WHAT SETS US APART

A BROADER PERSPECTIVE CBRE is one of the world’s leading Real Estate

OUR COMPETITIVE ADVANTAGE

Consultancies providing advice throughout the complete property life cycle; from acquisition, through initial fit out, use, refurbishment and ultimately to disposal. This gives us an almost unique understanding of how key decisions during one stage in the life cycle can impact subsequent stages. This broader perspective is applied to the project journey to deliver value to our clients, but also though occupation, use and ultimately exit strategy at lease end. We see ourselves at the centre of this process leveraging our expertise to minimise risk and maximise benefits and value. The diagram (opposite) provides an illustration of this approach, setting out the comprehensive range of services we offer within the context of the property lifecycle.

CBRE TEAM

WHAT SETS US APART

SPECIALIST TEAM... Every interior fit out project is unique. Understanding the relative importance of the key variables of space, technology and people and their impact on a project is fundamental to successful delivery. Within our London HQ at St Martins Court, we have a dedicated corporate workplace project management team that have delivered in excess of two million square feet of commercial fit out and refurbishment in the past two years. This experience extends across the entire property lifecycle which means we have a unique insight into current operational and occupational drivers and trends. We leverage this experience to continually improve our service offering to deliver best practice and lessons learned for the benefit of our clients. CONSTRUCTING THE TEAM... Our corporate workplace project management offering is supplemented with in-house capability, comprising: cost management; architectural and services design; workplace consulting and health and safety services. In addition, and as you would expect, we have also developed successful working relationships with a wide range of external suppliers across the professional disciplines. We have an unrivalled understanding of the key players in the market their capability, strengths and weaknesses, the key individuals and their existing project commitments. We will work with you to understand your particular drivers and aspirations for your project and help you identify and select the right team to deliver success.

VALUE TO FEE (VTF) VALUE TO OUR CLIENTS

In addition to the project delivery, CBRE seek to provide a return on investment and target a value to fee ratio of £3 : £1. At the end of each project, we demonstrate our cost savings as a multiple of the fee paid for our services.

We achieve this through:

 Cost Savings – Pre Contract  Negotiating project costs on your behalf  Competitive and accurate full scope tendering  Challenge the design team to value design rather than value engineer

 Cost Avoidance – Post Contract  Commercial intelligence on assignment of risk  Early development of planning and procurement strategy  Selecting the right team  Extensive knowledge of contractual terms and conditions

 Value Add  Draw on market experience to implement more efficient ways of working  Experience in Landlord negotiations  Advise on market trends
