JLL operates under The Crown Estate’s own brand of Regent Street Management Direct, providing a team of professionals delivering all aspects of property management, customer management, facilities management and finance. Direct letting services are also provided. The team work closely with The Crown Estate to help it achieve the Regent Street Vision investment programme. Behind the famous façade of Regent Street, The Crown Estate have invested heavily to create commercial office space to provide the West End with exemplary business accommodation with the aim of attracting some of the world’s leading organisations to call the Regent Street area home. As a range of organisations from a variety of sectors now strive to take office space in the area, The Crown Estate continue to redevelop and change the footplates to offer larger, more modern space behind the tradition frontage of the historic Street. This is an exceptional opportunity for an established property management professional to work on an unrivalled portfolio, which is recognised as being at the forefront of the industry. Not only are you able to make and develop much closer relationships with one dedicated client, The Crown Estate, you are also able to service a high-profile customer base in a ‘hands on’, yet strategic manner. Regent Street is clearly one of the jewels in The Crown Estate’s portfolio, with a clearly defined asset strategy. The significant investment in the redevelopment of office space (alongside joint venture partners) to provide a quality of office accommodation which is a standard rarely seen in the West End. The quality of product and customer experience will only continue to improve, offering greater opportunity within the organisation. The Crown Estate’s asset strategy is set to continue to move away from small office footplates, and create much larger, high quality accommodation with the aim of attracting only the very best occupiers. In the medium term, there is an opportunity to take more responsibility for the wider management offering around Regent Street and one’s career will progress as The Crown Estate’s asset strategy continues to evolve. General Function · Manage trophy office buildings on Regent Street, maintaining, improving and developing the management of the properties to the highest standards. · Establish and maintain excellent customer (tenant) and stakeholder relationships in order to drive a large volume of leases. · Develop a Management Strategy Plan for the development buildings including standard services and make recommendations for future management. · Take overall responsibility for the mobilisation of development properties, ensuring that they are fit for purpose and ready for occupation, with management in place before the commencement of the contract. · Be a trusted advisor to The Crown Estate, working hand in glove with their Asset Management team by making concise, accurate reports and recommendations on a regular basis both formally and informally. · Act as a key interface with customers in both a strategic and reactive manner to ensure exacting service delivery standards are met. Key Tasks · Offer a service to customers which can only be described as outstanding, consistently presenting The Crown Estate in the most positive light possible. · Create and maintain excellent relationships with a network of third party contacts including contractors, local community organisations and small business groups to promote the client’s brand and excellent levels of occupancy and retaining customers through good management. · Be visible and available to both customers and the client whenever required to ensure that the highest standards are upheld. · Create a best in class environment to continue to promote Regent Street as a premier office environment. · Make strategic recommendations for improving the rental value of client owned properties. · Ensure all budgets and service charges and reconciliations are as accurate & delivered on time · Ensure all alterations, fit-out, assignments and sub-lettings are carried out in accordance with current legislation.
The Personal Touch · A professional and engaging individual who can instil trust and confidence quickly with customers. · Have a wider business and commerce understanding so that an customer specific approach and service can be offered. · Be comfortable working within a highly intense and perceptible environment. · Happy to make decisions on own initiative where required and appreciate when to seek input from the client’s Asset Management team. · Have a strong general understanding of a variety of property and facilities issues and the ability to use a variety of experts as required. · Take a strategic and thoughtful approach but be able to be reactive, resourceful and quick thinking when required. · Be comfortable managing a small team and working within a larger organisation. · Demonstrable track record in managing large multi-occupied offices, ideally with some large building mobilisation experience.
