Dear applicant, An Associate Director to manage the high profile Qatari Diar Residential Development, Chelsea Barracks. Chelsea Barracks will, when fully completed, establish an entirely new neighbourhood within London’s most esteemed enclosure. The site comprises of a rare collection of apartments and town houses, bringing the traditional garden squares back to prominence in Belgravia. It will offer five acres of new public space and exquisite amenities. JOB DESCRIPTION Residential Property Manager Reports to: Head of Residential Management

Appointed as a dedicated Residential Property Management Professional, you will act as the conduit between the occupier and owner on behalf of the Managing Agent (Metrus), advising on all residential estate related matters. Duties and required experience are as follows: Residential Estate Management • Ensure the commercial running of the estate on behalf of the owner with the end user in mind at all times. • Coordinate the maintenance of and employ contractors to maintain or repair properties. • Ensure full compliance with all Health and Safety legislation, regulations and best practice. • System compliance. Ensure all data held on information systems is up to date and correct. Update any changes in a timely fashion. Ensure that all information, whether hard or soft copy, is secure and remains confidential at all times. • Ensure rents (to include rent, service charge, insurance, direct recharges and any other sum due from tenants) are correctly collected or pursued in a timely manner. • Consider all tenant applications; obtain sufficient information to advise clients as to the options available and make recommendations. Seek client direction and instruction in a timely fashion and at all times in compliance with statute and/ or legal precedent. • Conduct and record regular inspections of the properties; inspect at least quarterly or more regularly as the properties would reasonably require. • To maintain awareness of legislative changes with regard to operational processes and procedures and, as necessary, attend training courses to ensure compliance with current legislation, regulations and best practice. • Experience of dealing with Licence to Alter. Customer Service/Experience within High End Residential • Experience and understanding of the high-end residential market is required.

• Provide a level of service which far exceeds customer expectations within the high end residential market. • Proactively manage allocated properties to provide an exceptional level of service to the tenants/occupiers; minimise any disruption of amenity or service and to reduce reactive callouts or issues. Mobilisation • Assist in mobilisation activities for new development to ensure robust estate management systems and strategies are in place to meet critical deadlines. Stakeholder Engagement/Communication • Tenant/Occupier Liaison. Develop productive and trusted tenant relationships. Attend and/or regularly meet and engage with occupier’s chair tenant meetings or Annual General Meetings Produce and issue minutes within 5 working days of any such meetings. • Liaise with any external organisations to include, but not limited to, Local Authority, Police, Health and Safety Executive or Fire Brigade as required to ensure smooth running of and compliance of your allocated properties. Financial Management • Prepare annual service charge expenditure budgets across the portfolio, implement expenditure strategies in accordance with the clients’ wishes and lease requirements, maintain budget records and approve invoices for with settlement in accordance with agreed service charge budgets; reconcile the service charge expenditure in accordance with lease requirements and any professional body requirements. • Procure and competitively tender service contracts taking into consideration professional body requirements and/or specific client instructions. Ensure such contracts are properly managed and are appropriately terminable. Additional • Assist in the management and recruitment of site staff to ensure they perform effectively and manage poor performance by seeking input and assistance from the company management team and or your line management. • To be available by telephone or email outside of normal working hours to deal with any emergency affecting the properties and to reasonably attend to the site out of normal working hours to deal with such emergencies.
