An example is our Hollis Croft development in Sheffield where we provide students with theatres, a cinema room, study rooms, relaxation areas and recreation areas. We’re big on retention, both of our customers and our people. Job Description The Head of Technical Services will provide strong leadership for technical services across our business; providing strategic oversight of our properties and spaces within, specialist facilities, technical resourcing and investment plans. The role is a major player in supporting our wider strategies for safety and sound technical operations in our properties. Working side by side with our Head of Property Services, you will deliver a coordinated service of exceptional standards that is financially sustainable and provides a first-choice place to live and work. KEY ACCOUNTABILITIES: HEALTH, SAFETY & COMPLIANCE • Top of your agenda at all times; practice an unrelenting approach to safety and welfare by adherence to any and all safety policies and processes in our organisation. • Develop an understanding within your respective function for all statutory and legal accountabilities we hold; furthermore, ensure that our teams understand why we perform such duties and encourage an environment where safety and welfare is never overlooked. • Create an environment whereby all team members feel confident and comfortable in raising any concerns about our properties or our practices as it relates to Health, Safety and welfare. • Ensure compliance with all statutory, regulatory and institutional requirements and recommended best practice. • Ensure appropriate performance management of external parties, contractors, consultants and other service providers. CUSTOMERS • Become expert in the business calendar as it relates to our customers, appreciating appropriate and inappropriate times to conduct works in our properties. • Maintain one eye on customer needs and the relationship with infrastructure and hard services at all times. • Plan, organise and co-ordinate the isolation/shut-down of critical building services to enable access for essential maintenance and repair work. Seek to minimise disruption and liaise as necessary with colleagues to ensure efficient execution and minimal disruption. • Work alongside the Head of Customer Experience and Director of People, to develop a resourcing plan for in-house maintenance teams; appropriate headcount and relevant skillsets deployed as necessary.

Job Description PEOPLE • Play a significant role in the organisational design of a broader property and technical services function, ensuring a balance between cost and productivity. • Champion the learning and development requirements of property and technical services roles in the business, to ensure we stay abreast of regulation, advancement in practice and provide opportunities to our teams. • Work with our Real Estate and Capital Projects team to ensure best practice and appropriate design solutions for new projects. • Actively seek and act on feedback from internal and external stakeholders to ensure the continuous improvement and enhancement of services. • Lead and manage any current or future team members, setting out clear expectations and targets. Monitor performance objectives, address training requirements and develop the potential for career progression. • Translate the technical nature of issues and opportunities into a language that can be understood by non-specialists in our business. PROPERTY • Conduct technical appraisals across our portfolio, ensuring our properties, equipment and plant are maintained and operated to assure safety, efficiency and comfort. In addition, that the expected shelf life of equipment and plant is safeguarded. • Develop and maintain M&E maintenance standards to ensure consistency of design and installation across the portfolio. • Provide M&E advice on the running and operation of existing systems and new systems. • Oversee the provision of M&E contractor maintenance schedules. Spot check M&E works to ensure cost/quality/value for money. • Lead the technical design and specification of standards in relation to Building Services and Infrastructure across the portfolio, including compliance to building regulations and industry best practice. • Lead the development of design briefs for engineering equipment and installations. • Oversee and co-ordinate the compilation and maintenance of essential records, including asset register, asbestos register, PPM records etc.

Job Description PROPERTY

• Assess and advise on appropriate design solutions for new build and refurbishment projects. Advise on compliance with building regulations and best practice providing technical guidance where needed. • Maintain a current knowledge of relevant technical developments such as new technologies in building engineering and building management to help inform estates and facilities policies. • Ensure condition surveys are carried out and principles of good asset management are observed. Utilise this information to develop a sound maintenance investment plan. COMMERCIAL • Drive continuous financial and service improvement – Improving cost efficiency while maintaining consistency or improving service levels, responsive to changing business needs. • Explore and evaluate new opportunities in technical services, present business-cased recommendations to exploit opportunities for cost-saving. • Support the Property Services team in the development of investment proposals for renovations, technical upgrades, property improvement plans etc. Including but not limited to specifications, drawings and tender documents. • Assist with developing our Lifecycle plans, scrutinising condition surveys, forecasting plant replacement and maintenance costs, ensuring any recommendations deliver both quality and value for money. • Working with the Head of Property Services, develop and implement energy reduction initiatives that seek to reduce our consumption and or cost base, without eroding the customer experience. • Ensure that all projects and contracted works represent best possible commercial value for the business and that appropriate and effective risk management, corporate governance and audit controls are in place. SUPPLIERS • Take a lead role in the effective specification, procurement and management of engineering maintenance contracts. • Ensure the engagement of any supplier is conducted within the company’s policies and practices. • Maintain a black book of appropriate advisory services that can be drawn upon as required.

Person Specification WHAT YOU’VE DONE BEFORE • Substantial experience in a complex technical environment. • Thorough knowledge and experience of managing engineering and maintenance operations across a large, multi-site business. • Experience in residential real estate is great, but not mandatory • Experience of organising, delivering and coordinating high quality complex maintenance services. WHAT YOU’RE GOOD AT/KNOWN FOR • Relevant professional qualification such as MCIBSE, CEng or equivalent. • Fully conversant with recent developments in engineering. • A strategic thinker with the ability to demonstrate excellent technical knowledge. • Building and sustaining high-quality relationships with your customers (our people), clients and colleagues. • Excellent management and communication skills, with the ability to explain technical issues to non-technical colleagues. • Inclusive of others, non-judgmental, fair. • Highly organised, on time, well-presented. • Confident self-starter, with the ability to operate in a dynamic environment, with good influencing skills. WHAT WILL IT TAKE? Physical Effort • Our portfolio sits across the length and breadth of the UK, travel will be required with this role. • You may be supporting our local maintenance teams on occasion, or meeting with contractors; this may require movement on foot around our properties. Mental Effort • This is a role that requires high levels of concentration. The devil is in the detail and the need to be in the zone at all times is essential. • You’ll be challenged with sourcing new and innovative ways to improve service delivery so keeping abreast of technological, product and service developments.
