Bouchard said, “[I had a] great experience with them, much better than my experience with my original landlord. When it came time to look for a location for this new business venture, I really wanted something in the I-83 corridor, so I was happy that St. John Properties had several options, including something in the right size range and at the right price point.” SpeedPro produces a variety of signage and graphics solutions, including event signage, window, wall and floor graphics, outdoor signage and vehicle wraps. Even though SpeedPro is almost completely a business-to- business company, a central location that is easily accessible is still extremely important for daily operations. The company manages wholesale work for customers and various marketing firms, sign shops and printers — these operations are much more streamlined with the St. John Properties location. “Being so close to interstates 695, 83 and York Road allows [clients] to visit us often to view materials and discuss projects and also
makes it easy for them to pick up the [finished] product,” Bouchard said. “And our convenient location also benefits the work we do for non-wholesale customers, such as small and large businesses, nonprofit organizations, schools, churches, etc.” The current Timonium, MD, location is divided into a kitchen, a customer lobby and several office spaces, in addition to production areas and a vehicle bay for installing vehicle wraps on cars and trucks. In 2018, the company opened with large production equipment and later added an additional large-format printer and a flatbed cutter/router — the versatility of the space has made it adaptable for SpeedPro’s changing needs. Because of the materials SpeedPro utilizes, a controllable climate and adequate lighting are crucial. “St. John Properties customized the lighting in our studio to ensure that we would be able to produce detailed work,” Bouchard said, “and conditioned the entire unit to eliminate humidity and other
temperature swings that could cause inconsistencies with our print production.”
Given Bouchard’s previous experience with St. John Properties, returning to the real estate company was the best solution. “I interact often with individuals from many different departments of the organization — from marketing directors to project managers to property managers to building engineers — and everyone seems really proud to work for St. John Properties” — and now SpeedPro is proud to lease from St. John Properties.

Baltimore Graphics is a creative agency focused on brand design and mobile advertising. “We create unique branding for small businesses as well as manage the design, printing and installation of their company apparel, signage, business printing, vehicle wraps, and more,” Ben Gonzales, president, said. “Our ability to produce much of what we design helps set us apart from other creative agencies.” Baltimore Graphics had two goals when looking for a new space: a showroom for products and services, and a

Properties tailored the property to best fit the company’s daily operations, including significant changes like a roll-up door. “The installation of a larger roll-up door was what excited us most,” Gonzales said. “It made an immediate impact by allowing us to maneuver large trucks in and out more easily.” At first, Baltimore Graphics began looking for property based on location, price and presentation, but the growth potential at St. John Properties is what caught their attention the most. “Our previous spaces have been smaller and managed by the property owners themselves with a great deal of inconsistencies,” Gonzales said. “When we decided on our space, we wanted to work with a larger company that could provide consistency as well as resources to help us grow.” Now Baltimore Graphics happily resides at its St. John Properties location and sees continued growth, providing clients with high-quality advertising services and products.
“Our front lobby and offices showcase products like frosted window film, a dimensional logo sign, stretched fabric wall prints, vinyl wall graphics, as well as digital displays,” Gonzales said. “The back warehouse is reserved for produc- tion and installation of signage, vehicle graphics and company apparel.” To ensure the space was what Baltimore Graphics wanted, St. John

Congress, the U.S. National Archives, the Smithsonian, the United States Holocaust Museum and many others. “Our support services division rounds out the full lifecycle of digitization, encompassing the technical support of the equipment we represent as well as custom software engineering and hardware manufacturing solutions for digital imaging,” Baker said. Crowley has locations around the world, including Maryland, California and the U.K. The St. John Properties location in Frederick, MD, gives Crowley easy access to clients in Washington, D.C. these types of projects year-round in an indoor space.” In theme with sidestepping any potential obstacles to productivity, “there are no distracting features of our space, which helps us stay focused and work efficiently,” Mierow said. “St. John Properties truly helped us optimize our space so we could perform to the best of our abilities. They were very cooperative and accommodating by making sure we had a clean, open work environment to help our team enhance creativity.
