St. John Properties Attracts EDCO and Royal Farms to Riverside Technology Park in Frederick, MD St. John Properties, Inc. has signed new leases with two companies within Riverside Technology Park, a 44-acre business community located in Frederick, Maryland. Equipment Development Company (EDCO), a local company engaged in the concrete and construction industries, has leased 29,280 square feet of space within 8430 Spires Way, and Royal Farms has leased a pad site to construct a 5,371-square-foot full-service convenience store and fuel station. Founded more than 55 years ago and headquartered in Frederick, EDCO manufactures and sells a complete line of equipment that is utilized for surface preparation, floor grinding and concrete removal including vacuum systems, scalers and industrial grinders. “Attracting EDCO represents a significant win for Riverside Technology Park given the size of the lease, combined with the company’s pedigree as among the most well-respected and stable corporations in the Frederick region,” explained Regional Partner for St. John Properties Matthew Holbrook. TierPoint LLC plans to open a second Baltimore-area data center, piggybacking off an expansion last year of a facility near M&T Bank Stadium. The new 35,000-square-foot data center will be located at the BWI Technology

Park, a 97-acre project developed by St. John Properties off Interstate 295 and Nursery Road. St. Louis-based TierPoint plans to invest $10 million into the project. The data center is expected to open in spring 2018.

St. John Properties, Inc. has signed Eisai Inc., the United States pharmaceutical subsidiary of Tokyo-based Eisai Co, Ltd., to a 40,000-square-foot full-building lease within 11675 Crossroads Circle. The flex/R&D building was built on a speculative basis, and is located within Greenleigh at Crossroads, in the White Marsh area of Baltimore County. “This new Baltimore location enables Eisai a seamless transition in its efforts to continue to produce Gliadel® for thousands of patients worldwide,” said

Anne Arundel Workforce Development Corporation (AAWDC), a non-profit corporation that provides a wide array of services designed to assist businesses, unemployed residents and under-employed residents in Anne Arundel County, has revealed plans to consolidate three existing Career Center locations in the county into a new location contained within the BWI Technology Park in Linthicum Heights, Maryland. AAWDC signed a full-building lease for 23,360 square feet of space within 613 Global Way, near Baltimore-Washington International Airport. “Several factors drove this real estate decision, led by the desire to achieve significant operational efficiencies through shared workspaces and combining all of our initiatives and partners under one roof,” stated Kirkland J. Murray, president and CEO of Anne Arundel Workforce Development Corporation. “After considering many sites throughout Anne Arundel County, we were attracted to the roadside visibility offered by 613 Global Way, our ability to secure the use of an entire building, and the convenience this site provides based on its location near the confluence of major highway and transportation systems.”

In Waunakee Industrial Park, a Growth Spurt is Occurring “The meat and potatoes of the tax base described RenewAire, which has taken over the former warehouse at 201

in Waunakee is residential,” advised Todd Schmidt, Waunakee’s economic development director and administrator. Housing comprises 88 percent of the tax base, he said. But the northeast corner of Waunakee has been bustling with commercial growth in recent months, and indications are that the trend will continue. Schmidt explained the business and industrial park was started in 1988 and is a relatively new feature to the village. “It’s a relatively full park. There is a lot of activity going on. Although it’s overall a small part of our economy, it remains its own vibrant part,” he said. Schmidt

Raemisch Road, as a “great new partner in the park” with “serious and aggressive growth plans.” Frank H Street is being extended another 500 feet to the east and will accommodate expansion of the Waunakee Business Center owned by St. John Properties. The new building will be 40,733 square feet and similar in design and function to the three existing buildings, according to SJPI’s Regional Partner, Greg Fax. St. John plans to begin site preparation this fall with the building ready for lease late next summer.
