In New Braunfels, TX, KC Custom Homes stands as a beacon of quality, integrity, and family values. This family- run business, deeply rooted in its local community, has grown from a single man's vision to a renowned name in custom home building. Through an interview with Ryan Castro, partner and operations manager, we delve into the passion, dedication, and unique approach that sets KC Custom Homes apart within the competitive world of custom home building. From Personal

Struggles to Professional Triumphs

The journey of KC Custom Homes began in 1998, founded by Ryan Castro's father after a frustrating experience with home builders during the construction of their family home. "My father retired from his career as a regional sales manager for Ryder Systems and decided to start building homes because he saw a desperate need for a more professional and higher quality home builder in our area," Ryan recalls. This personal journey laid the foundation for a company built on the principles of quality, professionalism, and family values. Ryan joined the family business in 2012 after earning his engineering degree, and his younger brother Christopher, with a sales and marketing degree, came on board in 2014.

19

Together, they have continued to uphold and expand their father’s vision. "We have evolved into a family-run business, which defines us today." Ryan explains, emphasizing the importance of family in their operations and client relationships. A Unique Signature: Creativity Meets Craftsmanship One of the standout features of KC Custom Homes is their commitment to unique, high-quality designs. Their in- house designer, who is also Ryan’s uncle, brings a level of creativity and personalization that is rare in the industry.

"Our in-house designer is extremely creative, and we’re able to put out a product that I don’t think any other builder is able to do on an architectural level," says Ryan. This unique approach to design is complemented by a robust operational framework that ensures client satisfaction. Ryan highlights their focus on managing expectations through effective communication and systematic processes. "We like to set the expectation up front and manage it all the way through the build. There’s not a lot of conflict because we do a really good job of managing expectations," he explains. This meticulous attention to detail helps prevent the common pitfalls of home building and fosters strong, lasting relationships with clients.

20

For KC Custom Homes, building a home is more than just a construction project; it’s about building relationships. "We try to make a long-lasting friendship with our customers. They let us be a part of their family’s biggest investment, and we don’t take that for granted," Ryan asserts. This philosophy is evident in their high rate of repeat clients and referrals, a testament to the trust and satisfaction they inspire in their clients. Their marketing efforts, particularly on social media, also play a crucial role in attracting new clients. "Our marketing team does a phenomenal job of putting our product out there. Many clients are already familiar with our craftsmanship before they even meet us," Ryan notes. This proactive approach ensures that potential clients see the quality and creativity that KC Custom Homes offers, making them a preferred choice for many. Heartfelt Connections: Building More Than Just Homes

Partners in Craft: Valuing Trusted Relationships

KC Custom Homes prides itself on the strong relationships they have built with their suppliers and trades over the years. "We view all of our subcontractors as partners. This partnership approach has really helped drive quality and forge strong relationships," says Ryan.

21

One key partner is Bison Plastering, a full- service stucco and masonry company established in 2004. Bison Plastering specializes in various types of stucco and masonry work, including stone, brick, and CMU Block. They are also known for their custom Coolstone Work, which can imitate any stone, brick, or wood, and they produce their own molds for custom cast stonework. Their team of specialized and experienced masons and plasterers strives to do quality work and take pride in a job well done. This partnership has been crucial in maintaining the high standards KC Custom Homes is known for.

Commitment to Excellence: The Heart of Quality Control

Quality control is a cornerstone of KC Custom Homes’ operations. Ryan describes their bottom-up approach to quality assurance, which involves monthly focus sessions with their trade partners and industry professionals. "We’ll spend a day with our trade partner and a professional in the industry to walk through the correct process for specific tasks, like window installation.

22

23

This helps our partners understand the correct way to do things and why they’re done that way," he explains. Additionally, KC Custom Homes has developed comprehensive checklists for each phase of construction, ensuring that all critical components are completed before moving on to the next phase. "These checklists have saved us a lot of rework and frustration," Ryan adds. This systematic approach to quality control ensures that every home they build meets their exacting standards. The Road Ahead: Visionary Plans for the Future As KC Custom Homes continues to grow, they are not content to rest on their laurels. Ryan shares their ambitious plans for the future, which include expanding into new markets and possibly acquiring other custom home building companies. "Over the next five years, we plan to expand our reach into other areas, including Dallas, Fort Worth, and even out-of-state areas. We’ll achieve this through acquisitions, integrating our SOPs and KPIs with other companies," he reveals. This forward-thinking approach, combined with their commitment to quality and family values, positions KC Custom Homes for continued success in the future. Ryan’s passion for the business and dedication to their clients and partners are evident throughout the interview, reflecting the core values that have driven KC Custom Homes from its inception.

A Family Legacy

The true emotional core of KC Custom Homes lies in its deep family roots and the passion that drives its team. This company is not just about building homes; it’s about continuing a legacy that started with Ryan’s father’s dream. "We’re a family-run business, deeply rooted in our area, and integrity is at the forefront of our minds all the time," Ryan emphasizes. 31 Years of Building Great Things

There are very few names in the state of North Carolina that resonate with the same level of respect and admiration as Bob Morgan, the President and Founder of Paragon Building Corp. At 70 years old, Morgan has cultivated a legacy that spans over four decades, with Paragon celebrating its 31st anniversary this year. Through a conversation with Bob, one can't help but be captivated by the passion and dedication that have driven his storied career. The Legacy of Bob Morgan and Paragon Building Corp: A 31- Year Journey in Construction Excellence The Genesis of Paragon Building Corp Bob Morgan's journey in construction began in 1977, a path that ultimately led him to establish Paragon Building Corp in 1993. Reflecting on his early days, Bob shared, "I started Paragon because I was working for a large construction company, traveling a lot, and was tired of the long commute and wanted to do work within an hour of home, where I was home every night." The desire to be close to his family was a compelling motivator. "At that time, I had two young boys, and sitting in a motel room calling home at night made me realize how much I needed to be home."

28

A Vision Rooted in Versatility

From its inception, Paragon Building Corp was built on the foundation of versatility. Bob's initial projects were secured through a long-standing relationship with a neighbor, a facilities engineer at the local GE plant. "Our first few jobs were at GE. As we got stronger and increased our bonding capacity, we started bidding on larger public and private jobs," Bob recounted. This adaptability has allowed Paragon to tackle a wide array of projects, from fire stations and parks to hospitals and jails. "We've done a lot of medical work, not in recent years, but we've done just a huge variety of projects," Bob explained. This diverse portfolio is a testament to Paragon's ability to handle complex and varied construction challenges, setting them apart from many competitors who specialize in niche markets.

Tackling Unique Challenges

One of Paragon's distinguishing features is its willingness to take on difficult and unique projects. Bob's enthusiasm for these challenges is palpable. "We did a job where we rearranged giant rocks in the river to improve a fish ladder," he shared, highlighting the complexity and environmental considerations involved. "It was a tremendously hard project because we had to work in the water and we had to work around the flow of the river and the animals and everything else." Another noteworthy project was building an otter exhibit at Fort Fisher, a remote and logistically challenging site.

29

Bob's preference for challenging projects is driven by a love for innovation and problem-solving. "We tend to do hard things. I don't know why. I guess we like a challenge." This mindset has allowed Paragon to build a fearless reputation for handling projects that others might shy away from.

Commitment to Quality and Community

A critical component of Paragon's success is its commitment to quality, a principle that Bob emphasizes is rooted in the experience and dedication of his team. "The most important guy in the whole construction process is the project superintendent. He dictates how things will go, and if he demands quality, he can get quality." This hands-on approach ensures that every project meets Paragon's high standards. Bob also speaks passionately about the community impact of his projects. He takes particular pride in constructing public amenities like parks and recreational facilities. "I love to build a project that people are happy about," he said. Navigating Industry Challenges Despite their success, Paragon Building Corp faces challenges common to the construction industry, particularly the shortage of skilled labor. Bob notes, "Our education system has really missed the trades.

A whole generation of it, and we are the people that hold the trade licenses, and the building licenses are rapidly aging, and there's really no one coming up." This shortage has made finding qualified workers increasingly difficult, a problem compounded by the current economic landscape. Nevertheless, Paragon has managed to maintain a stable and reliable workforce. "We're known for being a good contractor because we pay our people," Bob stated plainly. This reputation for fairness and reliability has helped Paragon retain skilled workers and subcontractors, ensuring the quality of their projects remains uncompromised.

30

Looking to the Future

"We have been a lot bigger, and we've been smaller, but I think we're at a good size right now, doing multi-million dollars a year." This balanced approach ensures that Paragon can maintain its high standards without overextending its resources. A Legacy of Excellence in North Carolina Bob Morgan's journey from a young construction professional to the founder of a successful and respected company is a testament to his dedication, vision, and resilience. Paragon Building Corp stands as a symbol of what can be achieved through hard work, commitment to quality, and a willingness to embrace challenges.

As Bob approaches retirement, the future of Paragon Building Corp is poised for a smooth transition. His son, who is 42, is being groomed to take over the company. Bob reflects on this transition with a sense of fulfillment and optimism. "I've got a son who's 42, who I'm training to take over the company, and that is going to take place gradually over the next three to five years." While Bob is content with the company's current size, he acknowledges that the future may hold different ambitions for his son.

31

One notable project that showcases Bob's dedication to North Carolina is Veterans Park in Wilmington. "Veterans Park is probably my favorite job of all because we built a full baseball facility with four fields and soccer fields and restrooms and bleachers. I just really love building parks," Bob reminisced. This park has become a vital recreational hub for the community, embodying Paragon's commitment to enhancing the quality of life for North Carolina residents. In addition to public parks, Paragon has contributed to the state's educational and medical infrastructure. "We've done a lot of work at UNCW, Cape Fear Community College, Brunswick Community College and various medical facilities across the state These projects are crucial because they support the health and education of our community," Bob explained..

As Bob eloquently put it, "We've survived the test of time. We've never not completed a job. We've got good relations with the bank and inspections departments. We're building professionals." Paragon's impact is particularly felt in North Carolina, where Bob's work has left a lasting imprint on the state's landscape. From Wilmington to New Hanover County, the projects spearheaded by Paragon have significantly contributed to the community's infrastructure and well-being. Bob's passion for creating spaces that enhance community life is evident in his numerous projects across the state. "I love building parks and public facilities that everyone can enjoy. Those projects are especially rewarding," he shared.

32

His company's work on fire stations, hospitals, and schools has strengthened the public services available to North Carolinians, making Paragon an integral part of the state's development. Bob's story is not just about the buildings and projects he has completed; it's about the legacy of excellence he has established and the foundation he has built for future generations. As Paragon Building Corp looks to the future, it carries with it the principles and values that have defined Bob Morgan's illustrious career. His son, poised to take over the company, will continue to uphold these standards, ensuring that Paragon remains a cornerstone of construction excellence in North Carolina.

In an industry that is constantly evolving, Paragon Building Corp remains a steadfast beacon of quality and innovation, a true testament to the enduring legacy of its founder. The impact of Bob Morgan's work will be felt for generations, not just in the structures he has built, but in the community spirit and dedication to excellence that he has instilled in Paragon Building Corp and the state of North Carolina.

BUILDING BETTER LIVES

In the realm of Texas based construction, few companies embody the spirit of integrity and community quite like Bartlett Cocke General Contractors. With a legacy stretching back over six decades, this employee-owned company has built a reputation not just on the quality of their projects, but on the trust and relationships they forge along the way. Angela Cotie, Vice President and influential figure within the company, shares insights into Bartlett Cocke’s ethos, their approach to construction, and their vision for the future. Bartlett Cocke General Contractors A Storied Legacy in Construction Bartlett Cocke General Contractors was founded in 1959 by Bartlett Cocke himself, a man whose passion for building was as innate as it was profound. "He started the company because, in his words, 'I thought that's just what I was supposed to do, and I love to build.' His vision was always about making a difference in the community," says Angela. This ethos of community and commitment has been the bedrock upon which the company has grown. Angela Cotie, with 26 years in the industry and a diverse portfolio that includes building the Houston Astros Stadium and major projects for the Houston Zoo, brings a wealth of experience to the company. Her journey from the East Coast to Texas, driven by a passion for construction, mirrors the dedication that Bartlett Cocke employees bring to their work every day.

36

Bartlett Cocke's tagline, "Building Better Lives," is more than just a slogan—it's a promise. "Our mission is deeply rooted in the idea of accommodation, not confrontation. We believe in doing the right thing and maintaining honesty and trust as our core values," Cotie explains. This approach has helped the company maintain a consistent focus on improving the communities they serve, particularly through educational facilities. For over 60 years, Bartlett Cocke has been a pillar in Texas, constructing schools and educational facilities that stand as testaments to their commitment to building better lives. "We've been building schools in Texas for the majority of our existence. It’s about creating spaces that nurture the next generation," says Cotie. Emphasizing Relationships Over Transactions Building Better Lives: The Core Mission One of the standout features of Bartlett Cocke’s approach is their emphasis on relationships over mere transactions. "Our typical project sizes range between $30 million and $200 million, but we are about relationships. If someone needs something small done, we'll do it because it's about the relationship," Cotie emphasizes. This philosophy underscores the company’s dedication to long-term partnerships rather than one-off projects.

37

This trust extends to their approach to problem-solving in construction. "When I think about construction, we're building someone's dream. It’s about trusting that we are not going to compromise the vision because of the cost. We're going to figure out how to give them that dream within their budget," Cotie explains. This commitment to maintaining the client’s vision, regardless of challenges, is a testament to their dedication to excellence. Expanding Horizons: Geographic Reach and Market Sectors Bartlett Cocke's geographic reach primarily covers the greater Houston area, greater Austin, and greater San Antonio.

This relationship-driven approach is a cornerstone of Bartlett Cocke's business strategy. "Over 80% of our work is from repeat clients. People like to work with us because we do what we say we're going to do," Cotie adds. This consistency and reliability are what set Bartlett Cocke apart in a crowded market. The Foundations of Success The foundation of Bartlett Cocke’s success is built on trust and integrity. "Trust is a big factor. Clients trust that we have delivered repeatedly, whether it's a smaller job or a larger project. We're willing to go that extra step to show how good we are and stand behind what we do."

38

However, their relationships often take them beyond these regions. "Our major markets are Houston, Austin, and San Antonio, but relationships take us to different parts of the country.” This flexibility allows them to serve a diverse range of clients across various sectors, from education to healthcare. The company’s adaptability and willingness to go where their clients need them have opened doors to numerous opportunities. "We’ve been sought out by municipalities in Wichita Falls to build two high schools simultaneously. That’s a testament to our reputation and the relationships we’ve built," Cotie shares.

The Key to Long- Term Success

Marketing Through Community Involvement

In Angela Cotie’s extensive experience, the key to forming solid, long-lasting relationships with clients is honesty and transparency. "I always say sometimes I'm honest to a fault, I'd much rather let my client know that there is a problem and come up with a solution," she says. This approach ensures that clients are always in the loop and trust that Bartlett Cocke has their best interests at heart. Cotie also believes in the power of personal connections. "I start all my meetings with a positive moment. It's about building a team of people that are excited about doing their job," she explains. This philosophy extends to every level of the organization, fostering a positive and collaborative work environment.

Bartlett Cocke’s marketing strategy is deeply intertwined with their community involvement. "In Houston, marketing is about being out there, representing yourself, and showing that you participate in the community." This approach goes beyond traditional marketing tactics, focusing on building a positive reputation through consistent, meaningful engagement with the community. "Volunteering and participating in community events make a significant impact. When you’ve done something good for the community, people notice," Angela adds. This organic marketing strategy has helped Bartlett Cocke build a strong, recognizable brand in the regions they serve.

39

40

Quality control is a critical aspect of Bartlett Cocke’s operations. "Quality control should be everyone's responsibility. It’s about having pride in your work and accountability," Cotie says. The company employs a robust quality control process that involves on-staff structural engineers and mechanical and electrical experts to ensure the highest standards are met from start to finish. Using advanced technology like BIM, drones, and laser scanning, Bartlett Cocke ensures precision and quality in every project. "We can make recommendations early to our clients or architects about concerns that may not have been noticed from the drawings," Cotie explains. This proactive approach ensures that potential issues are addressed early, resulting in a superior final product. Commitment to Quality: Ensuring Excellence Bartlett Cocke’s success is also built on strong partnerships with subcontractors. "We treat our subcontractors well, pay them on time, and they can come to us if they need help," says Cotie. These long-standing relationships ensure that Bartlett Cocke can consistently deliver high- quality projects. Commitment to Quality: Ensuring Excellence

41

Bartlett Cocke General Contractors, under the guidance of leaders like Angela Cotie, continues to build on a legacy of integrity and trust within the industry. As they look to the future, Bartlett Cocke’s vision remains clear: to continue growing sustainably, expanding their reach, and making a positive impact on the communities they serve. Their story is one of dedication, resilience, and a relentless pursuit of excellence, proving that in the world of construction, integrity and relationships are the true foundations of success. Bartlett Cocke General Contractors: Building Dreams, Building Trust, Building Better Lives. Building a Legacy of Integrity and Community

However, the construction landscape is changing, with new challenges arising in labor availability and market dynamics. "Houston is a tough market. There are different subcontractors for each market sector, and it takes a lot of bandwidth to build relationships with so many different types of contractors," Cotie notes. Despite these challenges, Bartlett Cocke remains committed to fostering strong, reliable partnerships. Embracing the Future: Growth and Opportunities Looking to the future, Bartlett Cocke is poised for growth. "Houston is the largest market in Texas, our company has the opportunity to grow by finding the right people to put on the bus," says Cotie. The focus is on smart, sustainable growth that aligns with their values and capabilities. The company is exploring new markets and opportunities, particularly in the Houston area, where they see immense potential. "There's still so much to explore in Houston, I'm excited that we landed a project right in the heart of the city," Cotie shares.

Palmetto State Exteriors, a name that is steadily gaining recognition in the construction industry, stands as a beacon of professionalism and quality. Co- founded by Hugh McLaurin IV, along with his partner John Curnias the company has seen rapid growth and success since its inception in January 2020. With a combined 75 years of experience in brick manufacturing and the concrete industry, the leadership team brings a wealth of knowledge and a shared passion for delivering exceptional construction services. Crafting Excellence in Construction

The Birth of Palmetto State Exteriors

"How many times have you called a Service Contractor, and you can rarely get them on the phone? They don't do what they say they're going to do. That's where we thought we could change," Hugh says. This desire to inject professionalism into the construction services side became the driving force behind their business plan. Building a Vision From the outset, Palmetto State Exteriors aimed to offer comprehensive, warranty- backed solutions dedicated to the building envelope, encompassing both commercial and residential projects. Hugh elaborates, "All of our services are centered around the restoration, renewal, and protection of our client's largest investment, which is their home or their office."

Hugh McLaurin IV recounts the journey leading up to the creation of Palmetto State Exteriors. "Both John and I spent 25 years in the brick manufacturing industry, and Josh Posey, Waterproofing Division Director, has 26 years in the concrete industry. We saw a huge expansion in housing and commercial infrastructure and noticed an enormous shortage of skilled, professionally trustworthy trade labor," Hugh explains. In the world of construction, few stories are as compelling as that of Webb Emerson, the visionary behind Form Design Build. Webb’s journey from a childhood fascination with building to leading a successful design-build firm is a testament to the enduring power of passion, dedication, and a deep-rooted love for construction. Come with us as we explore the early influences, innovative approaches to construction, and the philosophy that sets FORM apart in the competitive landscape of modern building projects. FORM Design Build A Childhood Dream Webb's story begins in the back of a pickup truck, with a kid-sized tool belt strapped to his waist. His love for construction was nurtured from a young age, as he was constantly surrounded by the sights and sounds of building sites. "I don't know anything better," Webb recalls. "My dad was very encouraging and brought me along in the process. It's had a huge impact on my life. The work truly is part of who I am and my DNA." This early exposure to the construction world instilled in Webb a profound appreciation for the craftsmanship and creativity involved in building. Unlike many who grow weary of their childhood environments, Webb's fascination only grew stronger. His father's encouragement and inclusion in construction projects were instrumental in shaping his future career. This deep- rooted love for construction became the foundation upon which he built his company, Form Design Build.

The Birth of Form Design Build

When Webb founded Form Design Build, his vision was clear: to create a company that focused on relationships and provided unique, client-centered services. "When we started out, it really came out of seeing a need in our market," Webb explains. "It was about providing a service that was unique and different from what clients could get elsewhere." Webb's approach was not about targeting specific project types but rather about understanding and addressing the needs of people.

Whether working with a doctor building a new office or a business expanding its premises, Webb's goal was to allow clients to focus on their core activities while his team managed the design and construction process. This relationship- based approach quickly became a hallmark of Form Design Build. Innovative Design- Build Approach One of the key factors that set Form Design Build apart is its innovative design- build process. Traditionally, construction projects follow a design-bid-build model, where the architect designs, the contractor bids, and the owner navigates between them.

Webb's approach, however, consolidates these touchpoints into a seamless, team- oriented process. "We're trying to bring everybody on the same side of the table," Webb says. "From start to finish, it's a team approach. We make informed decisions from the beginning, whether in terms of cost, design intent, or what the owner wants." By partnering closely with a premier architecture firm, Form Design Build offers a turnkey solution that integrates design and construction. This collaboration ensures that all stakeholders are aligned from the outset, streamlining communication and decision- making. The result is a more efficient process that often leads to higher quality outcomes at competitive costs.
