Residential Solar Energy Company Freedom Forever Selects the Discovery District For Entry into Maryland/ DC Marketplace

“After an extensive real estate search, we believe the Discovery District offers us the most compelling combination of location, building design and access to employee talent that will fuel our growth in the Maryland and Washington, D.C. region,” explained Danny Rubin, Vice President of Field Operations for Free- dom Forever. “Maryland is an extremely solar-friendly state full of customers who are eager to save on their utility bills. The building provides us with the open space we need to store and stage mate- rials, as well as access to highways and the Metro DC area. A significant factor in our decision was the opportunity to be part of the Discovery District, which we believe to be extremely innovative, energetic and close to amenities.”

Freedom Forever, a California-based com- pany engaged in the installation of resi- dential solar energy systems, has selected the Discovery District at the University of Maryland as the site of its entry into the greater Maryland and Washington, D.C. marketplace. The group signed a lease with St. John Properties, Inc. for 17,499 square feet of space at 5650 Rivertech Court in Prince George’s County, and expects to be operational with approxi- mately 10 employees by April 1 and rapidly grow to 75. Freedom Forever will utilize the site to house its team of site surveyors, con- struction professionals and installation personnel which will complete rooftop solar energy panel installations and home energy conversions.

St. John Properties Expands in Colorado with 81-Acre Mixed-Use Business Park St. John Properties, Inc. has acquired 81 acres of land in Broomfield, Col- orado with plans to develop Simms Technology Park, a mixed-use busi- ness community containing nearly 600,000 square feet of single-story, multi-story and flex/R&D space, in addition to complementary retail ame- nities and available pad sites. Purchased from Brocade Communi- cations Systems, LLC, the business community located at the intersec- tion of N. Simms Street and W. 112th Avenue in Broomfield County will be comprised of two multi-story Class 'A' office buildings containing 200,000 square feet of space; five single-story office buildings offering 150,000 square feet of office space; six flex/R&D buildings containing 220,000 square feet of space; an 8,000 square foot retail building and four pad sites suitable for multiple retail applications. “This strategically-positioned site provides the opportunity to execute our long-term development strat- egy in a section of Colorado that contains every essential metric for sustained growth and economic vitality,” explained Brandon Jenkins, St. John Properties’ Regional Partner for Colorado.

Northeast Battery and Tri-State Battery, both Stored Energy Holdings Inc. (SEHI) companies, will together occupy space at 983 Waugh Chapel Way, a 33,120 square foot single-story flex/R&D building. “The Waugh Chapel location provides a regional presence to our both of our SEHI companies and, given the proximity of major highways to the business communi- ty, enables our team to more easily access Columbia, suburban sections of Maryland into Washington, D.C. and Annapolis, where we are experiencing particularly strong customer growth and activity,” explained John Tilly, President of SEHI, Northeast Battery and Tri-State Battery.

Since initiating its LEED program in 2009, St. John Properties has devel- oped more than 5 million square feet of LEED Gold, Silver or Certified space encompassing 82 buildings in its nationwide portfolio. “The subject of LEED building certi- fication is entering the dialogue with potential clients significantly earlier in the conversation, as the health and well- being of employees has risen in priority,” stated Matt Holbrook, Regional Partner, Virginia and Central Maryland for St. John Properties. “Companies across many different industries are mandating this building designation, and employ- ees have become increasingly vocal as new research emerges about the impor- tance of air quality as it relates to overall health and productivity. its services to bilingual childcare for children ranging from six weeks to five years of age, with instruction delivered in both English and Spanish. The guiding philosophy of the center’s curriculum is that children who learn eight nursery rhymes by the age of four tend to be the among the top readers in their peer group by age eight. As a result, nursery rhymes and learning songs will be sung daily at the center. “I chose Spanish as the second language because Hispanics represent the largest minority group in the country. Becoming adept at Spanish will accelerate life skills and provide a clear edge with job responsibilities, networking and general business applications. Our infant and toddler classroom will be completely immersive. Children in those classrooms will hear and use 100% Spanish, 100% of the time. Our preschool classrooms are bilingual in English and Spanish to prepare students for kindergarten. Melford Town Center represents the perfect location for our move because it serves such a diverse demographic with parents eager to enrich their child’s educational experience.” explained Coggins.

BabyFe, a bilingual learning and childcare center owned and operated by entrepreneur Michele Coggins, has signed a lease with St. John Properties, Inc. for 5,000 square feet of space at 4861 Tesla Drive in Melford Town Center, a 466-acre mixed-use community in Prince George’s County. The concept, which was started in 2018, will relocate from Southern Maryland and into its new home this summer. In response to the pandemic, BabyFe switched to an online tutoring model and currently offers tutoring sessions to students from prekindergarten to eighth grade. This summer, BabyFe will extend Bilingual Learning Center BabyFe Signs Lease at Melford Town Center

Built in the early ‘90s, the convenient location offers easy access to main thoroughfares — perfect for Friendship Creative Partners, which services customers throughout the Baltimore, Washington, D.C., and northern Virginia areas. Beginning with 7,500 square feet of space, the company nearly doubled its manufacturing and warehouse needs, now occupying 12,000 square feet. “St. John Properties has been good to work with over the years,” said Gregg Palmer, president. Even now, well after the expansion, Palmer still has virtually no complaints. “The buildings are a good fit,” he continued. “They take pristine care of the properties and treat us as family, not just a tenant. If we call with an issue, it gets resolved quickly.” Palmer also mentioned the pride the

company takes in its location, serving as what he described as “more or less the park police here at I-97.” In addition to a wide variety of printing services, Friendship Creative Printers also offers variable data printing, which allows for mass-production of unique documents. The company sources its materials sustainably; paper is purchased from companies that care about maintaining the long-term health of more than 133 million acres of responsibly managed forests. Offset printing ink is vegetable oil-based and low in volatile organic compounds, which helps to conserve natural resources. Any paper waste and aluminum print plates disposed of during production are collected and recycled responsibly to reduce the facility’s carbon footprint. When it boils down, Friendship Creative Printers’ longtime partnership with St. John Properties can be attributed to the ease of it all. Palmer said the
