We are unrecognisable from the small brand that launched in late 2017, having already created a portfolio of over 19,000 beds, with ambitious plans for the future. In 2016, Brookfield acquired a 13-property portfolio as a base for creating an off-campus student housing platform across the U.K. The investment addressed undersupply in key university cities to meet the growing demand from international students. Brookfield was attracted to the sector due to our belief that the underlying demand drivers would continue to be strong as the globally mobile student population grew. Through our operational expertise, we transformed a collection of independent properties into a leading national developer and operator of premier student housing assets with a recognized brand. We worked with the existing management team to expand the business through add-on transactions. Their market knowledge, combined with Brookfield’s transaction capabilities, enabled us to double the size of the portfolio in the first year, building sufficient scale to assemble a full corporate platform behind the business.

Central to this was internalizing the property operations and creating a centralized operating business with finance, marketing, operations, development and acquisitions functions. This allowed us to position the business for further growth and establish a replicable model that has since been used in other European markets. Since acquisition, we have grown the operating portfolio to 20,500 units across more than 50 properties, with a further 4,500 units in the development pipeline across multiple properties. Today, Student Roost is the third-largest private student accommodation provider in the U.K.

About The Role

This role is a key hire for our in-house Development function, which forms an integral part of our business as we continue to grow. The team is already made up of really good people and we’re a business who will endeavour always to do the right thing, in the right way – truly putting students’ experience, welfare and safety at the top of our agenda. A member of the Development Team and reporting to the Senior Development Manager, the Development Manager will, with the support of the Senior Development Manager, take responsibility for managing new build and refurbishment projects through detailed design, procurement and delivery. We are seeking an individual with early career experience in supporting and/or leading large-scale capital development programmes in a comparable context. The role would suit an individual that is motivated to progress their career in a client side development role on a portfolio spanning across the country. Experience of working across capital developments with comparable characteristics (residential, PRS, PBSA,) would be particularly advantageous, but no means essential. Key Accountabilities CORE PURPOSE

Manage projects through detailed design, procurement and delivery on time and on budget to the standards and quality which represent the Student Roost brand and core values. Assist in realising the full potential of land acquisitions by taking initial concepts through to viable detailed designs which maximises viability, profit and operational efficiencies, creating planning approved schemes.

KEY RESPONSIBILITIES

• Manage consultant teams to navigate projects through detailed design and procurement, ensuring they meet approved budgets and mitigate risk to the business • Take ownership of projects through the delivery phase to ensure buildings are delivered to a high quality and in line with Student Roost’s brand standards • Lead projects and project teams through the construction phase to ensure delivery on time and on budget • Work collaboratively with other areas of the business through the development process to ensure buildings fully meet the needs of the business • Implement Student Roost’s mobilisation process to ensure the completion, handover and occupation of buildings is fully managed and coordinated • Assist the Head of Development in developing and refining development standards, processes and procedures, documents and systems • Work alongside the Head of Development to progress sites from feasibility, through the planning process to grant of consent • Support the Real Estate team in its key functions, including technical due diligence on site acquisitions and development deals

About You

What you’ve done before

• Proven experience in a Development Manager / Project Manager role on substantial student, residential or mixed-use schemes • Track record in managing multiple projects through detailed design, procurement and delivery • Knowledge of regional purpose-built student accommodation sector, competitors and the market expectations for new build schemes • Comprehensive knowledge and understanding of budget and programme monitoring and reporting • Worked in a fast-growth environment.

What will it take?

Physical Effort • Operations Managers spend a great deal of time moving around their property, this may involve flights of stairs and an ability to respond to Fire Alarms or emergency situations where lifts may not be in use. • You will be working in front of a screen for a good proportion of your time. In line with the DSE assessment, we encourage time away from your workstation, fresh air throughout the day and a good balance between systems and human beings! • Some travel will be required from time to time. • Operations Managers are present for annual check-in weekends, which can involve lifting and carrying of items Mental Effort • This is a role of competing priorities and as a seasonal operation, there are times of year when workloads may spike or unplanned incidents will take over. The role requires someone highly organised, but someone who is calm and pragmatic in their response to changes. • Despite solid planning, short-notice work may be required of you. • Unpredictable pattern of activity, no two days are the same and this role would be more suited to someone who can operate effectively in a highly-varied environment. Emotional Effort • Frequent exposure to difficult circumstances involving customers and/or people.There is a known increase in mental health challenges for the student population and whilst we will provide all the tools, training and support necessary, we recognise everyone is different and there may be a more profound or lasting effect on some of our people. • As we build out this business, working on the development of organisational processes, systems and change, it can bring with it uncertainty. We would seek to minimise or remove any concerns for people through clear, consistent communication.
