AXION LOGISTICS LLC.

AXion Logistics, headquartered in Pasadena, Texas, manages expendable and consumable materials needed throughout petrochemical and energy plants, providing its clients with inventory management, product ordering, pickup and delivery, and restocking of products .

“Our goal is to be the ‘best in class’ materials management company, providing value to the petrochemical industry,” said Steve Seymour, AXion’s president and COO. “We don’t provide the feedstock, the chemicals and the natural gas, but we manage the gaskets, the bolts, the belts, the materials that keep the equipment running in peak operating condition.” In short, AXion manages clients’ low-cost, high-usage materials, doing much more than a supplier or distributor. “We provide quality labor to operate warehouses, turnaround events, construction projects, but then we also provide transportation and consulting services, so we’re an amalgamation of professional business functions,” Seymour explained. Now celebrating its 15th anniversary, AXion has grown from “three men and a pickup truck” to over 400 employees in loca- tions across the Gulf Coast and in Michigan. AXion’s Louisiana operations office in Baton Rouge has called St. John Properties’ Barringer Foreman Technology Park its home for six years now. “It’s an industrial park with dock-height environment plus suitable offices,” Seymour noted. “It’s close to the interstate, to major thor- oughfares and Airline Highway. And it’s also close to our vendor community and our clients up and down the Mississippi River, so it’s location, location, location.”

But location isn’t the only reason AXion has stayed. Like its clients have come to rely on AXion, AXion has come to rely on St. John Properties, which has been very responsive to the compa- ny’s needs, according to Seymour. Recently, AXion signed an agreement to lease a larger space at the same location. “We were looking at the marketplace this year, looking for more space, different space, and St. John Properties came through,” Seymour said. “They found us the space that we needed and worked with us to develop the right warehouse and office config- uration. And we’re staying.”

Badger Gymnastics Academy provides children of all ages and abilities with gymnastics instruction, from workshops for competitive high school gymnasts to lessons for wobbly toddlers. “We want to make it affordable, and we want to provide a clean, fun and safe environment for all kids to give gymnastics a try,” Carlson said. Carlson’s father and his business partner started Badger Gymnastics in Madison, Wisconsin, in 1979. The business was sold a few times, and Carlson took over in 2009. “We had met a lot of families that lived in the town of Waunakee that were coming to our Madison location, and they kept mentioning that Waunakee would be a great place to have a loca- tion, that a lot of families there would love it,” Carlson said. Badger Gymnastics first expanded to the town of Oregon, Wisconsin, taking over an old dance studio. After that, Carlson found the confidence to open a location in Properties’ business park. “When I saw there were common things, like a dance studio, right beside a major restaurant called Culver’s … I thought this would be a really good space,” Carlson recalled. In June 2014, Badger Gymnastics moved into Waunakee Business Center II. The next summer, Badger Gymnastics moved to a larger space in the business park’s Waunakee. While driving around Waunakee, she noticed a St. John

new building. The build-out for the new location required a large open space, offices, changing rooms and observation space. “St. John and Greg Fax and his crew were willing to really listen to the requests and requirements that I had and were able to make it happen,” Carlson said. This summer, Badger Gymnastics has already knocked down another wall to add more space. “Essentially, each year, we’ve grown. We’ve been able to grow within the St. John’s property,” Carlson said. “They’ve created an opportunity for us to do that.”

Engineering Consulting Services (ECS) is a company that knows no bounds. Fortunately, so is St. John Properties. In 1998, ECS-Aberdeen became a St. John Properties tenant.

In 2000, the company’s Frederick office also made the move to a St. John Properties’ business park after outgrowing its original space. ECS-Frederick has expanded on four occasions since, reaching its current size of about 12,000 square feet. Through the many changes, Sal Fiorentino, ECS senior vice president, said one constant for ECS has been the superior treatment it has received from its landlord. “ECS has been a tenant for 18 years due to the quality of the flex-space parks St. John Properties offers,” Fiorentino said. “The management and leasing staff have also been very responsive to our needs and common areas have been well maintained. The office parks project the image we want ECS clients to see.”

As a company on both ends of the buyer- seller spectrum, Fiorentino said the customer experience is of utmost importance to ECS. “Our steady growth comes from a deep belief in developing the people, systems and expertise required to focus on client needs,” he said. “ECS provides innovative solutions and responds to client needs with value and high-quality service in a variety of market sectors,” Fiorentino said. “Our goals are to help our clients realize success with their projects and to provide professional and personal development for our employees. company. Currently, Hestra is distributed in 26 countries and over 5,000 retail outlets globally.” Hestra’s product offering includes gloves for work and play, as well as gloves for formal occasions. In 2004, Hestra opened its US subsidiary in Golden, Colorado. The company settled on a St. John Properties’ complex because of its proximity to the mountains and I-70 corridor. Hestra Gloves is one exception. “Hestra was founded in 1938 by Martin Magnusson in Hestra, Sweden,” said Hestra USA President Dino Dardano. “Martin realized the need for high quality gloves for the area’s lumberjacks. Waste disposal is a necessary part of a civilized society. However, it’s also a function that rarely receives enough credit for its important role. While the average person may not know what happens to trash once it leaves the curb, municipalities are tasked with finding the best solutions for their cities, and more and more, cities are realizing the importance of sustainable solutions.

These efforts helped the city to reduce a need for landfill expansion and provided high-quality fertilizer to be used for both agricultural and commercial use from its own biosolids. An ambitious company like Synagro was in need of a facility that could meet its needs. “In 2011, we needed an updated location

They are the kings of it.” Vision Technologies has the freedom to mold their space into a site that allows them to function at its highest level. “Since moving to our current location, we’ve grown to 10 bays. Our office spans almost one entire building in the office park currently. The space is apportioned to support the individual business units so people with like missions sit together,” Saxon explained. St. John Properties and Vision Tech- nologies have been together for over 10 years now, and Saxon has been very pleased with their working relationship. “St. John has been amazing,” he said. “Every time we need additional space, they do everything they can to help us grow — up to, and including, moving one of the companies that was next to us to a new space within their portfolio so that we could continue to expand.
