Ten percent (10%) of the bid price will be due on the day of the sale with the balance due at the time of closing and upon delivery of merchantable deed and abstract. Immediately following the auction, the successful buyer(s) shall enter into a written purchase agreement with the sellers, with said contract containing the usual language pertaining to real estate auctions.
