‘Estates & Facilities philosophy is to deliver trusted, responsive and consistent services enabling our communities to achieve their aspirations, making the world a better place’.

KING’S COLLEGE LONDON

King’s College London has been making the world a better place for almost 200 years. The staff and alumni of King’s and its constituent institutions made major contributions to 19th-century science, medicine and public life. In the 20th century eight people from King’s institutions were awarded the Nobel Prize.

King’s is rated among the world’s top universities and ranked sixth in the UK for the quality and quantity of its research activity. Since its foundation in 1829 King’s has defined itself in terms of its service to society, and it now has some 29,000 students and more than 8,000 staff members. King’s Strategic Vision 2029, a strategy which will take the university to its 200th birthday, has pledged that its staff and students will continue to help make the world a better place.

About the Directorate of Estates & Facilities

About Estates Planning and Developemnt

King’s Directorate of Estates & Facilities is a key enabler of the university’s Strategic Vision 2029 and we have created a strategy which demonstrates our intent and sets out how the Estates & Facilities team will support the ambition of the university’s strategic vision. Our philosophy has been developed using the Guiding Principles outlined in Vision 2029; we have worked with the teams across the other support

Page heading to go here Estates Planning and Development is an in-house team of construction project professionals, focused on the delivery of the University’s goals, strategies and aspirations, through the planning and delivery of its estates asset requirements. The project portfolio is hugely varied in type and scale, generally ranging

from £500k to tens of millions; encapsulating small refurbishments, developing new or refurbishing whole buildings. We deliver a multitude of facilities in support of our goals, whether they be educational and collaboration space, office, residential, life sciences, healthcare, or scientific and engineering research. We co-develop facilities with external partners and with support from UK and European research funds, philanthropy, commercial co-investment, as well as with our own capital. We work with the broader directorate to ensure our projects support the university’s goals for long-term sustainability and inclusion, for the benefit of staff and students, for the wider community, both locally and internationally. We are currently embarking on master-planning across our campus sites which will support the future development strategy of the university and generate a programme of estate renewal through capital delivery.

functions, with our academic and research colleagues and our students so that we can ensure that the communities we serve are at the very heart of the directorate’s work. We know that everyone in King’s interacts with our physical assets and relies upon our service delivery therefore they need to: • be seamless • to work • be sustainable and safe • be enabling • support work and learning and; • enable growth As King’s continues to mature and grow the task of developing, maintaining, managing and driving value from our physical infrastructure will become more complex. The Estates & Facilities strategy holds together our vision and ensures we can measurably improve the learning and working experience of our student, staff and partners. Meeting our aims will not be without its challenges. Operating in central London means that King’s has some unique challenges ahead with an ambition to grow student numbers and the level of research we undertake. This means we will need to make wise choices about where we focus our effort and resources. We will need to be clear about how we prioritise activity to ensure our decisions can support the overall purpose of King’s. We have a finite amount of space and resource and it is our job to help King’s manage our assets well. King’s has five campuses in central London consisting of more than 100 buildings ranging in age from the 1780s to the current day. Many are listed and of great architectural significance. The campuses house a diversity of spaces, including teaching and learning environments, cutting edge research facilities, two chapels, cafes and restaurants, gyms and student residences. The Estates & Facilities team employs more than 1000 people with a vast range of expertise and skills, operating and maintaining facilities and providing services to ensure King’s remains one of the world’s top universities. • Details of our Strategic Vision 2029 can be viewed here . • Details about our Estates & Facilities philosophy can be viewed here. • Background to estates and facilities including an introduction from our Director of Estates, Nick O’Donnell can be viewed here .

Benefits of working at King’s Estates & Facilities

At King’s we aim to provide a supportive working environment and offer a range of benefits to help you achieve a balance between your personal and professional lives. In addition to 27 days leave (plus public holidays and fixed closure days over the Christmas period) and a generous pension scheme King’s provides a diverse range of employee benefits: Career development and training – King’s has a strong commitment to organisation development and offers staff a range of opportunities for professional learning. Financial benefits - King’s provides staff with the opportunity to obtain an interest free

loan to pay for their annual travel ticket and provides access to a range of discounted products. The cycle to work scheme allows staff to make substantial savings on the cost of a bicycle, safety equipment and accessories. Equality, Diversity and Inclusion - As an employer and educator, King’s recognises its legal duties as well as the moral imperative to promote diversity and inclusion within the campus community and to provide a safe and healthy environment for work and study where staff, students and other members of the King’s community are treated with dignity, courtesy and respect. The work of the King’s EDI team not only ensures that King’s meets and upholds its legal obligations in regard to equality and anti-discrimination law, but also makes positive interventions to embed the ethos diversity and inclusion into policy, processes and everyday practice, working to eliminate barriers to participation and success. Estates and facilities have dedicated resource to promote EDI both in the Kings environment and within our capital projects. Facilities and recreation - King’s buildings are equipped with all sorts of facilities to make working life even more enjoyable. For example, King’s provides library services; access to sports facilities, clubs and societies; and themed catering events for staff, serving menus from across the world. Events and lectures are held by different departments on a variety of topics. Health and wellbeing – King’s encourages staff to maintain a healthy lifestyle, including both physical and mental well-being, and support staff by providing assistance in each of these areas. King’s runs an Employee Assistance Programme where staff can access independent, free, confidential advice and guidance on a range of practical issues, such as family matters, debt management, relationships, well-being, personal development, life events and more. Staff have access to the King’s College NHS Health Centre (a team of doctors, nurses, and other health workers who provide staff with a confidential health care service), and all King’s staff may register at the Health Centre as their GP regardless of where they live. Staff have access to free eye tests and free dental treatment.

The EPD team is based in Lavington Street which is an open plan office environment shared with other professional services staff and is part of the Guys Campus. Projects are delivered primarily at our London campus sites, so in addition to working at Lavington Street, Project Managers will be required to work from the campus sites to deliver their projects. As a result of Covid 19 we have developed a hybrid working approach so that there is a balance between working from home and on campus. This is not a contractual arrangement and will need to flex to meet the university policies and project needs.

Centre for Children and Young People (CYP) The Centre for Children and Young People will bring together, under one roof, the world’s leading experts in clinical care and research from South London and Maudsley NHS Foundation Trust (SLaM) and King’s College London’s Institute of Psychiatry, Psychology & Neuroscience (IoPPN). Kings College London is part funding the development and will occupy approximately 25% of the floor space. This new building development sited adjacent to the IoPPN and SGDPC buildings is being project managed by the SLaM Trust in partnership with KCL. The building construction is progressing through the development of the above-ground structural frame with topping-out expected in March 2022. The project is on programme for completion in June 2023.

London Institute for Healthcare Engineering. The London Institute for Healthcare Engineering is an exciting development project to create a unique new facility for hosting the flagship institute, in an iconic location on the banks of the Thames. The Institute, which is hosted by the Faculty of Biomedical Engineering & Imaging Sciences, will bring together King’s research excellence, GSTT’s leading clinical practice

and the medtech sector’s commercial innovation power and talent, engaging multinationals, SMEs and start-ups simultaneously. LIHE will provide an ecosystem for close collaboration that will ensure research in healthcare engineering is translated rapidly into new products and technologies that will benefit patients. Located at the southern end of the historic campus, the highly accessible, under-utilised nature of the site, and its opportunity to link hospital, university, and med-tech company activity, makes this an outstanding opportunity to create a facility among the best of its kind in the world and make a positive contribution to the surrounding area. Given the heritage of the surrounding buildings on the campus, the site represents the last significant development

Weston Education Centre (WEC): Phase 1

Surgical and Interventional Engineering (SIE) Laboratory Space

MAISI (Manufacture of Active Implants and Surgical Instruments)

The newly created surgical interventional research facility has been delivered at St Thomas’ Hospital for the School of Biomedical Engineering & Imaging Sciences. It is located in the basement of Block 7 – one of the original 19th century hospital buildings - and was an incredibly complex construction project in a challenging environment, led by KCL with the support of GSTT – an example of our deeply inter-twined development programme. The new SIE department will develop new surgical technologies for a range of indications, cultivate a robust translational strategy, demonstrate impact through clinical trials, and shorten bench-to-bedside time so research reaches the clinic and impacts patient care faster. The core laboratory space delivered by KCL is the first of its kind in the UK. The overall infrastructure allows engineers and clinicians to work collaboratively to translate technology into the NHS. State-of-the-art multi-disciplinary facilities to support research spanning from core technology development to cadaver studies will help avoid the pitfalls into which many novel technologies fall due to poor understanding of the challenges surrounding clinical workflow, good manufacturing practices and regulations. Early career researchers who train and work in this fully-equipped environment will be able to identify limitations in interventional practices, discover innovative solutions, and navigate the translational pathway of healthcare, delivering patient-centric solutions. Further, the SIE facility will be an enabler of future research activities and attract both multinational & new medtech companies to King’s College by providing a clinically realistic testbed. This will give major industry companies the confidence to follow through with the commercialisation of healthcare technologies. The new facility provides a new mock operating theatre alongside dedicated optical research labs and 3D workshops to allow King’s to complete both research and teaching of Surgical Interventional Engineering within St Thomas’ Hospital.

Work is about to start on the development of a unique and dedicated cleanroom facility for the Manufacture of Active Implants and Surgical Instruments, which will be fully staffed and equipped to build and certify advanced Class II & III medical devices (e.g., aortic and mitral heart valves, brain implanted devices for epilepsy) for first-in-patient clinical studies. An innovative and novel manufacturing facility (cleanrooms), this project will also allow the production of medical devices for named patients who require bespoke devices that are not commercially available, and in this way, will support academic research to develop and deliver life-saving products to patients of our partner NHS hospital onsite. Such facilities to enable this research are currently lacking in the UK. The SIE facility including the mock interventional provides an environment where novel medical devices can be tested before they become manufactured within the cleanrooms. The new cleanroom facility will be embedded within the 4th Floor envelope of the Lambeth Wing at the St. Thomas’ campus and therefore involves close collaboration with GSTT colleagues to ensure disruption is minimised. The facility is expected to be fully operational by November 2022.

Hydra MRI Replacement The Hydra MRI project was a recent life-cycle replacement of redundant MRI technology with a new machine to support both NHS clinical activity and NHS and University research. The facility is embedded in the emergent Imaging Centre at St Thomas’ Hospital which will see continual investment in new MRI scanning technologies, by both the University and GSTT, for the foreseeable future. Theoriginal scannerwas adedicatednon-CEmarked research system that was no longer feasible to support, although the research for which it was designed has continued and we have found a way to do that as an add on to otherwise standard MRI systems. Because of its non-standard, non-CE marked status, the old system was of limited general utility, but it still cost the same to maintain as a standard MRI system. The project sought to replace it with a modern Siemens system as part of a developing strategic partnership. Providing amodern scanner certified for healthcare use allows the School to support the continued growth in clinical MRI demand from the NHS, whilst supporting the university’s research and development initiatives.

152-158 Strand

Quadrangle Engineering Redevelopment

KCL retains a significant proportion of heritage estate in significant London locations and an example of this is its premises on the Strand. Whilst small in scale, this preservation project was important in the context of our obligations to assets with listed status. Specialist heritage subcontractors were appointed to repair the existing external fabric at no.152 Strand and the existing timber pilasters and stone shopfronts to ensure that these areas can be reutilised in the future, the materials and methodology to undertake these works were approved by both Westminster City Council and a Heritage Consultant to ensure that the works were in accordance with the requirements for Grade II Listed Buildings.

As a key part of the transformative initiatives of Vision 2029, King’s sought to further develop world- class Engineering on its Strand Campus, in both research and education. The vision was to launch a new engineering programme fit for the 21st Century, to leverage our interdisciplinary links to deliver distinc - tive taught programmes, and to establish new, innovative, value-adding research themes and partner - ships. As well as enabling the delivery of new engineering teaching programmes in exciting and innova - tive ways. The project will provide significant additional benefits to the Strand campus such as; upgrading essential campus infrastructure including drainage and chilled water systems, resurfacing the Quad (which will vastly improve the Strand campus aesthetics and accessibility) and rebuilding the King’s building steps. A project of this scale and importance will have far reaching positive impacts for everyone on campus, offering a vibrant and exciting public realm for multiple uses and lifting the quality of the Strand campus estate. In support of this initiative, designs have been developed to re-establish teaching, and bring back into operation 3,000m2 of previously disused space, within levels -1 and -2 of the Quadrangle building at the Strand campus to deliver an Engineering degree programme. The scheme will include public realm, maintenance, structural and building fabric enhancements, including the replacement of the external quad surface, to ensure the integrity of the building structure. Plus, campus infrastructure upgrades to drainage and chilled water systems as required to facilitate the development. The budget also covers the delivery of circa 600m2 of new academic research space located in the to be refurbished space in the South West Block of the King’s Building. Delivery of all aspects of this pro - gramme of works is scheduled for occupation and use in September 2022. Progress has remained positive despite the impact of Covid-19 and Brexit putting pressure on the con - struction industry through the availability of materials and price increases, plus a shortage of skilled labour due to restrictions in the movements of people internationally.

Upgrades to Honor Oak Park facilities In conjunction with King’s Sport, upgrades have taken place to the facilities at Honor Oak Park. Resurfacing works of the hockey pitch now provide a blue sand filled Class 1 Hockey Pitch meeting the FIH Certification. The facility also now provides new spectator area, with new dugouts enabling the spectators to enjoy the game with ease. Floodlights on both Pitches at Honor Oak park have also been upgraded from Metal Halide Floodlights to LED floodlights designed and manufactured by Gigatera. These LED floodlights provide an improvement in efficiency, carbon reduction and spill control, while maintaining the same level of LUX levels on the pitch.
