N amed after Colorado’s official admission into the United States in 1876, State 38 Distilling seeks to bring the mystique surrounding the state into its unique brand of spirits. Nestled at the base of the Rocky Mountain foothills, Don Hammond, owner and managing partner at State 38, is proud to offer customers a drink worthy of the view.

Even now, as State 38 looks to expand, St. John works with them to find a fit for their unique requirements as a distiller. Hammond is grateful for the individual attention that they offer: “There’s not a rigidity to what we want to do, even if it’s a little bit creative,” said Hammond. “They’ve been willing to listen and work with us and solve those problems as they come up for us as a business.” While Hammond expects challenges to occur, he’s found nothing to complain about with St. John. “I live by a philosophy that I don’t expect problems not to happen. I always expect problems to happen because that’s just life,” said Hammond. “My big indicator of success is: What do you do when a problem happens? How do you solve that problem? How do you work together? How do you figure it out? And the folks at St. John have done a good job with us.” “We’ve been able to conduct our business and do what we do, and have a space to do it in that is conducive to what we need as a business.” – Don Hammond
State 38 offers seven different products on a routine basis, four of which are whiskies and three tequilas. They pride themselves on doing their own fermentation, distillation and storage locally in Colorado, specifically Golden. To Hammond’s knowledge, State 38 is the only distillery to do so for agave spirits. One of their most unique and best-selling spirits is their añejo tequila. Aged in medium-charred and toasted new North American white oak barrels for over 12 months, this tequila drinks like a smooth whiskey. Often called their fifth whiskey, Hammond even recommends this drink to customers who have had bad experiences with tequila. “I usually say, well, there’s two things that are different about this experience,” Hammond said. “One: you’re not in college, and two: it’s not José Cuervo. They’re quite surprised and pleased. It’s smoother and more refined than a lot of other tequilas.” State 38 also puts out two special releases a year, one around the holidays and another for Colorado Day — the day that Colorado became a state in 1876 — on August 1. On that day, they offer a special barrel-strength, barrel pick whiskey. The tasting room of State 38 leans into the western feel of Golden’s history, but Hammond tries to make it as warm and cozy as possible. With a beetle kill pine bar
top and flooring, leather seats and couches and old whiskey barrels for tables, people are often surprised to find such a warm, specialized place in the middle of a corporate center. Hammond says the building’s location was a key factor in choosing to lease here. Being in Golden was really important to them, and it has helped them hone in on the authentic, adventurous theme. Many visitors come year-round to and from the mountains. State 38’s location right off of Interstate 70 is very convenient for those travelers, as well as for their suppliers and vendors. Another reason Hammond decided to lease with St. John was the economical prices. As a startup business, prices were a top concern, and St. John has been moderately priced from day one. “There’s a lot of folks that tend to gouge when circumstances occur in the market, and I certainly would not characterize that with St. John at all,” said Hammond. “I think they’ve been reasonable in looking at the realities of the market but also keeping those increases economical for us as a business.” The flexibility St. John offers has been pivotal to State 38 as well, especially during the pandemic. Although the property State 38 occupies would typically not allow outdoor seating, St. John worked with them to allow it for a time, in order to meet local social distancing requirements.

A gile Brewing has a far-reaching and unique beer menu with 20 different beer styles available for customers to sample. There’s no need to worry if you can’t decide between all the great options, though. Keith Primeaux, owner of Agile Brewing, invites everyone to come in and taste their “extremely popular beer flights, which allow our customers to select four, 5 oz. beer samples to try.”

In addition, they keep the grounds immaculate with the help of a devoted lawn crew. “St. John Properties is an expert property management company with exceptional service.”
While most breweries implement a hard industrial design layout, Agile Brewing has opted for a more casual industrial design, which provides a warm, welcoming space for all customers. There’s plenty of room for everyone too — Agile Brewing’s taproom was actually created by combining two existing warehouse spaces into one large room. Given the great atmosphere and the 10-ton HVAC system they installed, you’ll be comfortable all year long, even during those blistering summer months. The process to create Agile Brewing’s perfect space wasn’t always easy.
They were presented with the unique opportunity to purchase a previously closed brewery, but the purchase process was cumbersome and would have significantly delayed their timeline to open. Primeaux has only great things to say about St. John Properties and is thankful for how “extremely patient” they were throughout the process. “St. John Properties approved all of our construction plans, which allowed Agile Brewing to build out the appropriately sized taproom space,” said Primeaux. “Without this additional space, our taproom would be constrained and

D on’t let the big brewers have all the fun. Dynasty Brewing Company has found its sweet spot, and they’re loving it. Favio Garcia, head brewer and partner at Dynasty Brewing, has been in the brewing business for 25 years, and he said that “we’re a small operation, and we want to stay that way.

We’re making unique ales and lagers, mostly for in-house consumption and some distribution.” He spoke highly of his Dynasty Brewing and his business partners, enjoying every second as they keep moving and trying new things. “We have rotating beers, some experimental things, so it’s just a lot of fun,” Garcia said. The centerpiece of Dynasty Brewing — the bar — is eye-catching in itself and was designed by the company. It was built using repurposed wood from partner Travis’s grandparent’s farm in West Virginia. The house and barn were falling apart, but Dynasty Brewing saw this as an
opportunity to build a bar, some décor and tables for their tasting room. It was no small feat to find the right location for Dynasty Brewing, but Garcia said St. John’s Ashburn Crossing business community was just the kind of place they were looking for: busy, growing and easy to access. “It took a little bit of time, but we found this,” he said, “We are lucky to be leasing with St. John Properties. The location and the quality of the building is fantastic.” St. John Properties was especially helpful in the interior construction portion of their development. Dynasty Brewing
collaborated with the St. John team to design a space to fit their needs, and St. John handled the buildout. Garcia has worked with St. John before, so he knew that they would treat them right. “They have a good team in general, I think that’s what sets them apart,” said Garcia. “They take pride in maintaining the business. They’re orderly.” Garcia is grateful that St. John also gives them the leeway that is needed for a brewery. “We need a little bit of space sometimes. They allow for that,” Garcia continued. “We occasionally have events and parties. They can be flexible, but, at the same time, they maintain a good business partner.”

I n Ashburn, Virginia — no ocean in sight — sits a brewery whose logo is a rhinoceros with a surfboard on its back. “Rhino chaser” is a surfing term referring to someone out to find the best waves, a true adventurer, and that’s exactly the vision Matt Hagerman wanted to execute with Lost Rhino Brewing Company.

Hagerman knows it can be stressful living in a place labeled Data Center Alley, so he wants to offer people a chance to take their minds off the stress of daily life. “There’s a lot of high tension around here, so we want to make sure that people have a place to come relax, enjoy the beer, the food, the entertainment. That was always our vision from the beginning,” said Hagerman. In designing the space, Hagerman sought to bring the energy of Southern California to the east coast. During his own trips to San Diego, Hagerman fell in love with the inviting environment he encountered. Now he plays reggae and SoCal rock at Lost Rhino and tries to recreate that engaging outdoor adventure atmosphere. Adapting to each new wave of life has been a pivotal mindset in keeping Lost
Rhino up and running the past two years. They had the well-timed benefit of installing a patio just before COVID-19 struck, which has helped them maintain flexibility. The further addition of a covered stage opened up the possibility for entertainment — rain or shine — giving everyone a place to relax with family, friends and even their dogs. Hagerman’s time with St. John Properties started in 2009 when he happened to drive down a road in Ashburn that he had not seen before, with a name that intrigued him: Red Rum Drive. Fortunately, he saw a St. John Properties’ sign and spoke to them that day about finding a space for his brewery. The support of St. John Properties has gone a long way in making Lost Rhino
the best that it can be. “It’s relationship driven; I’ve been fortunate to have really good relationships with St. John’s management over the years, and I’ve seen that not be the case with other landlords in other areas,” said Hagerman. “They’ve really helped to make sure that we all succeed at the end of the day, and that’s the most important thing.” The collaborative nature of the relationship with St. John Properties has been indispensable to the growth of Lost Rhino. Hagerman has found that as long as he is upfront about everything the company has going on, St. John has been more than willing to work with them throughout the years. “This has been a big opportunity for both of us,” said Hagerman, “We’ve both grown in the space together as a team.”
