partitions to enhance acoustic properties and offer fire prevention. Firestopping was completed across all services and voids, while new heating, ventilation, sanitary and plumbing services were installed in coordination with existing building infrastructure. Specialist products incorporated in the refurb included Artigo high- performance rubber flooring ordered in from Switzerland for the corridors, and Interface carpet tiles. High-spec liner LED lighting and acoustics baffles were installed in a raft-suspended ceiling system, representing a first for Northern Ireland, with all exposed services spray painted. Lecture theatre seating was re- upholstered with existing framing refit, while a new state-of-the-art conference and audio-visual lectern system was provided, complete with built-in units and benching. Each room was colour coordinated with three shades in horizontal blocking to create balance and make ceilings appear higher. With the building remaining operational throughout construction, a close relationship was forged with Queen’s
from the outset to ensure everything went as planned. Health and safety management was prioritised with construction access via a separate entry point, and signage, temporary hoarding and walkways installed to redirect students and employees away from closed corridors as phased work progressed. Facing constraints around restricted heights and existing building structures, coordination issues were overcome through close cooperation between the designers and contractors. To maintain free passage on the main stairwell for the movement of materials, scaffolding was installed on the outside, a window removed and a temporary set of stairs installed on the inside. Deliveries were also meticulously coordinated to maintain progress on site in line with the extremely tight programme and minimise any disruption to client operations and traffic within a very busy area. Laura Rogers, Director, says, “Seeing the finishing result was very rewarding. This was a very complex project which required lots of organising and extensive
work.
