Top project goes to Belfast Grand Central
Belfast Grand Central Station has been named Project of the Year at the RICS NI Awards 2026, held in the Europa Hotel on July 2. Delivered by Farrans Sacyr JV, the £340m project also won in the Community Benefit category and will represent the region at the UK Grand Final on October 22. The new-build station features 26 new bus stands and a new bus route with bridge-to-carriageway connection, eight new rail lines connecting to the existing network, and public realm works forming the centrepiece of Weavers Cross. It was praised by judges as representing excellence across quality design and
public realm, cost efficiency, team culture, social impact, community
consultation, collaboration, safety and drive for excellence. The RICS Awards showcase the most inspirational initiatives and developments in land, real estate, construction and infrastructure. Other category winners included City Quay Gardens, Belfast (Heritage), Enterprise & Innovation Digi-Hub, Omagh (Refurbishment/Revitalisation), NI Fire & Rescue Service Learning and Development College (Public Sector), The Savoy, Bangor (Residential Development) and Lidl NI, Newcastle (Commercial Development). www.rics.org

Outstanding plans, projects, homes and people demonstrating the positive impact of planning have been recognised at the Royal Town Planning Institute (RTPI) Northern Ireland Awards for Planning Excellence at Ulster University Belfast on June 11. This year’s winners include St Ronan’s College, Lurgan, which won Best Project, and Tates Avenue, submitted by Radius Housing Association, recognised as Best Housing and Communities Scheme. St Ronan’s College was praised by judges as an exemplary school setting the benchwork for the benefits of strong collaboration between stakeholders and the local community, while Tates Avenue represents exceptional reuse of a brownfield site in a city centre location. The Keep in Belfast City Centre, a mixed-use building featuring retail and leisure units, received the Judges’ Award, while Dr Emily Wray was named NI Young Planner of the Year. NI BUILDER TALKS TO THE LOCAL CONSTRUCTION FIRMS FACING DELAYED OR CANCELLED PROJECTS FROM A LACK OF INVESTMENT IN NORTHERN IRELAND’S WASTEWATER INFRASTRUCTURE…
Northern Ireland’s construction sector is calling for urgent political leadership and long-term thinking to address the economic impact of wastewater infrastructure limitations. Projects have received planning approval and funding, yet are unable to proceed due to capacity constraints, according to local firms, backing the findings of a new report. Wastewater Constraints and the Cost of Delay in Northern Ireland: An Economy with the Brakes On, published by the Wastewater Infrastructure Group (WIG) on July 1, suggests NI’s economy will take a £10.9bn hit in GVA by 2040 if current wastewater constraints continue. Aidan Flynn, Managing Director of FLYNN, says, “Northern Ireland’s wastewater infrastructure crisis is no longer a technical problem. It is a political leadership problem. “As a local construction contractor, we are increasingly seeing projects delayed, phased or made commercially unviable because wastewater infrastructure cannot support development. We have sites, resource, funding, planning permission and a willingness to invest, yet projects
cannot proceed because the capacity simply isn’t there. The result is delayed investment, reduced confidence and missed opportunities for jobs, housing and economic growth. “The numbers tell their own story. In 2005, NI started 15,331 new homes. In 2025, that figure had fallen to just 6,624. Meanwhile, around 55,000 homes are estimated to be impacted by wastewater constraints. “The WIG report clearly identifies both the problem and the solutions. What is missing is leadership and the political will to act. Until that changes, Northern Ireland will continue to constrain housing delivery, deter investment and hold back economic growth.” Gerard Graham Consulting Principal Gerard Graham, a past chair of CIOB NI, also welcomed the report. “It is difficult to get traction on such an issue as it is not an ‘attractive’ topic and there is no visual benefit that can be presented to people,” he says. “Coupled with that, the decision to invest in wastewater infrastructure requires long-term thinking
which generally is contrary to how local politicians prioritise matters due to the nature of the voting cycles. “The built environment is central to how society functions. Schools, hospitals and homes completely depend on wastewater infrastructure. I view it as a kind of silent thread that knits them all together and, without it, they will not work. “Ultimately, in the best interests of the people of NI, investment in wastewater infrastructure needs to be recognised as a new priority and funded accordingly – either publicly or privatively, otherwise growth will unfortunately continue to stifle.” WIG includes NI Chamber, Construction Employers Federation, Chartered Institute of Housing, NI Federation of Housing Associations, Manufacturing NI, NI Retail Consortium and the Institute of Directors (NI).

The project presented a challenging work environment including a tight site with limited space for logistics and material handling, condensed construction programme and a significant volume of services requiring careful coordination across a dense multi-storey structure. Lead architect RMI Architects was commissioned to deliver a 228-bedroom dual- brand hotel, complete with a restaurant, two bars, a gym, on-site parking and public realm space. Novated at RIBA Work Stage 4 to complete detailed designs, RMI enjoyed a great working relationship with main contractor Ganson UK Ltd. Located adjacent to the scheduled monument of Hamilton Dry Dock and directly opposite the iconic Titanic Belfast building and listed Titanic House, the development required carefully-considered design to secure planning permission. Hospitality fit out Stephens Catering Equipment was appointed by Ganson to deliver the complete commercial kitchen and bar fit out for the new Aloft and Residence Inn in Belfast. Bespoke bedroom joinery
Potter Cowan was appointed to deliver a bedroom fit-out package within the Residence Inn, including the manufacture and installation of bespoke bedroom joinery. This included kitchenettes with integrated appliances, TV/media units, wardrobes, luggage racks, headboards and feature screens. In addition, its team designed, manufactured and installed a striking timber feature ceiling within the Aloft Hotel entrance, creating a welcoming focal point for guests. Delivering a premium-quality fit out within a fast-paced construction programme required close collaboration with Ganson and the wider project team. Careful coordination with other trades, proactive planning and effective communication ensured the programme was maintained without compromising on quality. Hamilton Dock represents Potter Cowan’s first hotel project. WRC HAS COMPLETED AN EXTENSIVE REFURB ACROSS TWO FLOORS OF A GRADE B1-LISTED BUILDING TO CREATE NEW PURPOSE-BUILT LEARNING SPACES FOR QUEEN’S CIVIL ENGINEERING, ARCHITECTURE AND PLANNING DEPARTMENTS… Transforming an academic space
William Rogers Construction Ltd (WRC) was appointed by Queen’s University Belfast to deliver a major refurbishment of the David Keir Building’s ground and lower-ground floors. Situated on the Stranmillis Road with a further entrance fronting onto the Malone Road in Belfast, the Grade B1- listed building houses various disciplines including the School of Natural and Built Environment and School of Psychology. Representing the latest phase of a renovation programme extending back more than a decade, the 45-week project focused on refurbishing the corridors, computer suites and lecture theatres of Queen’s Civil Engineering, Architecture and Planning departments to create new purpose-built learning spaces. Commenced in summer 2025 and completed in spring 2026, the alterations
have created a bespoke 80-person flexible computer laboratory/studio space, dedicated postgraduate research and teaching spaces, single-occupancy academic offices and collaborative space, alongside refurbishment of existing computer suites. Academic offices, collaborative space and a 40-person architecture studio provide a dedicated area for the Architecture Department, improving provision for architecture staff and providing departmental identity. Complex structural remedial work entailed in the works addressed condemned RAAC concrete slabs and red lead paint on steel beams, as well as removing asbestos. A high-performance, three-layer plasterboard system was fitted to new MF suspended ceilings and metal stud
