The regional population share data further illustrates the gap. Between 2000 and 2022, Dallas’s downtown grew its share of city population from 0.9% to 3.1%, McKinney’s from 18.4% to 5.5% (a convergence reflecting rapid citywide growth), and Plano held steady at 3.3% to 3.6%. Fort Worth grew from 0.4% to 1.0% over the same period, reflecting real progress but leaving a substantial gap relative to peers. These findings are not a critique of Fort Worth’s trajectory; they are an opportunity statement. The gap between where Fort Worth’s downtown is and where comparable downtowns are represents substantial room for growth. Achieving peer-city performance in downtown population and employment share would not require Fort Worth to become a different kind of city; it would simply require the core to catch up to the role it plays in cities of comparable size and regional standing.
