The Royal Over-Seas League (ROSL) is dedicated to championing international friendship and understanding throughout the Commonwealth and beyond. A not-for-profit private members’ club, we have been bringing like-minded people together since our launch in 1910. Today, we offer our 16,000 members a warm welcome centred on our beautiful clubhouse in central London, and the chance to get involved in all kinds of social, cultural and humanitarian activities around the world. The ROSL is a self-funded organisation, which operates under a Royal Charter and aims to promote ‘an enduring, multi-racial fellowship pledged to the support of the Commonwealth and to the service of others and humanity at large’. We are proud to put our members at the heart of our decision-making. Through Central Council, which is the equivalent to a board of directors, our Executive Committee (ExCom), and a number of sub-committees, the running of The ROSL is led by members from all walks of life alongside the Director General and Senior Leadership Team. About the Clubhouse

A Grade I listed building, the Over-Seas House offers splendid period function rooms and 83 rooms providing four-star accommodation. The club is awash with history with some of the building features including: The Mountbatten Room - named in honour of The Admiral of the Fleet Earl Mountbatten of Burma who was Grand President of the Royal Over- Seas League from 1959-1979. The room houses period features including an original fireplace. The Gibb Staircase - designed by the renowned architect James Gibbs, the sumptuous wrought and cast iron balustrades of the elliptical staircase, attracts a number of visitors each year. ROSL’s crinoline staircase - This unique staircase was built to accommodate the Duchess of Norfolk’s fashion sense in the early 1700s. The Garden – our garden is nestled behind the clubhouse in glorious Green Park and offers our members tranquillity against the central London backdrop. The Arts - for over 65 years ROSL ARTS has developed a diverse portfolio of activities in music, visual arts, and literature. Art continues to be a key feature in the clubhouse with regular art exhibitions taking place and members benefiting from a purpose built music room.

About the Role

The ROSL is a unique not-for-profit, private members’ organisation. Since 1910, the ROSL has embraced a multi-cultural membership; bringing people together from around the world to meet, socialise and foster an interest in the Commonwealth. This is being realised though our Arts programme which works with young classical musicians and visual artists and our humanitarian programme of education and enterprise projects. Members of ROSL, in turn, benefit from being part of an organisation that truly makes a difference to people’s lives, whilst enjoying the comforts of our historic Grade 1 Listed clubhouse in central London that provides a quality home-away-from-home setting. Working closely with both internal and external stakeholders, the Interim Maintenance Manager will drive performance whilst ensuring the culture, ethos and service offered by the ROSL are always maintained. You will manage the in-house Maintenance Supervisor as well as the outsourced maintenance contract mobilisation and will act as a key support to the whole the ROSL team for any maintenance matters. You will also act as a Head of Department and report into the Head of Estates and Projects. In the absence of the Head of Estates & Projects, you will deputise on urgent matters.

Key Responsibilities • Manage daily workload of the maintenance department, includ- ing people and systems. • Actively prioritise maintenance tasks with attention to business continuity, health and safety and a drive to minimise the time required to rectify reported issues. • Proactively investigate existing or discovered building maintenance issues and always seek to find a solution in a timely and financially constructive manner. • Maximise the use of internal and external resources. • To work with the Head of Estates and Projects in relation to administrative tasks, compliance, raising job orders, dealing with contractors, maintaining electronic documentation and liaising with other departments. • To represent the Maintenance Department at meetings as and when required. • To overlook the efficiency of services provided by external con- tractors, especially in relation to follow ups, cost management and overall communication. • To organise all of the key maintenance areas in the building, such as maintenance workshops, office, tools and equipment storage and plant rooms to fulfil the basic criteria of health and safety and good housekeeping. • To liaise directly with the key departments, such as Housekeep- ing, Rooms, Banqueting and Arts to support and fulfil their mainte- nance requirements.

• To source and organise job quotes, estimates, site visits and surveys to rectify reported or discovered building maintenance problems, which cannot be resolved using internal resources. • To coach the Maintenance Supervisor to build his understanding of correct maintenance procedures, health and safety, handover, job reporting and storage of documents. You will also nurture his ability to prioritise the most important tasks with the highest impact on the business and people. • To help with reviewing and updating departmental risk assess- ments, asbestos register and compliance reports, with particular focus on electrical compliance. • To be hands-on as and when required and to provide physical assistance to the other team members. To ensure smooth execu- tion of tasks, such as working at heights, (i.e. tall ladders), ac- cessing flat roof spaces, moving heavy equipment and materials, or helping with other tasks arising on a daily basis. • To build excellent working relationship with all the members of the ROSL, including its employees.

About You

Essential skills, knowledge and experience Skills

Experience • A proven record of running a maintenance function and leading a team to success. • Experience of increasing productivity and performance within a team. • Experience of successfully mobilising an internal maintenance function to an outsourced maintenance contract. • An ability to manage, monitor and evaluate external maintenance con- tractors.

• Excellent communication skills, both in person and in writing, with the ability to articulate ideas and initiatives to a wide range of people, including the ability to communicate information to non-maintenance professionals. • Strong interpersonal and well-developed organisational skills. • To act as an excellent ambassador for the Maintenance department with a high level of professional credibility. • An ability to juggle multiple priorities. • A solid understanding of IT systems, including Microsoft Office. • An ability to work under pressure and to uphold strict internal and external deadlines. • An exceptional eye for detail coupled with the ability to not lose sight of the overall masterplan. • Able to combine effective strategic thinking with hands-on transactional capabilities. • To enjoy being hands-on when required. • An energetic team player with a high level of enthusiasm. Knowledge • Extensive experience in a similar role • Technically strong with a relevant professional qualification (minimum requirement of an HNC in Engineering)
