4. MAIN DUTIES & RESPONSIBILITIES

1. To manage the production of building services designs and specifications to meet the requirements of the University and agreed programmes of work, ensuring compliance with all applicable statutory and other regulations. 2. To co-ordinate the work of the services designers within project design teams and on selected projects, manage the mechanical contractor. 3. Manage own building services projects in their entirety comprising: • Develop the client’s brief carrying out necessary feasibility studies and research necessary to produce a specification that reflects the client needs.. • To establish project plans and ensure their development from inception to contract completion. • To establish and manage project teams, including the appointment of the necessary consultants in accordance with the University’s policies and procedures. • To manage and undertake the production of designs, detailed specifications, drawings and other information as necessary to enable the production of contract documentation and the process of construction to be successfully completed. • To ensure all aspects are sufficiently designed, detailed and documented to meet all relevant legislation, statutory authorities, health and safety and CDM requirements. • To prepare budgets, obtain tenders or quotes as appropriate in accordance with the University’s policies and procedures, including preparing tender evaluation reports and recommendations, placing contracts and orders. • To control project costs and provide regular forecasts and cash flows in order to contribute to clients and Estates department budgetary control activities as well as inputting into University’s financial forecasts

• To control project programmes and provide regular updates of progress. • Develop project risk register and mitigating actions and establish appropriate plans for managing them. 4. To carry out the design and prepare specifications and documentation for building services work to be carried out by contractors and occasionally by our in-house work force in conjunction with other members of the Estates Team. 5. Perform quality control duties on site during construction works, snagging and inspections of electrical installations and final testing and witnessing. Work with Clerk of Works and Compliance Monitors where appointed. 6. Brief external consultants and contractors on Coventry University requirements to ensure designs are compliant with current legislation and with our own design standards and review designs from consultants and contractors from compliance. 7. To ensure all duties are carried out with a high level of sensitivity and responsiveness to the needs and requirements of the University’s internal customers (i.e. staff and students). 8. To formulate budgets and obtain tenders for services work in accordance with the University’s procurement requirements. 9. To maintain standard specifications and design guidelines for use by both internal staff and external consultants.
