Open Doors hosted in NI

Northern Ireland’s construction industry has opened its doors for a week of workplace tours and interactive sessions designed to inspire the next generation to consider a career in the sector. Open Doors Week ran from March 23-28, giving schools, colleges, universities and those considering a career change the opportunity to visit construction sites and offices across Northern Ireland. This year, 17 companies hosted 47 events across 28 locations, welcoming 840 visitors from across Northern Ireland. A wide range of employers from across Northern Ireland participated in Open Doors Week, with events spanning Belfast to the North-West and into Fermanagh. Key projects included major regeneration and infrastructure sites such as Weavers Cross in Belfast, the Strule Shared Education Campus in Omagh and the Dundonald International Ice Bowl redevelopment. Participating employers, including Braidwater, Henry Brothers, Heron Brothers, GEDA, Tracey Brothers and Woodvale Construction, opened their sites alongside regional activity in areas such as Ballymena, Newry, Derry/ Londonderry and Lisnaskea. www.ConstructionFuturesNI.com

Ulster’s Building of the Year

Monaghan Peace Campus has been awarded the Liam McCormick Prize for Ulster’s Building of the Year by the Royal Society of Ulster Architects (RSUA). Designed by Hall Black Douglas Architects, the project also won the Architects’ Choice Award which polled the views of 300 local architects. Almost 4,000 people cast their vote for the Public Choice Award, won by Nest Architects for its extension of a Victorian three-storey semi-detached house on King’s Road, Belfast. Among 13 other project winners announced at a Gala Dinner in the Ulster Hall on May 14 were McConnell’s Distillery at the Crumlin Road Jail (Conservation), Ardnashee School in Derry (Local Public Building) and NI Fire & Rescue Service Learning & Development College (Regional Public Building Award). Ciarán Fox, Director of RSUA, said, “Architecture is for everyone. That has been the primary focus of this year’s awards. It’s been a joy to see how architects’ creativity and problem- solving skills are helping communities, boosting the economy and lifting the soul.” www.rsua.org.uk

Errigal acquires Dungannon firm

Woodmarque, a specialist joinery firm based in Dungannon, has been acquired by Monaghan-based Errigal Group. Errigal Group MD Damien Treanor has described Woodmarque as a strong market leader, poised for further strategic growth throughout the UK and Ireland. “Our companies have known each other for many years and there is a strong cultural fit, rooted in common family-ownership values,” said Damien. “Woodmarque is a successful business with a strong balance sheet, and we are delighted to welcome them.”

Woodmarque will continue to be led by MD Ronan Quinn, whose father Brian founded the business almost 50 years ago, and the current senior leadership team. “We have worked collaboratively with Errigal for many years now,” said Ronan. “Not only are they highly professional, but they have built up a business portfolio into which we will fit comfortably. It will be business as usual for our staff, customers and suppliers, albeit within part of a much bigger group.”

CIOB-ACCREDITED PROFESSIONALS CAN NOW LEAD FUNDED HERITAGE PROJECTS FOLLOWING A CHANGE IN GUIDANCE ISSUED IN NI, SAYS POLICY AND PUBLIC AFFAIRS MANAGER JOSEPH KILROY… A milestone for heritage

Northern Ireland’s historic buildings are only as strong as the professionals who care for them. From the industrial legacy of Belfast to the fabric of rural villages, these structures demand specialist skills. They must be preserved with care, while remaining safe and functional for modern life. For years, however, the path to formal recognition for construction professionals in conservation has been narrow. Compared with other regions, fewer routes existed in Northern Ireland to gain approval for leading publicly-funded heritage work. That has limited the pool of recognised expertise at a time when demand is growing. Now, that position has changed. Following engagement with the Department for Communities (DfC), a key milestone has been reached. A breakthrough in recognition The Chartered Institute of Building (CIOB) is now formally included in guidance issued by the Historic Environment Division (HED). This decision allows CIOB-accredited professionals to lead projects funded through major schemes, including the Historic Environment Fund (HEF) and the Village Catalyst programme. These are among the most significant funding streams for heritage-led regeneration in Northern Ireland. The recognition is specific. It applies to members who have achieved Proficient or Certified status under the CIOB Conservation Scheme. This ensures standards remain high, while increasing the number of qualified professionals available to take on complex work. It is also an important validation. CIOB members are now recognised alongside other professional bodies as suitably qualified to oversee high-value conservation projects.

A gold standard for conservation The CIOB Conservation Scheme is built on internationally-recognised principles set by ICOMOS. These standards guide the protection and management of cultural heritage worldwide. The scheme already has the support of major organisations, including Historic England, the National Trust and Historic Environment Scotland. Its inclusion in NI’s official guidance brings regional policy into line with wider UK and Irish practice. Accreditation is not automatic. Members must pass a peer-reviewed assessment. This tests both their technical knowledge and their understanding of conservation philosophy. It ensures they can apply traditional skills in a modern context. Heritage as a driver for growth The Village Catalyst programme, delivered in partnership with the Architectural Heritage Fund and the Housing Executive, aims to tackle dereliction. It supports the

reuse of historic buildings for community and economic benefit. The restoration of the Old Schoolhouse in Glenarm is another exemplar. A once- vacant structure is being transformed into a viable community asset. Such projects require careful leadership. They demand an understanding of both heritage value and modern building requirements. As NI works toward its 2050 Net Zero targets, retrofitting historic buildings will play a crucial role. But such work is complex. By expanding the list of recognised professionals, the DfC is strengthening the region’s capacity to deliver sustainable upgrades. It ensures that energy efficiency improvements can be made without damaging the integrity of historic buildings. Henry Brothers builds new HQ

Leading construction firm Henry Brothers has started work on a new flagship office in Magherafelt, reaffirming its long-standing ties to the Mid Ulster region. Ground was broken by Henry Brothers founder Jim Henry and longest-serving team members Ronnie Wilson and George Scott, with the investment in a new HQ coming as Henry Brothers celebrates 50 years in business. The expansion will deliver a modern workspace with upgraded facilities and sustainable design throughout, enhancing the working environment and ensuring the business remains well positioned

Adagio Aparthotel Belfast tops out

A topping-out ceremony has been held for the £25m redevelopment of a former office building on Great Victoria Street, Belfast, into a new Adagio Original Aparthotel. Main contractor Martin & Hamilton commenced construction in summer 2025. The redevelopment will retain the existing building frame while adding two additional storeys, increasing the structure to a ground floor plus 10 floors of accommodation totalling 136 apartments. The building is designed to be carbon neutral in operation, incorporating a fully- electric energy system using air-source

heat pumps to provide hot water, high- efficiency heating and cooling, and locally- sourced building materials. Killowen commences Belfast aparthotel

Newry-based Killowen Contracts has been appointed as main contractor for the new Staycity Aparthotel Belfast city centre, with works underway on site. The project will transform Beaufort House, a nine-storey, 46,000sqft office building on Wellington Place formerly home to HMRC offices, into Staycity’s first aparthotel in Northern Ireland featuring 98 studio and one-bedroom apartments. Arup has been appointed to lead a major redevelopment of Armagh Observatory and Planetarium (AOP), working with Grimshaw and TODD Architects. The project will conserve the exceptional Georgian observatory buildings of Ireland’s pre-eminent centre for astronomical research and deliver a new planetarium showcasing pioneering LED dome technology in a first for the UK and Ireland. QMAC Construction has been appointed by Belfast City Council to deliver Ardoyne Youth Enterprise Centre, a c£2.8m four- storey new build. Hosted by CEF in partnership with Construction Futures, with support from NI Builder Magazine, the event attracted more than 500 guests for an evening of insight, celebration, networking and entertainment. Hosted by Pamela Ballantine, the event featured a keynote address from Infrastructure Minister Liz Kimmins with F1 commentator and inspirational trailblazer Bernadette Collins as after- dinner speaker and entertainment from comedian, presenter and actor Ed Byrne. Other speakers included CEF President Bryan Vaughan, Janet Deane from title sponsor Deane Public Works and Paul Brown from Build UK. A video showcasing the history

and impact of CEF and its members was also presented, highlighting the sector’s long-standing contribution to Northern Ireland’s built environment. A relentless focus on delivery is required to unlock the key infrastructure challenges holding back economic growth, according to CEF. Speaking at the NI Construction Dinner 2026, CEF Chief Executive Mark Spence said the absence of an independent infrastructure commission, 10-year investment strategy and agreed multi- year capital budget is preventing progress. “It is a failure of political decision making,” said Mark. “Our industry stands ready - not just to build projects, but to help shape the solutions that move us beyond the current constraints.” CEF’s funding proposal for NI Water, developed alongside NI Chamber and the Federation of Housing Associations, is to bring forward an Infrastructure Levy which would help move 55,000 homes from planning into construction, he said. During her keynote speech, the infrastructure minister announced the introduction of developer contributions for wastewater infrastructure. Welcoming any removal of barriers to upgrading NI Water assets, CEF believes developer contributions alone will not, however, address the scale of the funding challenge. With system controls playing an increasingly important role in the Aerona R290’s efficiency and overall system performance, understanding how to correctly commission and optimise controls is an essential part of realising the heat pump’s full potential. Construction leaders in Northern Ireland have attended a first- of-its-kind conference aimed at exploring practical steps the industry can take to adopt a zero- tolerance approach to violence

Representatives of Longford Women’s Link spoke about the current domestic violence situation in the Republic of Ireland. There was also a series of informative workshops conducted by practitioners from four key partner organisations - White Ribbon NI, Women’s Aid, the Labour Relations Agency and Lewis Silken. CEF President Bryan Vaughan said the vision was to bring focus to the role of the construction industry in championing respect, safety and awareness. Gilbert-Ash Managing Director Ray Hutchinson said his company was proud to sponsor such an important event for the industry. “As an industry we must also work together as one to amplify the conversation around ending violence against women and girls and to create environments where misogyny is never tolerated,” he said.

Henry Brothers was appointed to deliver the £40m Advanced Manufacturing and Innovation Centre (AMIC) as main contractor. Led by Queen’s University Belfast, in partnership with Ulster University and Antrim and Newtownabbey Borough Council, AMIC has been developed as Northern Ireland’s leading centre for advanced manufacturing innovation. Together with Momentum One Zero - also being built by Henry Brothers - and iREACH Health, it forms part of a £230m Belfast Region City Deal programme designed to generate long-term economic and social value for Northern Ireland and beyond. AMIC’s flagship facility is a 10,500sqm Factory of the Future giving advanced

Based at Global Point Business Park in Newtownabbey, the facility features two large engineering halls, clean rooms, laboratories, a café, meeting rooms, a 250-seat auditorium, breakout areas, individual offices and a gym. External EV charging stations have been installed to complement the ample parking, cycle stands, concourse and seating areas. As a landmark project for manufacturing in Northern Ireland, innovative construction techniques were adopted to ensure the building is fit for the future. Specialist construction, incorporating significant design technology, was used for the clean rooms. Henry Brothers also changed the reinforced-concrete floor designs from tied to fibre reinforced, resulting in a quicker turnaround time without compromising the strength or high-end finish of the product. A MULTI-DISCIPLINE FLAGSHIP PROJECT FEATURING MANY PROGRESSIVE TECHNOLOGIES, DELAP & WALLER HAS PROVIDED DESIGN DRAWINGS AND SPECIFICATIONS FROM ITS EARLY STAGES TO COMPLETION… M&E consultancy by Delap & Waller

Delap & Waller was appointed to provide M&E and sustainability design consultancy services, primarily design drawings and specifications, for the Advanced Manufacturing Innovation Centre. The MEP and sustainability consultant’s involvement included early-stage engagement from RIBA Stage 1 all the way through to project completion. Ruairidh Macdonald, Associate Director, says, “This project is a multi-discipline flagship project due to the inclusion of many progressive technologies. “No fossil fuels are used, with the heating, cooling and domestic hot water all generated via heat pumps. The roof has an array of photovoltaic panels, and all ventilation systems have heat recovery.” The project also stands out due to the multiple spaces requiring engineering, including a lecture theatre, workspace/ office with CO2-controlled MVHR, café and

break-out space, engineering hall for fabrication, laboratory for research and testing, and ISO 5/6 cleanroom. “The variety of spaces, and associated modern M&E systems, featured in the building is what makes it unique,” says Ruairidh. “The quality of workmanship achieved by the main contractor and M&E subcontractors was to a high standard, which can be witnessed throughout the building. With open ceilings in most spaces, care has been taken to achieve a neat install and finish across all M&E services.” Project challenges included infrastructure enabling works for road realignment and the provision of future utilities, and site constraints such as proximity to a heritage site and running water. High-spec elements such as the cleanroom added complexity to the

design process, as did a walk-on service zone to provide easier access for maintenance and delivery, and design and delivery of the project to achieve BREEAM Excellent certification and be net-zero ready. Infinite Management Services Ltd was appointed by main contractor Henry Brothers to undertake the management of commissioning, soft landings and building services at the new AMIC. As part of its soft landings delivery, the Belfast-based business is also managing post-occupancy aftercare for three years to ensure the building is performing in use as designed, systems are fine-tuned, end- users are supported and the gap between installed and operationally successful is complete. John McCorry, Director, says, “A particular challenge that stood out during this scheme was ensuring that compliance with Queen’s stringent IT protocols was achieved throughout the installation, verification and validation phases of the works. “Identifying and acknowledging this challenge early was key to ensuring we planned and de-risked the issue from the outset as much as possible. We also applied a close management protocol, with weekly workshops ensuring clear and collaborative communication between the construction, building services, commissioning management and client inspection teams was maintained.”

Transitioning from a traditional soft landings to a T-minus format from six months out to project completion, a reverse timeline was adopted to identify and schedule all critical activity groups and tasks requiring completion to achieve operation-ready status on the target date. Prompting the construction, building services and commissioning management teams to give clear reports and updates to the project stakeholders and soft landings team, this approach ensured ownership was truly adopted. As potential issues were identified or realised, the team was able to constructively review and apply corrective measures to the programme and on-site activities to ensure each challenge was controlled and closed. A first post-occupancy review of the project four weeks after practical completion yielded positive feedback from user groups on performance in use vs the design intent. “It really showed that all the hard work the team has put into delivering the scheme was now being realised by the people who would be calling the building home,” says John. “This is truly an amazing building and

must really be seen, walked around and absorbed to understand the level of finish achieved and what this building can offer for Queen’s and Northern Ireland. MCADAM DESIGN ENGAGED IN RIGOROUS STAKEHOLDER WORKSHOPS TO DISTIL REQUIREMENTS AND SHAPE DESIGN OUTCOMES IN COLLABORATION WITH THE CLIENT, PROJECT MANAGER AND MAIN CONTRACTOR… Architectural lead services by McAdam Design

Presenting a considerable design challenge, AMIC’s Factory of the Future is a standout project for McAdam Design. The Belfast-based consultancy worked with project manager Arcadis to provide architectural lead services, supported by its long-term design partner Hassell’s UK. Martin Hare, Managing Director, says, “The main challenge for the design team was to create a state-of-the-art building which could host several innovative and evolving technologies including AI, simulation/digital twins and cloud computing. “This transformation, combined with QUB’s leading-edge research, is bridging the physical and digital world to enable manufacturers to develop smarter and autonomous systems that will enhance efficiencies, reduce effort and rework,

increase productivity and improve quality.” McAdam engaged in rigorous stakeholder workshops to distill requirements and shape design outcomes informed by comprehensive feedback. The resulting 10,500sqm AMIC facility provides an open-access environment with a wide range of specialist spaces including a large-scale engineering hall, laboratories, metrology suite, cleanroom facilities, offices, meeting rooms, collaboration spaces, VR suite, an auditorium and a café. A key component in successfully delivering the project was adoption of a two-stage early contractor involvement route. Both Arcadis and McAdam have extensive previous experience with this approach, as well as working within the structure of a NEC4 Option C target cost contract. “Main contractor Henry Brothers was

STOTHERS HAS HELPED REALISE A WORLD‑CLASS FACTORY OF THE FUTURE, SUPPORTING ADVANCED MANUFACTURING, INNOVATION AND RESEARCH EXCELLENCE IN NORTHERN IRELAND AND BEYOND… MEP package by Stothers (M&E)

Stothers (M&E) Ltd was appointed by main contractor Henry Brothers to deliver a complete mechanical, electrical and public health (MEP) services package for AMIC. The electrical scope encompassed a full mains distribution infrastructure including HV and LV switchgear, associated transformer works, sub‑mains cabling and multiple 630A busbar systems within the engineering hall. Additional services included general and emergency lighting, general power including underfloor power track and floor boxes, a fully-integrated fire detection system incorporating VESDA, security systems (access control, intruder alarm and CCTV), structured cabling, lightning protection and enabling infrastructure for AV systems. Sustainability and resilience were key considerations, driving the installation of a roof‑mounted photovoltaic system, UPS, and electric vehicle and bicycle-charging facilities. Mechanical services comprised a complete HVAC solution, incorporating AC and heat recovery ventilation in staff and public areas. Dedicated supply and extract systems were provided to IT rooms and sanitary facilities, while the main engineering hall is served

by a specialist Sintra air distribution system, carefully engineered to meet the building’s unique performance requirements. Laboratory installations included specialist gas services (nitrogen, helium, argon and oxygen) along with compressed air distribution and local exhaust ventilation systems for point‑source fume extraction. Domestic water services feature boosted cold water, hot water and hot water return systems serving all sanitary and support areas. Stothers (M&E) also liaised with the clean room specialists to install associated MEP services. The project was fully coordinated using BIM, with the design developed from RIBA Stage 4 onwards.
