Infinite Management Services Ltd was appointed by main contractor Henry Brothers to undertake the management of commissioning, soft landings and building services at the new AMIC. As part of its soft landings delivery, the Belfast-based business is also managing post-occupancy aftercare for three years to ensure the building is performing in use as designed, systems are fine-tuned, end- users are supported and the gap between installed and operationally successful is complete. John McCorry, Director, says, “A particular challenge that stood out during this scheme was ensuring that compliance with Queen’s stringent IT protocols was achieved throughout the installation, verification and validation phases of the works. “Identifying and acknowledging this challenge early was key to ensuring we planned and de-risked the issue from the outset as much as possible. We also applied a close management protocol, with weekly workshops ensuring clear and collaborative communication between the construction, building services, commissioning management and client inspection teams was maintained.”
Transitioning from a traditional soft landings to a T-minus format from six months out to project completion, a reverse timeline was adopted to identify and schedule all critical activity groups and tasks requiring completion to achieve operation-ready status on the target date. Prompting the construction, building services and commissioning management teams to give clear reports and updates to the project stakeholders and soft landings team, this approach ensured ownership was truly adopted. As potential issues were identified or realised, the team was able to constructively review and apply corrective measures to the programme and on-site activities to ensure each challenge was controlled and closed. A first post-occupancy review of the project four weeks after practical completion yielded positive feedback from user groups on performance in use vs the design intent. “It really showed that all the hard work the team has put into delivering the scheme was now being realised by the people who would be calling the building home,” says John. “This is truly an amazing building and
must really be seen, walked around and absorbed to understand the level of finish achieved and what this building can offer for Queen’s and Northern Ireland.
