MARKET INSIGHTS APPLYING DATA SCIENCE TO BETTER UNDERSTAND OUR LOCAL MARKET The market continues to evolve as we enter the seasonal lull when many homebuyers put their search on pause to focus on the holidays. Although the signs of market slowing continue and despite the rapid rise in interest rates, prices remain stubbornly high. Let’s explore the market data from November and set the stage for a more in-depth full-year review of 2022 in next month’s issue. All transaction data & data visualizations are based on information from Bright MLS for the period 1/1/2018 to 11/30/2022 Unless otherwise noted, data includes “Closed” transactions from Wicomico, Worcester, Somerset, Dorchester and Sussex Counties
AVERAGE SOLD PRICE
The average price of a home sold in November was $466,000. This is up 6% from October and 8% higher than this time last year. Prices have remained fairly flat over the last several months in spite of generally cooler conditions in the market.
The length of time a home is on the market before going under contract continued to increase in November. The median time is now 16 days, which is the highest since September 2020.
The sold price averaged 98.4% of the list price in November. This is higher than the last two months, but is lower than most of 2021 and early 2022 where it was more common for offers to go above asking.
FEW HOMES ARE SELLING
Limited inventory (particularly for the types of homes that are in high demand) Constrained buyer pool due to higher interest rates, higher prices and overall buyer’s fatigue from the challenging market for buyers over the last year. Two of the reasons for the fewer sales are: 1. 2. Although November had slightly more closings than October, the overall trend is still a steady decline. The # of homes sold in November was down 39% compared to November ‘21. Sussex & Worcester counties had the steepest reductions in homes sold. 2022 is shaping up to have the fewest homes sold in the last 5 years. 9,810 homes were sold in 2018 and at the end of November, only 8,640 homes have sold this year. December sales will not close this gap.
INTEREST RATE UPDATE
Buyers are seeing a potential window of
opportunity at the end of 2022 with some relief in interest rates. After a month of peak rates (over 7% on average from Mortgage News Daily’s rate tracker), rates dropped to the mid-6’s. Another bump down occurred at the beginning of December. Of course, this begs the question of whether the decrease will continue or is this just a temporary dip? Time will tell…

INGREDIENTS
1 small yellow onion, diced 1/2 cup sun-dried tomatoes, chopped + 1 tablespoon drained oil 3 cloves garlic, minced 2 teaspoons Italian seasoning 1 pinch Cayenne, optional 1 teaspoon hot sauce (we used Sriracha) 1/4 teaspoon fresh crack black pepper, plus salt to taste 1 cup (240ml) heavy cream 5 cups (1240ml) low-sodium vegetable broth 2 cups fresh spinach 2 cups refrigerated cheese tortellini 1/2 teaspoon red pepper flakes, optional 1 teaspoon fresh chopped basil In a large pot, sauté diced onion and sun-dried tomatoes in oil from the sun-dried tomato jar over medium-high heat until the onions are softened – about 4 minutes. Add the minced garlic and cook for 1 minute, until fragrant. Add Italian seasoning, cayenne, hot sauce, and pepper. Stir to combine. Pour in the low-sodium vegetable broth to deglaze and scrape the brown bits in the bottom of the Dutch oven with a wooden spoon. Add the heavy cream and bring to a gentle simmer. Add the spinach and tortellini and simmer the soup for 3- 5 minutes. Taste the tortellini soup and adjust seasoning with salt and pepper. Divide the creamy tortellini soup into serving bowls and top with grated parmesan, red pepper flakes, and basil. Enjoy!

Nobody buys or sells a home in the winter. Right? Wrong! In fact, if you checked the numbers, you’d find that a good chunk of home purchases happen during the coldest months of the year. Besides, many southern regions aren’t all that affected by the change in seasons. But even if you live up north, homes are still getting bought and sold despite icy roads and snow-covered roofs. For us nerds who want the stats, over a million homes get sold in the winter every year. In fact, existing home sales (not including new builds) were in the 350,000–515,000 range per month from December 2021 to February 2022, while the spring and summer months of 2022 saw homes selling at 450,000–525,000 per month from March through August.1 In other words, the amount of homes that are bought and sold in the winter is nothing to sneeze at. So, if you’re wondering if you should put off buying or selling a home until spring, why wait? You may be surprised to learn that there are actually advantages to buying or selling while Jack Frost is nipping at your nose.
What are the advantages? You’re about to find out!
Selling Your Home in the Winter Okay, huddle up, home sellers. Let’s unpack the perks of selling when the air gets chilly.
While spring is known as the hottest home-buying season, serious home buyers are always on the lookout—checking the latest listings on their tablet before bed or while waiting for their kid’s hockey game to end. So even though the weather may be changing, it won’t stop home buyers from shopping. Less Sellers Come spring, other sellers will flood the market and your home will be just another fish in a great big pond. But in winter, you’ve got a limited number of sellers on the market. For perspective, 230,000 homes for sale dropped off the market from November to December in 2021—the steepest drop all year! If that pattern repeats this year, you’ll have around 21% less competition on the market if you list your home during the winter! Buyers have fewer homes to choose from, which means you could sell your house faster. Buyers Mean Business Most folks want to curl up under a blanket next to a warm fire on a cold winter day. If a buyer is trudging around in freezing weather or breaking away from their holiday schedule to look at your home, they must be serious. That’s because many winter buyers are working against a deadline, whether it’s an expiring lease, relocation or a contract on their current home. Time Off You may think people are less likely to see your home in the midst of their hectic holiday schedules. That can definitely be true. But keep in mind, many people also have more time off around the holidays. That means more time for browsing their favorite home apps, dreaming about their future decor, and even scheduling home showings. You probably already know that most buyers go online to search for homes, no matter what the temperature is outside. In fact, nearly all buyers (95%) used the internet during their home search in 2022.2 This instant access to property listings has had an impact on the typical seasons buyers look for homes. The Internet Has No Seasons
Getting Tax Breaks Before Year-End
Winter home buyers may also be motivated to capture the tax benefits of buying a home before year-end. Home buyers can write off some of the expenses of their home purchase on their taxes. There are usually multiple tax benefits of owning a home they can take advantage of too. Typically, a homeowner can count on the following being tax- deductible:
Mortgage interest Private mortgage insurance (PMI) premiums Real estate taxes
All of these tax benefits could make a potential home buyer want to get a house bought and closed before the new year. And if you’re selling your home and buying another, you could ring in the new year with more tax breaks too!
Tips for Selling in the Winter
Keep it simple. If you’re selling around a holiday and have decorations up, make sure they accent—not overpower—a room. Less is more. Crank up the cozy. Light a fire in the hearth, play soft holiday music in the background, and prepare fresh-baked goods or mulled cider for guests. Shine a light outside. Winter days get dark early. Brighten your home’s exterior with outdoor spotlights. Take down outside decor. Nothing says “my home won’t sell” like a house with reindeer inflatables on the lawn in February. Avoid a winter wonderland. Snow is great, unless we’re talking about outside shots of your home. Buyers want to see details of the house, not a blanket of snow. Make sure you have clear- weather photos of your home. Remember, the nicer your home looks, the more likely it is to sell— and for more money. Nothing says welcome home quite like walking out of the cold into a nice, warm house. It’s easier to make a house feel like home in the wintertime. Here are a few tips to help you set the buying mood:
Buying Your Home in the Winter Alright, home buyers. Now it’s your turn. Below are the benefits of buying a house when the weather outside is frightful. Less Buyers Okay, we already established that home sales take a bit of a plunge during the winter. So, typically, you won’t have to deal with as many competing buyers as you would if you waited to buy in spring. Which probably means you don’t have to worry as much about someone else snagging your dream home before you can submit an offer, or about getting caught in a bidding war. It’s kind of like when someone brings in holiday treats to share with the office, but most of your coworkers are out of town. You get first dibs on the best desserts! Better Deals Since supply and demand for housing are both down during the winter months, you might be able to save money on your purchase! Hard to believe? Get this: The median sales price of existing homes sold from December 2021 through February 2022 was around 4–17% lower than homes sold from March through June 2022. That means people who bought their homes during winter saved tens of thousands of dollars compared to those who waited to buy in the spring or summer! That might make any challenges of buying during the wintertime worthwhile. Mortgage Rate Fluctuations If you’re getting a mortgage, you might be able to lock in a good interest rate before the new year hits. Having a lower interest rate would save you money as you work to pay off your new home. But keep in mind, interest rates don’t always go up. To make sure your winter home purchase is a blessing and not a curse, calculate how much house you can afford and stick to it. Negotiate with confidence. Remember, there isn’t much competition. So, sellers will probably be willing to work with you. If the home inspection brings up some issues, don’t be afraid to ask your seller to make repairs or lower the asking price. TURNOVERS
2 sheets frozen puff pastry dough thawed 1 large egg 1 Tbsp water Powdered sugar for dusting
APPLE CINNAMON FILLING
2 Tbsp unsalted butter 3 Medium granny smith apples peeled and chopped into small cubes (about 1/4 - 1/3" squares) 1/2 Cup light brown sugar packed 2 tsp Cornstarch
1 tsp Ground cinnamon 1/4 tsp Ground nutmeg Pinch kosher salt 1/2 tsp Vanilla extract
INSTRUCTIONS
Preheat oven to 400°F and line 2 baking sheets with parchment paper. Set aside.
MAKE FILLING
In a saucepan, add butter and heat over MED heat. Add apples, brown sugar, cornstarch, cinnamon, nutmeg, salt and vanilla extract and stir to combine. Bring to a low boil, then reduce heat to LOW and simmer until
thickened, about 3-5 minutes. Set aside to cool COMPLETELY.
ROLL OUT DOUGH
Lightly flour a work surface and add thawed puff pastry sheet. Sprinkle with a bit more flour and roll out to a roughly 11-12 inch square. Use a pizza cutter, pastry wheel, sharp knife or bench scraper to cut dough into 8 equally sized rectangles. Once filling has completely cooled, spoon apple filling in the center of each rectangle, making sure to leave a 1/2 inch border on all sides. Whisk together egg and water and brush mixture around the border of each rectangle. Roll out second pastry sheet to the same size as the first one (11-12 inch square), then slice into the same 8 equally sized rectangles. Top each apple covered dough rectangle with another dough rectangle and press together. Use the tines of a fork to crimp the edges.
ADD FILLING, EGG WASH, AND COVER
BAKE
Transfer turnovers to prepared baking sheets, leaving some room in between each one. Brush with egg wash. Bake for 20-25 minutes, until golden brown and puffed.
COOL AND TOP
Transfer turnovers to a wire rack to cool, the filling will be piping hot. Dust with powdered sugar, or top as desired.

TOP MUST-TRY DIY WINTER DECORATIONS FOR JANUARY
When the cold weather starts to roll in, it’s typically the number one sign that it’s time to decorate for the holiday and winter season. Learn how to create fun winter decor items right at home. How easy are DIY Winter Decorations, Really? Take one scroll on Pinterest and it’s easy to get overwhelmed and feel intimidated about doing your own winter decorations. But with this roundup, I and a few other creatives show you just how easy it is to take a few supplies and create something that looks like it came out of a magazine. The thing about most winter decor is the supplies are typically the same, just used in different ways. For example, use the same type of yarn to create several different projects. This is also common for greenery, glass jars, and even wood pieces. Another perk is you’ll most likely find much of what you need at your local Dollar Tree or Dollar Store. And if they don’t have, chances are places like Hobby Lobby and Joann’s will have what you need. There are other times when you may already have most of what’s needed already on hand!
Winter Yarn Wreaths Grab some yarn and get crafting. There are wreath ideas for every home decor style- a woven yarn wreath, bottle brush tree wreath, and a winter pom pom wreath.
An entryway table can be one of the toughest spaces to decorate for the holidays, or for any season. The winter woods theme can easily be carried over after the holidays and be spruced up with lots of natural and thrift store finds.
