3.3.4 — Application Requirements for Building Construction, Exterior Remodeling, Additions, and Parking Lots A. Comprehensive Site Plan. In addition to required elements listed in 3.3.3-C, include the following additional information in the Comprehensive Site Plan for these projects: 1. Zoning Lot Data. a. Zoning District. b. Proposed land use. c. Gross zoning lot area. d. Boundary and elevation of the 1% annual chance flood, if applicable. e. Fire lane easements (usually 20 foot wide). f. Vehicle Access Vision Triangles in street yards. (See definition of VEHICLE ACCESS VISION TRIANGLE.) g. Vision Triangles at street intersections. (See definition of VISION TRIANGLE.) 2. Building Data. a. Location and size of all existing buildings to remain and proposed buildings on the site. (1) Gross floor area of each building. (2) Percent lot coverage (gross floor area of building(s) as percentage of gross zoning lot area). (3) Minimum elevation of each building pad. (4) Height of each building. b. Location of all buildings along any street frontage within 150 feet of the site's boundaries.

Show the location of directional signs or other motorist aids, if any. d. Show off-site access drives within 150 feet of the site's boundaries. e. Show any connections to parking lots on adjacent properties.

4. If parking is part of the project, show calculations for determining the number of off-street parking spaces required by the Zoning Regulations, Section 6-101. a. Show both the required number of off-street parking spaces, and the number actually planned. b. Show the maximum number of vehicles for employees, customers, and business that would be at the facility at any one time. 5. Location of all existing lighting standards to remain and proposed lighting standards , complete with routing of electrical supply and isofootcandle diagram of the developed area of the project site. 6. Location and size of existing free-standing signs to remain and proposed free-standing signs .
