Maintenance Manager
Key Responsibilities • Manage daily workload of the maintenance department, includ- ing people and systems. • Actively prioritise maintenance tasks with attention to business continuity, health and safety and a drive to minimise the time required to rectify reported issues. • Proactively investigate existing or discovered building maintenance issues and always seek to find a solution in a timely and financially constructive manner. • Maximise the use of internal and external resources. • To work with the Head of Estates and Projects in relation to administrative tasks, compliance, raising job orders, dealing with contractors, maintaining electronic documentation and liaising with other departments. • To represent the Maintenance Department at meetings as and when required. • To overlook the efficiency of services provided by external con- tractors, especially in relation to follow ups, cost management and overall communication. • To organise all of the key maintenance areas in the building, such as maintenance workshops, office, tools and equipment storage and plant rooms to fulfil the basic criteria of health and safety and good housekeeping. • To liaise directly with the key departments, such as Housekeep- ing, Rooms, Banqueting and Arts to support and fulfil their mainte- nance requirements.
• To source and organise job quotes, estimates, site visits and surveys to rectify reported or discovered building maintenance problems, which cannot be resolved using internal resources. • To coach the Maintenance Supervisor to build his understanding of correct maintenance procedures, health and safety, handover, job reporting and storage of documents. You will also nurture his ability to prioritise the most important tasks with the highest impact on the business and people. • To help with reviewing and updating departmental risk assess- ments, asbestos register and compliance reports, with particular focus on electrical compliance. • To be hands-on as and when required and to provide physical assistance to the other team members. To ensure smooth execu- tion of tasks, such as working at heights, (i.e. tall ladders), ac- cessing flat roof spaces, moving heavy equipment and materials, or helping with other tasks arising on a daily basis. • To build excellent working relationship with all the members of the ROSL, including its employees.
