Lawson & Partners, based in London, was founded in 1990 as a firm of Chartered Surveyors specialising in Property Asset Management.

Lawson & Partners is a privately-owned firm of Chartered Surveyors, regulated by the RICS. The Partnership is equally owned by Chris McVitty, Bruce Clark and John Brown.

With over 30 years of experience and expertise of the UK property market, they are committed to having a clear understanding of the needs of their clients and any matters that might affect their property interests and investments. The Partnership

Chris McVitty – BSc Est. Man. MRICS Chris was a founding Partner of the Partnership. Chris qualified in 1985 as a Chartered Surveyor, working at Morgan Grenfell Laurie, until setting up Lawson and Partners in 1990. Chris’s clients include high net worth individuals and property companies. His main focus is Property Asset Management with particular experience on re gearing lease structures. He also has extensive knowledge in Corporate Real Estate, and acts for major corporate occupiers. Chris also runs the Operational and Company Secretariat function of the Partnership.

Bruce Clark – BSc MRICS Bruce Clark joined Lawson and Partners in 2005, and became a Partner in 2008. Bruce qualified as a Chartered Surveyor in 2002. His career prior to joining Lawson and Partners included Cluttons, Fletcher King, and Keningtons LLP. Bruce specialises in the student accommodation sector and has become a leading name, known for providing detailed consultancy advice on investment transactions, funding opportunities, development and land acquisitions, and occupational options. Bruce has advised a number of well known investors and institutions, as well as developers.

John Brown Dip Est. Man MRICS John qualified as a Chartered Surveyor in 1978.

His career included Morgan Grenfell Laurie until 1990, when he became then a founder member of the Michael Laurie Partnership, before joining Lawson and Partners as a Partner in 1996. John specialises in Asset Management and professional work, and his clients include institutions, property companies and high net worth individuals.

Property Asset Management Services

• Providing an active management strategy, regular liaison and reporting to the client on management matters. • Maintaining a full tenancy record on our Property Management Accounting system, Tramps. • Monitoring any lease events dates and actioning as appropriate. • Full management of all Heath & Safety matters and management of regular audits and management of any remedial works. • Regular inspections of the property, to include tenants' demised areas and monitoring of tenants compliance with lease obligations. • Managing contractors and professional advisors to ensure good upkeep of the building. • Regular liaison with tenants. • Managing any tenant licences to assign/sublet/alter etc. • Working with a third party building surveyor to provide a schedule of dilapidations where required.

• Full contracts review and regular retendering of all contracts. • Provision of a full tenant 24 hour maintenance helpdesk.

Property Accounting Services

• Quarterly delivery of client account reporting from our Property Management Accounting System, TRACE Tramps. To be provided 20 days after the relevant quarter dates. To include all VAT reports and all supporting documentation including copy purchase invoices and tenant tax invoices. • Prompt rental payovers to client, less any agreed expenditure paid and less any agreed float retention as may be agreed with Lawson & Partners. • Prompt arrears collection and liaison with client, solicitors or debt recovery agencies as appropriate. • Service charge budget preparation provided 8 weeks prior to the beginning of the new financial year for both the non recoverable and recoverable elements of the building expenditure. Regular actual v budget comparisons throughout the financial year. • Service charge reconciliations. All Service Charges to be completed within 4 months of the year end and production of full service charge accounts to be distributed to all parties. Reporting as per recommended RICS Service Charge Code of Conduct requirements. • Rent and service charge demanding to tenants on a monthly/quarterly basis, depending on lease requirements. • Payment of all building expenditure to suppliers.

JOB DESCRIPTION

SENIOR SURVEYOR / ASSOCIATE PARTNER PROPERTY ASSET MANAGEMENT – COMMERCIAL

Having been established for 25+ years Lawson & Partners seek to appoint an individual looking to become an integral part of our business during an exciting period of expansion. Looking after a number of key clients, this will be a varied and busy role, reporting directly to the head of the Property Asset Management team. You will be responsible for pure day to day property management. The major focus will be service charge budgeting, managing contractors, applications for licences (assignments, alterations etc), client reporting, monitoring rent collections and controlling arrears. You will be responsible for tenant liaison and property inspections, ensuring property compliance and health and safety is up to date. Some clients require an element of Asset Management, so this role could be ideal for someone seeking some Asset Management Exposure. Wanting to be able to use that expertise and experience whilst being able to make their own mark, within a smaller, more flexible company. The individual will be responsible for the property asset management of a portfolio with a rent roll of £20m+, across a varied portfolio of clients. The majority of the portfolio is located in London, but there will be a requirement for travel across England to other sites managed as appropriate.

• You will ideally be RICS qualified although we would also encourage candidates without RICS who have relevant commercial management experience to apply. • As a successful surveyor, you will have excellent communication skills to develop and build client and tenant relationships. • You will be a highly organised individual, who has an attention for detail. • Be able to manage multiple projects effectively to meet deadlines. - Managing c. 300 tenants - Relationship across 50 properties
