230. Given the current climate of conflict in almost every aspect of this resort, I would not encourage others to purchase at ORPS. The level of conflict has certainly increased in the past two years and for that I place the major reason for this on the current board. A family led by parents with poor guidance skills and dysfunctional conduct will most likely be a dysfunctional family. 231. The HOAs are too high and the property values have gone down. Not a good investment at this time. 232. Beautiful setting; great weather in the winter; very active community; great place to make long lasting friendships.

233. Like adult summer camp. So much, every day!

234. We have been owners here for 13 years and rented our trailer for most of that time because we bought a house. We recently purchased another lot and moved our motorhome onto it and sold our house. My biggest complaint is the price of the HOA dues. They are outrageous and are the reason the lots are not appreciating. We will never get our money back on our first lot, so we keep it and rent it which brings up the next issue the cost to our renters. This is outrageous and keeps our rent down because of it. Outdoor Resort is a nice place but top heavy in overhead. ORPS receives $800.00 a month in season from our rental lot. OUTRAGEOUS!! People purchase property and pay what they can afford and many property owners and renters are Canadian and our dues are excessive. I can afford the dues, but I've spoken to many other owners who agree the monthly dues are too high.

236. My recommendation would include disclosure of the fact that some problems have NOT been resolved. Primarily, the smell of sewage in various locations, especially next to Bella Roma. Smelling sewage while eating is NOT acceptable. I would also disclose the fact that we have broken down washers/dryers on a regular basis.

238. The infighting with the pickleball club and owners is bad. The politics this last two years has become intolerable. Many are considering or are selling due to the harassment from the A&A committee.

241. I would recommend ORPS to others. There’s lots to do here - golf, pickleball, tennis, clubs, activities and clubs of different interests. It’s a very social atmosphere. Beautiful landscaping and water features throughout. 242. The HOAs are too high, why pay year around fees of that price if all amenities are not offered and pools are closed. The dog population and lack of responsibility of dog owners, and lack of consistency in the size and type of rigs allowed in the park. 243. The beauty of the resort and variety of activities. The owners / people are very active here resulting in a healthier lifestyle.
