for the project, it was identified that the land was reclaimed from the lough in the early 1900s and used in shipbuilding until the late 1960s. There was significant potential for contamination given its previous use. The site was classified as CS2, requiring gas protection measures to be employed onsite to protect receptors from any present ground- borne contaminants.” Established in 2016, Baridek NI Limited is based in Armagh and services Northern Ireland and GB. Employer’s agent Drees & Sommer was appointed as employer’s agent and quantity surveyor, overseeing the project from initial design and procurement through construction, completion and final close-out. The team provided comprehensive project leadership to help bring this landmark waterfront development to fruition. Grant Bartley, Associate, says, “A key challenge was managing the construction of a major hotel development within a busy city-centre environment while a separate live project was being built immediately adjacent to the site. This required careful planning and close control of access, logistics, public interfaces and stakeholder coordination to ensure both projects could progress safely and efficiently. “In addition, extensive collaboration was undertaken with Marriott’s Brand and Compliance teams throughout the project to ensure the finished development met all operational and brand standards.
