Coastal Associations Annual Report from the CEO.

COASTAL ASSOCIATION OF REALTORS® | 2025–2026 YEAR IN REVIEW

A Message from Your CEO As we bring our 2025–2026 governance year to a close, I cannot help but reflect on the years since I came to Coastal as your CEO in 2022. Our industry has been through some extraordinary changes. Rising interest rates, housing affordability challenges, fewer transactions, lawsuits and changes to the way we do business have tested REALTORS® everywhere. And yet, through it all, CAR has continued moving forward. We have kept serving members, strengthening our Association, showing up for our communities and making thoughtful investments in our future. I am very proud of that—and even prouder of the people who made it possible. This year, 43 of your peers and our staff came together in February for a two-day strategic planning retreat. On March 11, the Board adopted CAR’s 2026–2030 Strategic Plan, focused on Governance, Advocacy, Community Outreach, Professional Development and Communications. Our mission is to protect, support and advance REALTORS® and property owners through advocacy, education and services that strengthen professionalism, integrity and business success. This report is about putting that mission into action. It also acknowledges a changing membership landscape. We cannot control every challenge facing the market, but we can control how well we respond, how responsibly we steward our resources and how faithfully we support one another. Thank you to our President, Terrence McGowan, board members, committee chairs and volunteers, Affiliate Partners, sponsors, community partners and our hardworking staff. You have given your time, expertise, generosity and heart. I hope you feel as proud of this year as I do. Warm regards, Bernie Flax, CEO 2026 At a Glance OUR WORK 2025–2026 HIGHLIGHT Strategic direction 43 retreat participants • five pillars • Board adoption March 11 Professional development 73 education programs • 796 total attendance Member engagement Four new-member orientations • three networking events Advocacy & RPAC $46,812 invested against $25,861 goal • 33 Major Investors Community outreach $22,192.27 raised at two signature fundraisers Foundation giving $17,625 in 19 awards Junior Achievement $6,434.38 Expo surplus designated for storefront needs

Advocacy: Your Voice at Every Level Our local, state and national REALTOR® organizations work together to represent property rights and housing interests. CAR’s local leadership and RPAC participation connect members with that larger advocacy effort. CAR Advocacy and RPAC • CAR continued local engagement on short-term rental policy, property rights, local regulation, septic and infrastructure issues across Worcester, Wicomico and Somerset counties. • The Association maintained relationships with public officials, including federal outreach and local candidate engagement. • CAR reached all three of its RPAC goals and anticipates Triple Crown recognition at NAR’s May 2027 REALTORS® Legislative Meetings.RPAC investments reached $46,812 against a $25,861 goal—approximately 181% of goal. During his time with CAR, Hunter supported our advocacy efforts and built relationships throughout the three counties we serve. While we will miss having him on our team, we are excited for his next chapter with Maryland REALTORS® in the RPAC Division. Maryland REALTORS® — 2026 legislative achievements

Maryland REALTORS® supported 2026 legislation that became law, including SB 691, which expanded certain expedited procedures for returning earnest-money deposits (effective October 1), and SB 814 addressing enforcement of certain homeowner service agreements involving defunct providers (effective June 1). These are statewide advocacy results; CAR contributes through its membership, engagement and relationships.

NAR — National Housing Advocacy

The bipartisan 21st Century ROAD to Housing Act became federal law on July 11, 2026, after sustained work by NAR and other housing advocates. It addresses housing supply, affordability and federal housing programs. CAR’s connection to NAR helps our members benefit from coordinated advocacy beyond our local region. 2026 REALTOR® Expo — Learning Today, Preparing for Tomorrow! April 1, 2026 | Roland E. Powell Convention Center, Ocean City

Our 2026 REALTOR® Expo brought REALTORS®, Affiliate Partners, industry experts, and business partners together for a day of education, networking, and professional growth. Our thanks go to Chairs Alyson Kendall and Jennifer Kukel their team members and Tiffany Taylor for coordinating all the efforts that go into this project. This year we had 50 filled booths with an attendance of 211 participants. This year's General Membership Meeting featured two outstanding presentations from Bright MLS, providing our members with valuable insights into today's housing market and the technologies shaping the future of real estate. Dr. Lisa Sturtevant — Chief Economist, Bright MLS Dr. Sturtevant presented her Housing Market Update and Outlook , examining local and regional housing trends, changing market conditions, affordability challenges, inventory levels, and the economic forces affecting buyers and sellers. Her research provided members with meaningful information to help them better understand the market and confidently advise their clients. Dr. Lisa Sturtevant Rajeev Sajja

Rajeev Sajja — Chief AI Officer, Bright MLS Rajeev presented The Year of the AI-Fluent Agent , introducing members to the growing role of artificial intelligence in real estate.

COASTAL ASSOCIATION OF REALTORS® | 2025–2026 YEAR IN REVIEW

His presentation explored practical applications of AI, responsible technology use, marketing strategies, and opportunities for REALTORS® to improve efficiency and strengthen their businesses. Education That Gives Back In addition to delivering timely education and valuable networking opportunities, our REALTOR® Expo generated $6,434.38 in surplus funds , designated for CAR's Junior Achievement storefront to support student merchandise and ongoing upkeep. I am especially proud that this event accomplished two important goals: helping our members prepare for the future while continuing our investment in the next generation through Junior Achievement. At Coastal, professional development is about more than earning continuing education credits. It's about providing the knowledge, resources, and opportunities our members need to succeed in a changing industry.

Primary membership declined while secondary membership remained comparatively stable. COASTAL ASSOCIATION OF REALTORS® MEMBERSHIP TREND REPORT | SEPTEMBER 2023–SEPTEMBER 2026 Prepared for CAR Membership • October 29, 2026 Executive summary CAR’s September membership snapshots show a continuing four-year decline in primary REALTOR® membership, partially offset by growth in secondary REALTOR® membership. The decline was steady across each annual September comparison. Primary REALTOR® membership declined by 123 (12.3%), from 1,003 to 880. COASTAL ASSOCIATION OF REALTORS® | 2025–2026 YEAR IN REVIEW

Junior Achievement Partnership Investing in the Eastern Shore’s Future CAR’s partnership with Junior Achievement began in 2022, when Joe Wilson, then serving on the Junior Achievement Board, and I toured the proposed construction site at the former Kmart in Salisbury. We immediately recognized an opportunity for CAR to help bring financial literacy to students from nine counties across the Eastern Shore.

The Old Kmart Store in Salisbury Needed - A Vision - A Dream - A Community -A Reality

The vision extended beyond teaching students how to manage money. Through storefronts representing real estate, banking, healthcare, car sales, and other local industries, students could explore career opportunities and see how they could build successful futures right here at home. When I shared the concept with then-President Grace Masten, she enthusiastically supported it. After hearing the financial commitment involved, Grace laughed and said, “If you’re in, I’m in!” Incoming President Austin Whitehead also supported the initiative, and CAR members stepped forward to help fund the commitment. Those early conversations established a partnership that continues to benefit students and families throughout our region. At our 2026 Installation and Awards Celebration, CAR recognized Grace Masten, Austin Whitehead, and Joe Wilson for their vision and early support. Their willingness to embrace this opportunity helped Coastal take an important first step toward a lasting investment in financial literacy.

COASTAL ASSOCIATION OF REALTORS® | 2025–2026 YEAR IN REVIEW

Sustaining that investment has required continued dedication. Brigit Taylor and Kim Heaney were also recognized for their tremendous efforts in securing sponsors for CAR’s second three-year commitment, which began July 1, 2026. Their time, persistence, and outreach helped ensure that this partnership would continue serving the next generation. CAR also recognized its Years 4–6 partners, whose financial support makes this ongoing commitment possible. This work directly supports CAR’s Strategic Plan priorities of Community Outreach and Communications by connecting our members and business partners with students, families, and the broader community. It demonstrates the positive role REALTORS® can play in helping young people understand financial responsibility and discover local opportunities. What makes this accomplishment especially meaningful is that CAR has sustained the partnership through challenging years in real estate. Lawsuits involving NAR, changes in business practices, and financial pressures have required our members to navigate considerable uncertainty. Despite those challenges, members and partners have continued contributing their time and financial support. As CEO—and as someone who understands the ups and downs of this business—I am deeply proud of what we have accomplished together. I recognize that giving is not always easy when individuals are facing challenges in their own businesses. That makes this continued generosity especially meaningful. To every member and business partner who has supported our storefront, thank you. You are helping students learn to earn, save, budget, and make informed decisions while discovering the possibilities within their own communities.

Together, we are helping open doors for young people and investing in Maryland’s Eastern Shore’s future.

COASTAL ASSOCIATION OF REALTORS® | 2025–2026 YEAR IN REVIEW

A Lifetime of Service — The Heart of Volunteering One of my favorite privileges as your CEO has been the opportunity to attend conferences and conventions, meet remarkable people, exchange ideas, and learn from leaders across our industry. But my appreciation for volunteering and serving others began long before I became a REALTOR® or your CEO. It began as a little girl growing up as the daughter of a minister in rural Virginia. My dad served eight country churches throughout the Shenandoah Valley, from Staunton to Churchville, New Market, and Quicksburg Virginia before we moved to Gettysburg PA where he served two more congregations. My brothers and I were raised to understand that helping others was simply part of everyday life. We never heard the term “volun-told.” There was no need for it. We were raised to serve others; it was just the way we lived. We helped local farmers pick berries and corn and dig potatoes. We had our own family garden, and much of what we grew was shared with neighbors who had less than we did. We had chickens and delivered eggs to neighbors who didn’t. I played the piano at Sunday school and for funerals, my brother Paul served as an acolyte for funerals and weddings. My mom was a music teacher and never charged for lessons, so that’s how I learned to play piano so young, there were no babysitters, so I sat on her lap as she taught lessons to local families who loved the arts as much as she did. Some of my most meaningful memories are of accompanying Dad when he visited elderly members of his congregations who were no longer able to leave their homes. While Dad visited, I would read to them, and if they had a piano, I would sit down and play for them. Mrs. Estep would always give me a COKE which was a huge deal for an 8-year-old. Looking back, those moments taught me lessons that have stayed with me throughout my life. We weren't doing anything extraordinary. We weren't looking for recognition, and we certainly weren't thinking about volunteer hours or community service requirements. We were simply doing what our parents had taught us: If you have something to give, whether it's your time, your talents, or vegetables from your garden, you share your gifts and your joy. I didn't have a clue then, but those childhood experiences became the foundation of a lifetime of volunteering. And somewhere along the way, I discovered something else. The wonderful thing about volunteering is that you often receive far more than you ever give. My journey of volunteering within the REALTOR® community began many years ago with the Women's Council of REALTORS® and as a REALTOR® member serving on the Coastal Association of REALTORS® Board of Directors. Over the past 21 years, being involved in our REALTOR® organizations has given me the opportunity to build friendships and professional relationships that I truly treasure. Today, as your CEO, many of those relationships continue to be an important part of both my professional and personal life. Volunteering has also been one of the greatest investments I ever made in my business and my professional growth. Attending conferences, serving on committees, and connecting with REALTORS® and association leaders from across Maryland and around the country exposed me to new ideas, emerging trends, different ways of doing business, and countless opportunities to learn from others. It also brought referral business, professional connections, and lifelong friendships that I never would have developed by simply staying in my own neck of the woods!

COASTAL ASSOCIATION OF REALTORS® | 2025–2026 YEAR IN REVIEW

So, when someone asks me, “What's in it for me?” when it comes to volunteering, my answer is simple: More than you may realize! It's the relationships you build, the knowledge you gain, the ideas you bring back to your business, the referrals that come your way, and the opportunity to grow both personally and professionally. And sometimes, it's the unexpected opportunities that come from simply saying, “Yes, I'd be happy to help.” During these past four years as your CEO, our industry has faced extraordinary challenges. From the NAR lawsuits and changes in how we conduct business to difficult market conditions and financial pressures, our members have had much to navigate. Yet throughout these challenges, Coastal has continued moving forward. Together, we have strengthened our governance, expanded our advocacy efforts, provided valuable education, supported our communities, and invested in the future of our Association. I am especially proud of the members who have continued to raise their hands and say, “I'll help.” You serve on committees and boards, mentor fellow REALTORS®, advocate for property rights, support our Foundation, raise funds for charitable causes, and give generously of your time and talents. And you do all of this while managing your own businesses, families, and responsibilities. I know what that commitment requires, and I never take it for granted. As I reflect on this year, I am reminded of those lessons from my childhood in Virginia. The world has certainly changed since I was a little girl helping farmers pick berries, digging potatoes, or playing the piano for someone who could no longer attend church. But the importance of serving others has not changed at all. My hope is that every member of Coastal will discover the opportunities, friendships, personal fulfillment, and professional growth that come from becoming involved. Because volunteering isn't simply about what you give. It's also about everything you gain along the way. So, if you're not involved in something right now, I encourage you to find a cause, organization, or activity that interests you. Get involved, Give what you can, wherever you can, and discover what volunteering can bring to your life and the lives of your family. Be Kind to Yourselves and Others, Bernie Flax, CEO

You never know where a simple willingness to help might lead you or whose life you might touch along the way, usually they end up touching yours. 💙💙
