H. Standards for Manufactured Home Parks. Each manufactured home park must be designed to comply with the following standards. 1. The manufactured home park must be located on a site which is graded to ensure proper drainage . 2. The manufactured home park must provide clearly defined and delineated spaces for manufactured homes. a. Minimum area for a single manufactured home space is 3,500 square feet. b. Minimum width for a single manufactured home space is 40 feet. 3. Clearances. a. Maintain at least a 20-foot clearance between the sides of manufactured homes. b. Where manufactured homes are parked end-to-end, maintain at least a 10-foot clearance between the ends of manufactured homes. c. All manufactured homes must be located at least 10 feet clear of the access roads. 4. Recreation Area. Each manufactured home park must devote at least 10% of its open space (excluding vehicle driveways) for the recreational use and enjoyment of the park's occupants. 5. Internal Driveways. All manufactured homes spaces must abut on an internal driveway. a. Minimum width for an internal driveway is 30 feet. b. Internal driveways must have unobstructed access to a public street or highway. c. Internal driveways must have a paved, hard surface of either concrete or asphalt, which is well maintained and adequately lighted.
6. All manufactured homes must be located at least 25 feet from any property line of the manufactured home park. 7. All manufactured homes must be located at least 25 feet from any community building within the manufactured home park, including any washroom, toilet, laundry facilities, or sales office. 8. Screening or landscaping may be required to provide proper screening for adjacent existing and potential land uses, and for privacy within the park. 9. Storm shelters are encouraged for all manufactured home parks. 10. Underground Utilities. All electric distribution systems, plumbing systems and communications service systems to each manufactured home space, except outlets and risers, must be underground. 11. Lighting. Exterior lighting fixtures must be shielded wherever necessary to avoid casting direct light on any property located in any other residential district. a. Avoid creating glare that may create a hazard for traffic on any public street. 12. In all other respects, manufactured home parks must comply with all of the applicable statutes of the State of Kansas and other applicable ordinances and regulations of the City. I. Unused Manufactured Home Park. Whenever a property zoned for the MH-I District is not used as a manufactured home park for a period of one year , the Planning Commission may apply to rezone the property to some other district compatible with the surrounding neighborhoods.
