Post The Renters Rights Act Introduction

Market Outlook

At McCarthy Holden we have implemented the new Renters Rights Act legislations for our Landlords and Tenants. Some landlords decided to exit the market because of the Act, so there are fewer properties available to rent which means rental prices remain high and this is one of the unintended consequences of the Act. Another outcome is that fewer DIY landlords exist, because with renters’ rights strengthened and local government watching, DIY management is no longer a harmless economy. More landlords are handing their properties to a capable letting agency, because with renters’ rights legislation now in force and local authorities actively pursuing non compliance, the margin for error has narrowed. Good agents protect the landlords asset and get the legal and practical fundamentals right every time.

For the second half of 2026, we anticipate a good market for house sales with price sensitivity being one of the core elements in achieving a successful sale.
