her skin, a comforting contrast. Her toes sank slightly, the fine grains shifting beneath her weight, grounding her in the moment. A few couples sat drinking coffee, perched in the cozy embrace of their golf carts, lined along the bayfront like quiet sentinels. They watched the water, their murmured conver- sations blending with the rhythmic sigh of

her — residents sipping coffee from their golf carts, gentle laughter drifting from the pavil- ion, and the steady pulse of the bay, shifting and sighing as the tide slowly crept back in. The exposed oyster beds glistened under the morning sun, and the occasional splash of a mullet breaking the surface sent ripples across the shallows. Kat wandered toward the water’s edge, where the tide had pulled back, revealing shallow pools and meandering lines of glis- tening oyster beds. Sunlight danced across the wet shells, their iridescent surfaces wink- ing up at her. She let out a quiet chuckle as tiny crabs, no larger than a quarter, scuttled into formation, their claws raised like minia- ture warriors preparing for battle.

lull of the water. Then — a flicker. A sleek dorsal fin broke the surface, followed by a smaller one just behind it. Kat’s breath caught. “Oh,” she whispered. “I see them.” A genuine smile tugged at the corners of his mouth. “Good eye.” Kat turned to him fully now. He was watch- ing the dolphins, but now that she was standing closer, she noticed the small de- tails — his eyes were blue, not icy or as- sessing, but warm, easygoing. The kind of blue that blended seamlessly with the sky and water around them. His grip, when he extended his hand, was firm, calloused. Steady.

“Ethan Green,” he said.

A deep voice broke through the quiet.

“Kat Peerce,” she replied. “I just moved into a place on Tarpon Lane. My aunt used to live in the same trailer years ago.” Ethan’s brows lifted slightly. “I thought that place looked familiar. You got in fast — word is it pended the same day it listed.” He hesi- tated, then offered a casual nod toward the street. “That makes us neighbors. I’m just two doors down from your place, south side. Channel view as well.” Kat’s smile widened. “Small world! The on- ly neighbor I’ve met so far has been Vivian.” She chuckled. “I definitely got lucky finding the place for sale.” “Yeah, it’s a good spot.” Ethan glanced out toward the bay. “Hard to beat mornings like this, either out your back door or here.”

“If you squint to the right, you’ll catch sight of a dolphin and her baby.” Kat turned, startled, scanning for the source. A man stood a few feet away, hands casually tucked into the pockets of his well-worn car- go shorts. Sun-streaked brown hair curled slightly at his temples, tousled by the breeze. His tanned face bore the kind of lines that came from time spent outdoors — creased by sun, salt, and squinting toward the horizon rather than age. She followed his gaze toward the bay, wish- ing she had grabbed her sun glasses to peer through the morning glare. “Patience,” he murmured, stepping beside her. His presence was quiet, unhurried.

For a moment, there was nothing — just the

Kat followed his gaze, her eyes lingering on the now-still water where the dolphins had disappeared. “That’s exactly why I’m here.” Ethan studied her for a moment, then nod- ded toward her. “So, what kind of work lets you slip away to paradise?” Kat hesitated. It was a fair question. At 55, she was young for full retirement —but she’d also spent years carving out a life she could walk away from when the time was right. “Technically, I’m retired,” she said, a wry smile tugging at her lips. “At least, that’s what I’m telling people.” Ethan chuckled. “I’ve heard that before. ‘Retired’ often just means working on your own terms.” Kat exhaled. He wasn’t wrong. “Something like that.” His gaze flicked down briefly. “No wedding ring. No kids asking for rides to the airport.” He glanced back up, meeting her eyes while measuring her almost teasingly. “So what are you not telling people?” She took a beat before answering. “Let’s just say… I needed a change.” Ethan didn’t press, but something flickered behind his easygoing expression — like he understood more than he let on. After a pause, he gestured toward the bay. “Speaking of changes, notice anything off?” Kat frowned, scanning the water again. The sun glinted off the ripples, but now that he mentioned it… something wasn’t right.

Ethan gave a single nod. “Unusually low. And it’s not just the tide. Birds are nesting early. Fish are avoiding their usual spots. Even the dolphins are keeping their distance veering farther from the shore than normal.” Kat’s stomach twisted, though she wasn’t sure why. “What do you think it means?” Ethan exhaled, his jaw tightening slightly before shaking his head. “Don’t know yet.” Something in the way he said it sent a prick- le down her spine. But before she could ask more, he pushed a hand through his wind-ruffled hair, giving her an easy nod. “Ignore me. Probably just misread the tide tables.”

Kat wasn’t convinced, but she let it slide.

Ethan nodded toward his golf cart, parked near the pavilion. “Nice meeting you, Kat.” Before she could respond, he was already walking away, moving with the same unhur- ried certainty as the tide itself. Kat turned back to the water. The morning breeze carried the scent of salt and seagrass, but beneath it, something else lingered. Something heavier. Despite the warmth of the Florida sun, a chill curled down her spine.

“The tide,” she murmured. “It’s supposed to

As part of our charter, we are required to maintain our mari- na, making it a key aspect of our identity as a wa- terfront community. In addition to the marina, we oversee the maintenance of various community amenities, including parks, activity centers, and rec- reational facilities. A primary aspect of our respon- sibility is to provide district-sponsored activities, ensuring residents have access to a wide range of engaging events and classes year-round. In the early years, families were encouraged to move south with their children. A playground was established in the northeast corner of the park, and long trailers arrived from places like Elkhart, Indi- ana, the "RV Capital of the World." Plans were drawn up for a large hall with a stage, a post office, grocery, laundry, woodshop, and other amenities that are still cherished parts of the community to- day. continued

HISTORY OF THE PARK Trailer Estates Beginnings Nearly 70 years ago, Mr. Sydney Adler and his in- vestors likely never imagined that today Trailer Es- tates would be a thriving, beautiful slice of paradise, with some homes selling for over $300,000. Back in 1954, the booth at the New York State Fair (and many other state fairs) advertised with the slogan,

“Why pay rent?” enticing people from all over to consider a new life in Florida. Streets in TE were laid out as shell roads, named after nearly every U.S. state — with Canada Blvd included. Mr. Adler believed that naming the streets after states would give buyers a sense of connection to their homes in the North.

None of the trailers had air conditioning, but they were designed with large windows to let in the fresh air. Slowly, Trailer Estates filled with homes, many occupied by full-time residents. Children would catch the bus at the corner of Florida Blvd and Can- ada Blvd.

and down the roads to admire the festively decorat- ed trailers, each vying to outdo the other with lights and homemade decorations. At the end of the last road, Santa would be there, handing out candy canes — a joyful tradition that continues today. If you’re lucky enough to live in Trailer Estates, then you’re lucky enough. It’s my pleasure to be part of this colorful maga- zine. Join us each month as we share a bit of TE history. Over the past 22 years, I’ve collected many stories and pieces of our park’s past and inter- viewed several third-generation owners. Owning your lot provides an advantage, as you can use the value of the land as a down payment if financing the new home placement. For example, Citrus Homes has recently offered a $10,000 Hurricane Relief Savings for homes contracted before the end of November 2024. For those financing, construction loans are an op- tion. These loans often have interest rates approxi- mately 2% higher than standard home mortgages, so it’s worth consulting with lenders for the best op- tions.

Demolition and Site Preparation

Owners may arrange demolition services inde- pendently or work with a manufactured home seller who manages the entire process. Due to increased demolition demand after Hurricanes Helene and Milton, Trailer Estates residents have negotiated a

Flood Zone Considerations and Elevation Re- quirements For properties within flood zones, homes must be elevated to current standards, which adds around $15,000 for additional concrete and struc- tural support. In non-flood zones, elevation require- ments are generally lower. Dirt pads and skirting packages can also be added as separate options.
