Values have continued to steadily rise with 75% of our properties achieving their full asking price or higher. This has led to some great results and some very happy vendors. However, buyers haven’t been as lucky, with many missing out on property that has sold quickly or being outbid on property they viewed and offered on. At Arden, we do our best to let our customers know first of any new properties that are coming to the market, but there are several things you can do to be better positioned in this new, fast-paced market. Planning a new kitchen: It’s food for thought
It’s long been said that the heart of any home is its kitchen. The kitchen is where families meet first thing in the morning and gather in the evening to catch up on the day. It’s where the conversations begin. It’s where friends come to laugh, cry or console. It’s where love is given in the form of everyone’s favourite dish and lately, it’s certainly where many have chosen to escape the real world by getting busy baking or creating new cuisine. Whether you’ve just bought a new home, are thinking of selling up or have been happily settled for years in your abode, is it time your kitchen received the TLC that it deserves? Choosing a new kitchen is one of the most exciting home renovations you can carry out, and today, more than ever, there are designs, colours and finishes that can look fantastic whatever your budget. But, if the process is not thought-out properly in advance, it can become expensive, stressful and time-consuming. So, it’s vital you take the time to consider what you really want, breaking it down into these manageable steps to make decisions feel a little easier:

What’syourinspiration? Just like any other interior project, a new kitchen is a very personal choice. You may already know the exact style you want to create. You may have found a tile choice you want to incorporate or a material such as wood, but if you’re unsure, searching through home magazines, the internet, Pinterest and Instagram can really help. You may find that you’re drawn to white, grey or navy colour palettes, contemporary gloss kitchens or classic Shaker kitchens with a country pastel tone. Although your kitchen will be new, try to make choices that flow with the adjoining rooms. For example, if you live in a period home with character features, a high-tech gloss kitchen may not complement the rest of your property, but a Shaker kitchen could be ideal. Once you know what styles and colours you seem to consistently like, you can start to imagine your own kitchen in those styles and tones.
Let therebelight Lighting in a kitchen requires thought. Will you be having inset spotlights or a single light fitting? If you’re extending, is a glass roof lantern or skylights an option? How about under-cupboard lighting creating a soft glow across the work surfaces by night? Do you want LED’s in your plinth? Are you having an island that would look great with two or three feature lanterns or glass pendants hanging over? If you think about the most attractive kitchens, there will be a flexible lighting system. Popular choices are spots above cooking areas, secondary under cupboard lighting and feature lighting over an island, breakfast island and/or dining space.
Consultakitchendesigner Unless you really know what you’re doing, it’s best to consult a kitchen designer when it comes to the design and installation of a kitchen. An experienced designer will be able to talk you through how you’ll use the kitchen, advising the best layout for storage cupboards and appliances. They’ll also provide a CGI of your new kitchen and an accurate quote once you have chosen your kitchen style, fittings and fixtures. You should be able to see an example of your kitchen in a show roomwhere you can check out the standard of quality of the work surfaces, cupboard fronts and drawers, as well as fixtures such as sinks, taps and handles.
Call in the professionals Once all decisions have been made, you’ll be ready for installation. You may be able to fit the kitchen yourself or know someone who can do the job for you. If not, your kitchen supplier should be able to recommend skilled fitters. Dependent on the scale of the project you may also need to organise builders, electricians and plumbers. It is essential to manage the project thoughtfully, so that each tradesman is able to carry out their part in the right order for the next one to start. Finishing touches Once your kitchen has been installed it’s time to have fun with all the little details. Will you be installing blinds? If so, think about textile and colour choices that will work well with your kitchen style. Installed a breakfast bar or island? What stools will work best? If you’ve gone for oak work surfaces, wooden stools may be more in keeping than contemporary upholstered ones. If you’ve gone for a classic or country style kitchen, vintage finds such as retro storage tins and traditional scales
Last but not least, have fun with it all! A new kitchen will most likely cost thousands of pounds, so be excited by the process and for the endless possibilities and choices available. Understand, that while a new kitchen is being fitted, mealtimes may become a little stressful, so be prepared in advance to cook simple meals in a slow cooker or microwave, and know that eating out and takeaways will be on the cards for a week or two. There could also be mess and dust to contend with. But always remember, all those things will be worth it when your family and friends can enjoy your new kitchen at the end of it all! contemporary, then a more minimal look will work better with some bright pops of colour from plants and some well-chosen work top appliances such as a stylish kettle and toaster. If you’re lucky enough to have the space for a family area, try to keep the style in line with the kitchen. Choose complementary furniture, colours and patterns. to Save for a Mortgage Deposit. 5 TIPS Before you begin the process of applying for a mortgage, most first-time buyers will need to save for a deposit. Despite more 95% mortgages becoming availa- ble again after the struggles of COVID-19, which was announced on the Budget 2021, it can still be difficult to save up enough for the 5% deposit.
Set a target and plan your budget Decide on the size and location of your ideal home, research the average price and calculate 5% of that for your target, 10% if you are feeling ambitious! Now you know how much you will need to save up in total, the next part is working out how much you’re able to put away each month and set the time frame in which you aim to achieve it by. That’s the easy part! Get a savings account and set up a standing order Instead of hiding your deposit under the mattress, make your savings work for you. Shop around for a new ISA or savings account, some will offer you a higher rate of interest if you commit to locking the money away for a year or more. You will surely have every intent on putting away a sum each month, by setting up a standing order a couple of days after your payday to your ISA or savings account, it will ensure you don’t even have to consciously think about it. Cut out the take-outs Cutting out or substantially reducing the amount you spend on take-outs and opting for home cooked meals will certainly add up over time. This can include making your own coffee and taking it to work in a re-useable cup rather than buying one on your way (much cheaper and also way more environmentally friendly!), meal prepping your lunches rather than buying pre-packed convenience food and making home cooked dinners rather than that naughty order for pizza. Not only will this help expand your savings, but could help slim down your waist line – bonus! Declutter and sell Selling your unwanted and unused items may not make you an overnight millionaire, but you could be surprised by how much money you make. Especially now it isn’t only limited to car boot sales with the many new second hand apps and websites available. Save on your rent Moving back in with your parents may seem like a step in the wrong direction, or even an impossible solution. So alternatively, you could consider the options of getting a house mate to help with the rent or moving into another rental which is cheaper, to allow you to save more money each month, with the possible added bonus of cheaper bills, especially if shared.

Although some might say that trying to sell your home during winter is a bad idea, our experience of the autumn and winter market tells a different story, one which has a happy ending for our sellers. Without doubt, selling your property during winter comes with some set backs. For one, gardens won’t be seen at their full potential, which may also affect your kerb appeal. And, if your agent will be carrying out your viewings for you, the weather outside may make leaving your home for a walk or visit to the park with the kids a little unappealing. But that said, there are far more reasons to list your property in the winter than to not.

With the surge in the property market over the last 18 months, there are many vendors out there sold subject to contract, but struggling to find their next home with supply beginning to diminish. Other serious potential purchasers may be looking for property due to a change of circumstances, their living situation may have changed abruptly, or they need to move due to a job change. Whatever the reason, their hunt for a new home is often necessary and sometimes urgent.
There’s something about the cold weather and dark early evenings that seems to filter out those buyers who are not really serious. These potential home buyers who are ‘just looking’ are not so likely to leave the home during cold or bad weather to browse houses for the sake of it, which means the prospective viewers coming through your door during these months tend to be serious, motivated and ready to buy.

During the winter months supply levels tend to be a little lower, with less choice for buyers during this season. So, unless your property is priced wrong, selling during the winter could actually see you achieve a higher selling price, as there is high demand for each individual property. Your house will certainly gain the right kind of attention if it is priced competitively and presented well, as winter purchasers are less likely to try and negotiate a lower price due to the fear of losing out to a better offer from someone else. We’ve found during the summer months, when supply levels are higher, buyers tend to have more properties they are interested in, and therefore feel more inclined to negotiate the price or terms of the sale.
Some homes just seem to have that cosy warm feeling. It may be down to interior design, the character of the house or even the architecture. But big fireplaces, log burners, lit lamps and candles, soft blankets, cushions and throws, along with that warm feeling as you enter in out of the cold, wind and rain, can only be appreciated during the winter months. In addition, homes that struggle with natural light are better marketed during the winter, as they’ll appear cosy during the darker months with lamps switched on. Whereas the summer months can highlight just how dark a house can feel after coming in from bright sunshine, which doesn’t manage to flood through the windows.

Many vendors aim to sell in the springtime when the market is saturated, with potential buyers having possibly 30+ properties to choose from. However, during the winter months the choice falls by 30%, when there may only be 10 or 12 properties suitable for their needs. With buyers having less options, your property faces less competition and could become a strong contender for several potential purchasers, which could push your offers up if a bidding war were to develop.
As winter tends to be the slower season, your agent will be managing less properties during this time, so you’ll be their top priority. Your home will be put forward to every potential purchaser, you’ll receive more attention, be listed in all the right places and it will definitely be showcased in the best light possible.
January tends to bring many personal changes. People who had thought about moving the previous year, will be more inclined to put thoughts into action during January. The start of the new year is often the time people take on a new job too. Larger corporations tend to make personnel changes and open up new job positions at the beginning of the year. With this brings relocations, and these movers are looking to get settled quickly. Spinach &Goat's Cheese Pizza.

INGREDIENTS

125g mozzarella ball

75g soft goat’s cheese

32g tomato paste
◆
250g pizza base mix

7g dried yeast

Fig relish (or any type of relish)

80g baby leaf spinach

Chef’s Recommendation For an added kick of flavour try a chilli jam topping in place of the fig relish.
Method.
worktop and divide into 2. Coat the dough ball in a light dusting of flour. Press each dough ball in the centre and push outwards leaving the edge of the pizza untouched to form a crust. Keep going until the base is slightly smaller than a side plate. STEP 5 Heat a large wide-based pan over a high heat and once hot, add the pizza base to the pan (one at a time), pushing the dough out to the edge to slightly enlarge. Add 1/2 of the tomato sauce to each pizza and spread out evenly. Cook the pizza bases for 3-4 minutes until the crust has started to puff up, then remove and add to the pre-heated baking tray. STEP 6 Top each pizza with torn mozzarella and wilted spinach. Crumble over the goat’s cheese and add a few dollops of the fig relish. Drizzle the crusts with olive oil and put the tray in the oven for 12-15 minutes or until the cheese has melted and the crust has browned.
STEP 1 Preheat oven to 240°C/220°C fan/Gas 9 and add a large baking tray to the oven. Add the dried yeast to a large bowl with 100ml of warm water and 1 tsp sugar. Mix and set aside for 5 to 10 minutes for the yeast to develop. STEP 2 Finely chop 1 garlic clove then add to a bowl with 32g tomato paste and a pinch of salt, pepper and sugar. Add 4 tbsp of cold water and stir together. STEP 3 In a colander, pour boiled water over the spinach so that it starts to wilt. Rinse with cold water then squeeze out any excess water. STEP 4 Add the pizza base mix to the bowl with the yeast. Gradually add 75ml of warm water and mix until a sticky dough ball has formed. Tip the dough onto a floured
