CallTrackingMetrics Relocating To I-97 Business Park With Intentions to Triple Workforce to 200 Employees In Three Years

CallTrackingMetrics, a leading conversation intelligence technology provider, has signed a lease with St. John Properties, Inc. for 24,130 square feet of space at 231 Najoles Road in Anne Arundel County, Maryland. Currently located in Severna Park, the group intends to relocate to the five-story, 126,500 square foot Class ‘A’ commercial office building within I-97 Business Park in Millersville by year-end, with plans to nearly triple its workforce over the next five years. “This corporate relocation was precipitated by our consistent and expected growth as we continue to win new clients, our desire to elevate employee collaboration and the quest to establish a community-driven workplace that encourages camaraderie and fosters pride and loyalty,” explained Laure Fisher, Co-Founder and COO of CallTrackingMetrics. “As we return to the

office in a hybrid schedule after a year of being remote, we have decided collectively that our office needs to be designed to maximize collaboration and those informal collisions that build our community and accelerate innovation. Family-owned 1623 Brewing Company draws its name from the distance in miles between Westminster, Maryland — the home of co-owner Mike McKelvin — and the Elizabeth, Colorado residence of head brewer and co-owner Zac Rissmiller, who is also McKelvin’s cousin. 1623 Brewing Company employs 29 full and part-time workers at Liberty Exchange, a number that is expected to grow by 10 by year-end to handle the production of approximately 17,000 cases of beer on a monthly basis. The location at 5975 Exchange Drive includes brewing operations, sales and administrative offices, logistics and warehouse space, and a taproom open to the general public.

Just over one year after launching its beer production operations at Liberty Exchange in Carroll County, Maryland, 1623 Brewing Company has expanded its space by more than 40 percent with the signing of a lease for an additional 7,821 square feet with St. John Properties, Inc. Fifteen years after founding and successfully operating Just Audio in the Parkville area of Baltimore County, owners John and Monica Panzer and Lenny Florentine started thinking seriously about the next 15 years of their operation. The company markets itself as a “Home Audio Store with superior customer service” and is confident that there are few similar concepts that sell and repair new, preowned, vintage and home audio equipment. The new facilty, located at 941 Mercantile Drive, will employ approximately 50 staff members, and serve as the company’s third manufacturing hub in the United States. Blinds To Go intends to fabricate exterior shutters at this location, with plans to ex- pand the breadth of the production facility in the future. Founded in 1951, the company markets products including aluminum, wood and faux wood blinds; solar, roller and pleat- ed shades and specialty products such as drapery, panel tracks and skylight shades. The company also offers a “Shop-At Home-Services” model in which a Blinds To Go design consultant personally visits a residential or business location to review product types and samples, and to discuss pricing options. Once all product selections are determined, the company arranges for product delivery and installation with third- party vendors. The company grew over time and expanded its offerings to transactional mail services like invoices, statements, tax and water bills and other notifications, direct mail printing and insertion services, document imaging and scanning, and on-site mail and copy center management. In addition, CMS provides postal optimization services and innovative barcode technology to help customers save money on first-class postage and add visibility on timely communications.

Servicing the education, financial, government, health care, insurance, nonprofit, print marketing and other industries, location serves as CMS’s primary factor in choosing and remaining at its headquarters. Conveniently located in Baltimore, Maryland, near I-95, I-695 and other major thoroughfares, CMS’s location appeals to its employees and customers alike. Because technology is ever-changing, CMS offers a lot of services, especially for organizations in the process of digitizing previous years’ document and data collection. Over time, CMS’s needs for manufacturing and warehouse space has changed. In 2009, St. John Properties staff assisted CMS with an overall expansion by helping to

restructure the facility’s layout, reduce its office space utilization, and expand its footprint to include an additional St. John location nearby to house CMS’s Presort Division. “That allowed us to lay stuff out a little more efficiently … we appreciate that they’ve worked with us through everything,” said Jennifer Hoyer, CMS customer support manager. St. John Properties saw the changes during the expansion as an opportunity to make additional interior improvements, like updating the bathrooms and replacing floors. “When employees see things like that — it boosts their morale,” Hoyer said. The company currently employs 70 people and operations span over 28,000 square feet, which St. John Properties played a part to help make “a more efficient, usable space,” said

Richard Aspland, CMS facility and technical support manager. “St. John has been there throughout every step of the way, when we needed to add office as well as customized manufacturing space.” Customer service is one of the most important factors CMS considered to remain a St. John Properties tenant long-term. “When we had difficulty with docking space, St. John came in and increased our docking area by building a retaining wall and adding in roughly 20 feet of depth so that tractor-trailers could egress more safely and efficiently.” Aspland explained, “They’ve been responsive with our request and have been very proactive with our building maintenance to ensure we are always running at 100 percent.”

That location provides support and management for eight other sites along the East Coast from New Hampshire to Georgia. Established in 1917, John S. A few years ago, St. John Properties updated the lighting at the site with LEDs. “It took us a while to get used to, it was so bright,” Connor quipped. “It’s been cost-effective, too — it’s an energy conservation move as much as giving good light.” Besides a convenient location, John S. Connor wants the grounds to look nice — something St. John staff continue to deliver. “The buildings, the grounds
