As partner and Head of Knight Frank Gold Coast, I am responsible for leading the office and driving growth across sales, leasing and asset management in one of Australia's fastest-growing commercial property markets. With over 25 years of experience spanning residential and commercial real estate across Melbourne and the Gold Coast, I bring a comprehensive understanding of market dynamics to every client relationship. Having led successful commercial agencies since 2000, I combine hands-on leadership experience with strategy to deliver tailored solutions to suit all types of our clients, whether they are SMSF, property investors or developers, property trusts, and institutions.

Sales Methods

Pros: •Seller does not have to accept the highest bid in an EOI campaign •The set time frame creates competition as buyers have to put their best offer forward to secure the property •Offers confidentiality for both buyer and seller •Unknown creates uncertainty and could receive higher than usual offers as fear of loss. •Developers favour this method Cons: •Buyers are unaware of other offers for competition •Not disclosing the sales price can put some buyers off particularly if there are not many comparable sales

Pros: •Greater control over the sale process •More time to consider offers and to negotiate with buyers •Less pressure on both the buyer and seller to negotiate a deal •Potentially less expensive marketing campaign Cons: •Getting the listing price right – if its too high it will deter buyers and too low the seller will not maximise his profit on sale •Can be on the market for a longer period of time •Usually have conditions on the contract like finance, B&P and cooling off period

Pros: •Unconditional sale / transparent process •Creates urgency and competition leading to a higher price •Property marketed without a price •You are protected by your reserve price •Quicker sale as the auction has a set timeframe and unconditional Cons: •Short marketing program doesn’t suit some buyers and can’t put special conditions at auction •Higher marketing costs to reach more buyers and to pay for the auctioneer •Some buyers like developers prefer to transact under private treaty conditions

Transition Services “ we make it a seamless transition”

Knight Frank’s dedicated Transition team is experienced in change management, and our transition processes are well established. We understand every transition and onboarding new management is as unique as each of our clients and their assets. This is why we have an established and dedicated Transition team. Mari Rossouw is head of the team, who will work closely with the onsite management team to ensure the transition is a seamless experience for customers and key stakeholders. The Transition Management Plan has an over-arching dashboard that highlights project milestones, items completed, and at risk, and tracks the project through to completion.

Our transition to Knight Frank was well managed notwithstanding the challenges of legacy data issues. Knight Frank’s national leadership team worked alongside the HomeCo portfolio team to systematically resolve these issues and did not call the transition “done” until they had built a well resolved and solid platform for our growth.
