PROJECT DELIVERY / COLLABORATION Mason has worked and is currently working on several projects utilizing various delivery methods from Design-Build, Design-Assist, Design-bid-build, and other variations. We can attest to value generated from a collaborative project delivery and believe our preconstruction expertise sets us apart from many of our competitors. We are passionate about delivering projects that leverage true collaboration between the Designer, Owner and Builder. This process emphasizes the importance of early team integration between all parties including trade partners. Leveraging the idea of early integration amongst the entire project team brings the necessary expertise at the right time to optimize the overall design and cost which matters most to our clients. Even though the various alternative project delivery approaches have slightly different nuances, they all have the same goal of harnessing the talents and insights of all participants to optimize project results, increase value to the owner, reduce waste, and ensure the best possible outcome for all stakeholders. COST ESTIMATING Our team uses up-to-date historical pricing and analytics to ensure we produce estimates that are attainable and accurate. We provide milestone estimates at each design phase and, in addition, we will provide interim cost updates. Our process will document design changes as they occur via the Cost Evolution Log and give the Team “real time” cost information as the plans evolve. This interim cost tracking will help the Team make informed scope decisions as the design progresses. VALUE ENGINEERING & ANALYSIS Throughout the preconstruction phase, we work with the project Team to understand the goals and deliverables for the project. We will research and advise on where alterations can be made to reduce cost without affecting performance, quality and/or long-term maintenance. The objective is to ensure your project stays on budget while maintaining the original design intent. Regarding recent supply chain issues, we continue to battle what feels like weekly labor and material shortages and / or cost increases. To combat this problem, we will proactively research materials and products to advise on where alterations may need to be made to reduce cost or schedule without affecting performance or quality.

PRECONSTRUCTION APPROACH
CONSTRUCTABILITY This is a cornerstone of the cost and quality control process. We will utilize our in-house expertise as well as independent consultants, when appropriate, to review plans and specifications to offer potential ways to save money by modifying details or means and methods, without affecting performance, quality, or long-term maintenance. At this time, we would also advise on ways to extend the life-cycle of the building by reducing ongoing maintenance. We believe this process should be engaged in early in the design process to promote efficiency. SCHEDULE & LONG-LEAD ITEM MANAGEMENT We believe effective scheduling is the road map to the success of a project. Mason and the proposed Project Team have established a track record of finishing projects on time. Continual monitoring and updating the project schedule is essential, however inevitably, problems arise. Creative solutions to these challenges is what we believe differentiates Mason Builders. As a General Contractor generally speaking, our most important role is problem-solving to maneuver unforeseen challenges. This has never been more relevant than in today’s world of supply chain deficiencies. Products like paint, metal joists and deck, plastic laminate, insulation, and screws/ fasteners, are a few items that typically have not been difficult to procure in a reasonable time frame; however, today, we must be very intentional and stay informed on lead times for ALL materials to avoid potential crisis. We fully anticipate tracking and creating early bid packages to procure specific materials and equipment to ensure timely delivery.

DOCUMENT CONTROL We use Procore, an all-in-one construction management software, for all project documentation. This innovative tool enhances team efficiency and communication, enabling faster project execution from a single source. Procore allows us to generate various reports, including meeting minutes, monthly status reports, pay applications, cost analysis reports, and submittal and RFI status logs. Additionally, Procore’s mobile collaboration tools provide field teams with a unified, real-time view of project performance. They can remotely fill out logs and access the latest documents, enhancing their efficiency and connectivity.

SCHEDULING & PLANNING Scheduling is more than a list of construction activities; it’s the road map to success as it reveals the timeline and resources needed for the delivery of your project. At the onset of the project, a schedule will be established indicating all critical path activities and key deliverables necessary to successfully complete the project on time. This schedule will also start the documentation of long lead items which could otherwise adversely impact the construction completion if not addressed. We also value subcontractor input / collaboration in developing realistic schedules and get their input early in the process. They’re a great resource for understanding the challenges associated with manpower and/or material lead times. The schedule is a living document that is reviewed on a daily basis. Our team is continuously evaluating opportunities to maintain and/or improve the overall project duration. In addition, the schedule is a primary topic of discussion in the weekly construction team meetings. QUALITY ASSURANCE / QUALITY CONTROL Mason Builders is committed to quality. Our objective is to safely deliver 100 percent complete construction projects that meet all contract and customer expectations the first time, every time. SITE SAFETY AND LOGISTICS At Mason Builders safety is of paramount importance and success is directly related to our commitment to safety. Whether an individual is a worker onsite or a visitor to the construction project, we will strive to provide the safest working conditions possible. Mason’s corporate Environmental Health and Safety (EHS) Program provides an administrative structure of guidelines and requirements for all our employees, as well as program consistency throughout the organization and jobsites. To address safety and logistical characteristics unique to each construction site, a Site-Specific Safety Plan is developed, implemented, and updated throughout the duration of the project. Sutter Health’s West Douglas Care Center renovation seamlessly integrates modern design, enhanced functionality, and expanded medical services to create a dynamic, patient-centered outpatient care setting. This two-phase, 25,500-square-foot transformation reconfigures an existing OSHPD 3 outpatient clinic into a state-of-the-art, multi-specialty healthcare destination. The redesigned space accommodates a Family Medicine clinic, a Dermatology clinic and MOHS clinic, and a dedicated Lab/Blood Draw area. The renovation involved extensive demolition and fully reimagined interior featuring new finishes, artwork, and furniture that reflect Sutter Health’s latest branding and placemaking standards. A spacious, centralized reception and waiting area serves as a welcoming hub, designed to enhance patient comfort and streamline clinic operations.
Beyond interior upgrades, the project included critical site enhancements to improve accessibility and support the installation of two new imaging trailers. These units house an MRI suite and a PET/ CT scanner, significantly expanding diagnostic capabilities and ensuring patients have convenient access to advanced imaging technology. The Hayley is a pivotal project driving the revitalization of Sacramento’s Riverfront and Railyards Districts, marking the first multi-family phase within Township 9. The planned community includes 10, three-story apartment buildings and clubhouse. The sprawling 9-acre site creates a neighborhood dynamic activated by the tranquil characteristics of the riverfront. The Hayley community consists of 372 walk-up/garden-style units with private balconies totaling 364,523 sf. Active street-scape and building breezeways provide pedestrian-friendly connections to urban pocket parks and the community clubhouse. Poised to be one of the area’s most innovative research and development campuses, University Research Park (URP) is comprised of 17 distinct buildings with a mix of research, technology, science, office and business tenants. The 33-acre campus is one mile from downtown Davis and the University of California Davis, and conveniently located near downtown Sacramento and Sacramento International Airport. Planned for the final 3.8-acre parcel, the Greenhaus project advances the URP footprint by adding a residential component along with office and research space opportunities. The mixed- use development encompasses four buildings with four stories of residential units over ground floor podium totaling 167,000 gross building sf. The 160-unit mix includes (32) studios, and (96) one- bedroom and (32) two-bedroom apartments. The building placement frames a central courtyard creating a private oasis with a pool and communal gathering places. Additional amenities include a fitness center, coffee bar, leasing office, herb garden, dog park and spa, smart entry, -thermostat, solar panels, and BBQ area. As part of Sacramento’s River District’s mixed-use urban development, Caption by Hyatt is six floors totaling 191,000 sf. to include a two level podium incorporating 72,000 sf. of on-grade and above-grade parking.
The hotel features 199 luxury guestrooms and inviting accommodations to include a rooftop terrace bar overlooking the American River, as well as, dining, bar and lounge, fitness center, meeting rooms and flex spaces that allow guests to work and relax. The new 39,200 sf., two-story, 32-bed, (OSHPD 1) skilled nursing facility (SNF) is an addition to the existing campus owned and operated by Masonic Homes of California. Existing services provided on the campus include independent and assisted living, licensed as Residential Care for the Elderly (RCFE). All resident apartments contain a generous living and sleeping space, bathrooms, closets and kitchenette with appliances. Each floor has common area amenities such as a large multi-purpose quiet gathering room, large living and dining rooms, a full kitchen and servery, and shared laundry facilities. Nestled in the hills of Union City overlooking the San Francisco Bay, Acacia Creek is a premier continuing care retirement community. Surrounded by lush greenery and bay views, the Pavilion is a residence within the community for seniors experiencing memory loss conditions or requiring assistance with day-to-day activities. The Pavilion’s well-appointed resident apartments contain a generous living and sleeping space, bathrooms, closets and kitchenette with appliances. Each floor has common area amenities such as large multi-purpose quiet gathering room, large living and dining rooms, a full kitchen and servery, and shared laundry facilities. Additionally, the 1st floor has a special exterior Memory Care Garden and dynamic exterior living and gathering space for enrichment of the memory impaired residents. Sutter Ambulatory General Services Medical Office Clinic Folsom, CA

Sutter’s Ambulatory General Services (AGS) Clinic tenant improvement project was completed in accordance with Sutter Health’s latest standards for typical room configurations and branding guidelines for finishes. The 4,348 sf. renovation of the existing interior suite involved the demolition and reconstruction of exam rooms, offices, workstations, reception area, waiting lobby, conference room, breakroom/amenity room, soiled room, and more. Upgrades included new walls, acoustical tile and gypsum ceilings, flooring, doors, cabinetry with countertops, and fiber-reinforced laminate panels, along with wall tile in restrooms and a breakroom backsplash. Additional improvements encompased new restroom accessories, an upgraded exterior storefront system, MEP systems and finishes, furniture, window shades, interior and exterior signage, site signage, medical equipment, and access control. This urban infill project, located at the corner of 12th & E Streets in downtown Sacramento, involves the development of two 3-story buildings totalling 57,000 square feet. The project will introduce 132 market-rate housing units, offering a variety of options including single bedrooms, lofts, and studios. Residents will benefit from high-end amenities such as a live-work unit, a private courtyard, and a lounge, all designed to enhance the urban living experience. The buildings will be primarily constructed using wood framing, featuring a mixed media exterior of thin brick, stucco, and architectural metal panels. The design also incorporates built-in planter boxes for raised planting areas and shade trees, which will blend seamlessly with the revitalized surrounding landscape. Maven on Fifth is a multi-family apartment complex located south of downtown Sacramento in the middle of the highly sought urban community, Mill at Broadway. The development includes eight, three- and four-story apartment buildings totaling 231,000 sf. on a 6.67-acre site. Rich with architectural character, Maven on Fifth is comprised of 252 modern-style apartments featuring primarily 1- and 2-bedroom units. In addition, the complex includes a 5,900 sf. clubhouse / amenity building with adjacent pool, spa and barbecue area for residents. The building gross floor areas range from 20,000 – 43,000 sf. with exterior veneers consisting mainly of painted stucco with highlights of corrugated metal panel, composite shingle roofing, and communal stairwells. The Northgate Industrial Park is a repurposing of the 17.6-acre former Fry’s Electronics mega store site in North Natomas. The former two-story, 156,013-square- foot Fry’s building has been converted into a single- story industrial warehouse space featuring (8) 9’ x 10’ overhead dock-level doors, (3) 12’ x 14’ overhead grade-level doors, and (1) van-high roll-up door. Improvements also included exterior paint, a new TPO roof, and other site enhancements. The new floor plan also includes (2) main entrance store front areas, designed to accommodate two future tenants. Extensive demolition included the removal of the second-floor mezzanine, a large exterior rotunda with roof top welded cage feature, exterior site concrete, and roof. Pier 400 Equipment Maintenance & Repair Training Facility San Pedro, CA

The two-acre Port of Los Angeles storage yard was leased by the City of Los Angeles Harbor Department to the Pacific Maritime Association (PMA) for the development of a maintenance and repair training facility for the International Longshore Workers Union (ILWU). The main function is to help facilitate a workforce development program for longshore workers. The structure is a 20,000 sf. pre-engineered metal building providing modular classroom space and on-the-job training areas which include heavy equipment such as forklifts, column lifts, welding stations, a jib crane, and truck chassis. The project scope also included associated underground utilities, sitework and landscaping. Mason Builders managed design, LADBS permitting and inspections, construction, and procurement and installation of Owner equipment.
