Heat Pumps In 2024, the Empire State Building began the first phase of its air-source heat pump installations as part of its broader energy efficiency and decarbonization strategy. The new heat pump riser has the capability to connect to each tenant space, which enables integration with the building’s 2.0 high performance standards. These standards include connection of the tenant space VAV boxes with reheat coils and ERVs to the heat pump riser to provide super efficient heating, cooling, and ventilation to all new tenant spaces. The heat pump system will deliver hot water to tenant VAV reheat systems and the heat exchangers will enable the heat pumps to provide chilled water throughout the whole building. The heat pump system will also recover heat from these zones during winter, which will substantially reduce the hours of operation of the cooling towers and condenser water pump, improve the seasonal efficiency of the cooling and heating plant, and significantly reduce steam consumption. Through a rigorous engineering and economic analysis, we demonstrated and validated the business case for high-efficiency air-source heat pumps that enable a transformative upgrade to tenant HVAC systems and deliver improved operational performance, emissions reduction, and energy efficient heating and cooling. In addition to the Empire State Building, similar heat pump installations were completed at two other buildings in our portfolio: 111 West 33rd Street and 250 West 57th Street. These projects reflect our commitment to scale high performance, energy efficient, resilient solutions across our assets.
