Should I accept developer incentives? I’ve reserved a new build home, but the developer has offered to pay my Stamp Duty and include free upgrades if I use its recommended mortgage adviser and solicitor. Is this a good idea? Hanah Clins FTB says: For first time buyers, incentives from developers can be very appealing, but it’s important to understand exactly what’s being offered. Developers often include incentives such as paying your Stamp Duty, contributing towards legal fees, upgrading kitchens or flooring, or including appliances and landscaping. These can represent genuine savings, particularly if they are features you would have paid for anyway. However, don’t feel obliged to use the developer’s recommended mortgage adviser or solicitor. While they may provide an excellent service, you’re free to choose your own independent professionals if you prefer. It’s also worth remembering that incentives can sometimes be reflected in the purchase price, so make sure you’re paying a fair market value for the property. Before agreeing to anything, ask for all incentives to be confirmed in writing and ensure your solicitor is aware of them. They should also be declared to your mortgage lender, as they can affect the valuation of the property. The best deal isn’t always the one with the biggest list of extras. Focus on the overall value of the property, the quality of the development and whether the purchase represents good value long term.

SAME PROPERTY, DIFFERENT PRICE
PEPPERCORN GROUND RENT?
WHAT IS A LONG-STOP DATE?
I am buying my rst home but my solicitor keeps mentioning a “long-stop date” in my new build contract. Why is it important? Ben Harin FTB says: A long-stop date is an important safeguard when buying a new build property. Because new build homes are often purchased before construction is complete, there can sometimes be delays to the build. A long-stop date is the latest date by which the developer has agreed the property should be nished and ready for completion. If the property isn’t ready by this date, the contract may allow you to withdraw from the purchase and have your reservation fee or deposit returned. Not every contract is the same, so it’s important to check what your long-stop date is and what rights it gives you. Your solicitor should explain these details before you exchange contracts.
I’ve seen a new build home I like, but notice some identical properties on the same development have sold for different prices. Why is that? Naan Brks FTB says: It can be confusing to see similar looking homes on the same development selling for different prices, but there are often good reasons for this. No two plots are exactly the same. A property with a larger garden, a driveway, a better outlook, or a more private position may command a higher price. Corner plots and south-facing gardens are also more desirable. Developers adjust prices throughout the build programme in response to demand, sales targets and market conditions. Early buyers may secure launch prices, while later buyers may pay more if demand is high. Equally, developers may offer discounts or incentives to help sell the nal few plots.
I’m buying my rst home and my solicitor has said the lease has a “peppercorn ground rent”. What does that mean, and is it a good thing? Jas Wiln FTB says: Seeing “peppercorn ground rent” in your paperwork is good news. A pep – it means that no meaningful ground rent is charged. Although the lease may state that a “peppercorn” rent is payable, in practice this is a nominal amount, often nothing, and you won’t be expected to make regular ground rent payments. This is increasingly common on new residential leases. It removes the risk of ground rent increasing and can make a property more attractive to future buyers and lenders. If you’re buying a leasehold property, you may still be responsible for paying service charges and contributing towards the maintenance of communal areas or shared facilities.

THE DESIGN EDIT: You’ve Got the Keys... What’s the plan?
Jill Treloggen, founder of JT Interiors in Oxford, shares practical advice and expert insights to help you create a home that looks beautiful and works for everyday life. In this new regular column, she’ll explore everything from budgeting and room layouts to colour choices and design decisions that help turn your new house into a home
Jill Treloggen , Founder, JT Interiors
WHERE DO I START?
There’s nothing quite like collecting the keys to your first home. After months of anticipation, it’s finally yours. The temptation is to rush in, order furniture, start decorating every room and make dozens of decisions in the first weekend. OUR ADVICE? SLOW DOWN Some of the best interiors evolve over time. Many of the costly mistakes we see, happen when homeowners try to do everything at once. The first few months should be spent understanding your space, prioritising your budget and creating a plan that works for the way you actually live. FIRST THINGS, FIRST An empty house is a wonderful opportunity, so use it wisely. Before a single sofa crosses the threshold, tackle the jobs that are much easier to do with empty rooms. Think essential repairs, electrical work, checking heating systems, replacing flooring and ensuring windows and doors are airtight and secure – particularly important when buying an older property. These may not be the exciting jobs, but it’s far better to complete them before spending money on decoration that may later need to be undone. WHAT SHOULDN’T YOU DO? Avoid rushing out to buy furniture immediately. We often see homeowners purchase pieces based on measurements alone, only to realise they don’t suit the room or their lifestyle. Likewise, hold off on committing to bold colour schemes until you’ve experienced how the light behaves throughout the day. Period features are something to treasure – before you start tearing down dado rails, stop and think about the integrity of the building. A home often reveals its personality once you’ve lived in it for a few weeks.
PLANNING IS EVERYTHING – CREATE A COLOUR & STYLE ROAD MAP
The most successful homes aren’t completed overnight. They’re built through a series of thoughtful decisions. Having an overall vision helps ensure your home feels connected, rather than becoming a collection of unrelated room-by-room choices. Start by defining a look for the whole house. Ask yourself: • What colours, patterns and textures do I naturally gravitate towards? • Are there existing features I want to work with, such as brickwork, period features or fireplaces? • Is the house naturally light and airy or darker and more intimate? • Which colours will flow well between visible rooms? • What metal finishes will I use for handles, taps and lighting?
Creating a simple mood board with paint colours, fabrics and finishes can help you establish a clear direction before making purchases.

INTERIORS
PLANNING THE FLOW
Once you’ve established your palette, start thinking about each room.
Consider: • How do you want each room to feel?
• Which spaces need to be calm and relaxing? • Where can you introduce colour or personality? • How will the design flow from one room to another? A cohesive scheme doesn’t mean every room must look the same, but they should feel as though they belong together.
BUDGET WISELY
Working in phases allows you to spread costs, avoid expensive mistakes and build towards a cohesive result. When setting your budget: • Get quotes in early for any building or specialist work • Include furnishings and finishing touches in your calculations • Separate “must-haves” from “nice-to-haves” • Focus on investment pieces that will last. Kitchens and bathrooms are investments in the property, while a quality sofa is an investment in your comfort and can move with you to future homes.
PRIORITISE THE RIGHT ROOMS
One of the biggest mistakes homeowners make is trying to decorate everything immediately.
Start with the spaces that have the biggest impact on everyday life: • Living room • Kitchen • Bathroom • Main bedroom These are the rooms you’ll use most, so improvements here will deliver the greatest benefit. Meanwhile, guest rooms, spare bedrooms and less- used spaces can wait. It’s also worth delaying work on hallways, stairs and landings until later. These areas often take the most wear and tear while tradespeople, furniture deliveries and decorating projects are ongoing. Remember, not every room needs to be finished from day one. Living in a space for a while often leads to better decisions about colour, storage and layout.
It’s also worth considering how long you plan to stay. If you’re likely to move again in a few years, prioritise projects that offer good return on investment. If this is a long-term home, you may choose to invest more heavily in finishes and furnishings you’ll enjoy for years to come.
BRING THE FIRST ROOM TO LIFE
Now for the fun part!
Using your overall road map as a guide, start creating your first complete room. Alongside the furniture and paint colours, don’t forget the details that make a space feel finished:
FINAL THOUGHTS
Your home doesn’t need to be completed in the rst month, or even the rst year. Take your time, trust the process and enjoy the journey. A well-designed home isn’t created in a weekend. It’s built through thoughtful decisions that come together to create a home you’ll love for years to come.
• Window treatments • Artwork and mirrors • Decorative lighting • Accessories • Statement pieces.
These finishing touches are what transform a house into a home.

AT HOME WITH
Interior designer Anthony Ray has 30,000 followers on Instagram, with his audience continuing to grow. After being selected as one of the Top 10 designers on BBC One’s Interior Design Masters , he went on to launch his own interior design business, Anthony Ray Design. He talks to Lynda Clark about getting on to the property ladder, renovating homes, his career journey and shares his advice for first time buyers
At home with Anthony Ray
FTB: Tell us about your first step on to the property ladder? AR: We bought our first flat in Ealing in 2014. It was really tiny and had originally been a mental asylum before it was converted into apartments. We immediately saw so much potential in it. The proportions of the rooms were fantastic, and it still had some beautiful original features, including sash windows and original flooring. One of the biggest selling points was its location, just moments from what would become the Elizabeth Line, which was still under construction at the time. We decided to compromise on space because we knew we could add value through renovation and make a profit. Luckily, we were both busy with work and the Elizabeth Line was delayed, so we held on to the property longer than expected. We eventually sold it in 2018 and made an incredible £120,000 profit. By then, prices for two bedroom properties had risen significantly and the area was seeing huge investment, so it turned out to be a very wise move. I have friends who are paying more in rent than they would on a mortgage, so if you have managed to save a deposit and you are ready to buy, I would say go for it Our next project was a three bedroom mid-terrace house in the centre of Hanwell that had been sitting on the market for well over a year. As an interior designer, I could immediately see the potential, so we decided to make a cheeky offer. It was on the market for £595,000, and we offered £540,000.The sellers rejected it, but we did not panic. We left it for three weeks before they came back

AT HOME WITH
the theatre industry to a standstill. Around the same time, we adopted our son, so I decided to take two years out to become a full time dad. I absolutely loved that time and feel incredibly grateful that we were in a position to do it, thanks to my partner running his own businesses. When I was ready for a new challenge, I applied for Interior Design Masters on BBC One. I had the best time on the show and loved every challenge, even though they certainly were not easy. We often had just a day and a half to complete a project with only £2,000 to spend. I owe so much to the programme because I honestly do not think I would have started my business without it. Most of my clients discovered me after watching the show. Mary Portas was one of the judges and Be prepared to compromise because your first home is unlikely to tick every box. Try to look beyond what is there now and focus on the property’s potential offered me a position in her London office, which was a huge compliment. It was an incredible experience and confirmed that what I really wanted was to build my own interior design business. That led to the launch of Anthony Ray Design. Since then, I have worked with clients across the UK, from private homeowners to property developers, providing everything from consultations to full bespoke interior design and project management. I am passionate about making great design accessible because I believe everyone deserves to love where they live. You do not need an unlimited budget to create a beautiful home. You just need good ideas and thoughtful design. FTB: Tell us about your latest TV show? AR: I am currently working alongside Stuart and Scarlette Douglas on Can’t Sell, Must Sell for Channel 4 as the on-screen interior
and asked whether our offer still stood. It did, and the house was ours. That is one of my biggest tips for first time buyers. Do not rush into anything. If you are chain-free, you have real negotiating power. Be patient, sit tight and often things will change in your favour. We literally tore the place apart. My dad is a builder, so I grew up watching and working alongside him from a very early age, which means I am pretty handy myself. We completed a loft conversion, knocked down five structural walls, installed new bathrooms and a new kitchen, and completely transformed the interior. I project-managed the entire renovation from concept to completion, and I loved every minute of it. FTB: Tell us about your new home? AR: We now have a four-year-old son, so we have moved to a house much closer to his school. It is a three bedroom Edwardian terrace that we bought through probate, and we fell in love with its original features, particularly the original flooring and decorative cornicing. We are meeting with architects soon to put plans in place for a full scale renovation, but I already have a really strong vision for the property. Phase one will include a large loft conversion alongside a complete reconfiguration of the first floor. The loft will provide two double bedrooms and a wet room, while the first floor will be redesigned to create two generous double bedrooms and a beautiful family bathroom with a freestanding bath, walk-in shower, twin basins and WC. The ground floor also has huge potential, although the current layout is a bit higgledy piggledy. There is an old conservatory at the back that is no longer fit for purpose, so we will demolish it to create a larger garden and build a side return extension. That will give us a spacious open-plan kitchen and dining area with a utility room and downstairs WC, while the existing living and dining rooms will become one large family lounge. Our goal has always been to complete two renovation projects back to back, adding value each time so we can reduce our mortgage. Our aim is to be mortgage- free after our next two renovations. FTB: Tell us about your career? AR: I have always loved design, but my first career was in musical theatre, where I performed professionally for 10 years. I absolutely loved it. Then, in 2020, the pandemic brought
designer, and I’m absolutely loving it. We help homeowners whose properties have struggled to sell by transforming them into homes that are market-ready without spending a fortune. The opportunity actually came through social media. I would love to continue working in television. I really enjoy helping people transform their homes, and I hope to create more programmes centred around practical, affordable interior design that anyone can achieve. FTB: What plans do you have for the future? AR: I will be documenting our latest home renovation on Instagram, and I’m also launching a YouTube channel to share the whole journey. I would love to do more television work, showing people how to transform their homes on a budget and making interior design feel accessible to everyone. Helping people create beautiful homes without spending a fortune is something I am really passionate about, so having the opportunity to share that on television would be incredible. I am also looking forward to continuing to grow Anthony Ray Design, taking on exciting new projects and inspiring more people to see the potential in their homes. I am really excited to see what the future holds. FTB: What advice do you have for first time buyers? AR: It blows my mind how difficult it has become for people to save for a deposit. I have friends who are paying more in rent than they would on a mortgage, so if you have managed to save a deposit and you are ready to buy, I would say go for it. Be prepared to compromise because your first home is unlikely to tick every box. Try to look beyond what is there now and focus on the property’s potential. Areas with improving transport links can offer fantastic opportunities. An extra 15 minutes on your commute could mean getting much more for your money, while also giving you a better chance of seeing your investment grow over time. If you have the budget and the time, do not be afraid of a home that needs some work. Renovating allows you to put your own stamp on a property while adding real value. Just be realistic about what you can take on and avoid overstretching yourself, both financially and practically. A well- planned renovation can be one of the most rewarding investments you will ever make.

Ramsgate is among the Kent seaside towns that have seen a surge in popularity in recent years, with young professionals buying in or relocating to the area. These new two and three bedroom homes are located around three miles from the coast – offering a mix of coast, country and town. Homes range from apartments to family houses and have been created with modern living in mind. The three bedroom townhouse-style properties are arranged over three storeys with a main bedroom at the top with walk-in wardrobe and en suite.
Located a mile from the centre of the popular seaside town of Worthing, and 10 miles west of Brighton, these new properties benefit from all the area has to offer. The development has proven hugely popular, and only a selection of three and four bedroom houses remain, including three-storey detached townhouses with off-street parking. Goring high street is a short walk with shops, cafes and local amenities. The beach is a 15-minute walk; while the nearby railway station ensures travel into London Victoria in 80 minutes.

off to university, and it was always my plan to move out of London and finally buy a place once she’s settled at uni. I’ve always dreamed of finding a home in a quirky seaside town, where there’s plenty of interesting cultural events and arty people. I also want the area to appeal to Nelly so that she has somewhere vibey to come home to and even stay long-term once uni is finished. I work remotely, often visiting clients in London and the south east. It’s really important that there’s good natural light at home, a thriving local community, and that it’s easy to get to shops and things. I really don’t have a preference at the moment as to where this piece of coast is – so long as it’s within 90 minutes of London on the train.
The homes and location are interesting. A new group of homes could bring a good community. There are great facilities on the doorstep including Durrington station, a leisure centre and high street. Worthing has an up-and- coming feel, with people moving here from nearby cities. The coastline is stunning, with coastal walks and the South Downs – plenty of inspiration for my work! This is over budget, but lovely nonetheless.
Creatives from London have been flocking to Ramsgate, including a friend who moved down and sings its praises. The homes hold lots of appeal. I love the two bedroom apartments, including double doors opening to the terrace/balcony. I particularly like the utility room, handy for storage and keeping things tidy. Both bedrooms are a decent size, and I am sure Nelly would like Ramsgate’s quaint and increasingly cool vibe.

This landmark development in Hove brings 154 new apartments to Brighton & Hove. The homes range from studio to three bedrooms, arranged across four buildings, with podium gardens a big draw for residents. Hove’s beaches lie around a 15-minute walk away, while the many cafes and entertainment venues of this coastal city are all within an easy walk, cycle or bus ride – along with great schools, colleges and universities. The properties are bright and modern, with plenty of storage space, cycle storage and energy efficiency features. Residents can enjoy the fresh sea air, while London remains under an hour away by train.
This new collection of homes is perfectly positioned for a well-rounded lifestyle. Chichester’s city centre lies just over a mile – or 10-minute cycle ride – away, with shops, cafes and a thriving arts scene. Meanwhile, countryside sits on the doorstep and Chichester harbour, Pagham’s natural coastal beauty and stunning sandy beaches are easily reached by car. The two bedroom apartments are bright and spacious, with open-plan living spaces that open to a private balcony and well-sized bedrooms with an en suite to the main bedroom.
The sought-after town of Bexhill is the location for this new development of three and four bedroom houses available through Shared Ownership. The local area is renowned for its history, architecture and breathtaking coastal views. Bexhill’s town centre is just over a mile away, while nearby Hastings and St Leonards are also fully established as cultural hubs in their own right. The three bedroom houses here feature separate kitchen and living rooms and downstairs WC, with three bedrooms, storage and a family bathroom upstairs.

This really is an ideal home for us – I just love it. The layout of the two bedroom apartments looks really spacious; there’s loads of natural light flooding in, massive windows – and I love the open-plan living room and kitchen. This would be a great place for me to get creative. Nelly would have her own room, and because the main bedroom has an en suite, we’d essentially have a bathroom each when she’s back with me. I feel that Hove really fits with where I am in life – I’m an artist, I love Brighton and being a 15-minute walk away would be lovely. Hove is just that bit calmer, but you get all the benefits of seaside and country living.

I’ve been along this coastline and really like Bexhill and Hastings – they’re interesting, with pretty sights and amazing history. These houses look fantastic and I’m impressed that my budget would get me three bedrooms using Shared Ownership. This would be great for Nelly to have her own space and still have room for guests. However, I’d like to be closer to a town centre and the sea, so perhaps this one doesn’t quite tick all my boxes.
We looked around Chichester when Nelly was doing the university open day rounds, and we were really impressed. There is a fantastic mix of history, beautiful architecture and a real buzz that only a university city can have. There are some amazing eateries, bars and cool venues. The surrounding countryside is stunning and I would love this on the doorstep. I’d like to be within walking distance of the sea, but this is still a hot contender.
THE NEXT STEP
The apartments at Lyon Square really are just what I have been dreaming of. I can’t wait to take the next steps, look around with Nelly and get ourselves excited about this fresh start. I have my deposit sorted and mortgage broker on speed dial – I’m ready to get the ball rolling

could mean paying more for shares in the future if prices have risen. That’s why it’s worth considering a larger share from the start if it’s affordable for you. Q How is it determined what share I can afford? A The share you can buy is based on an affordability check carried out by a financial adviser. The financial adviser will review your income, spendings, savings, deposit and financial commitments to work out the

lease for the home you’re purchasing. Under the current Shared Ownership model, buyers can usually purchase between 10% and 75% of a home’s value, although some older leases may have different limits. As every lease is different, always check yours first to confirm the minimum and maximum share available. Q Can I always buy the minimum share available? A Not necessarily. Even if your lease allows you to buy the minimum share, your mortgage lender will usually have a minimum amount that they’re willing to lend. If buying the minimum share would require a mortgage smaller than this minimum amount, you may need to buy a larger share instead. If you’re buying with cash, you may have more flexibility, but Shared Ownership is intended to help people purchase the largest share they can comfortably afford. Q Is it usually better to buy the largest share you can afford? A In most cases, buying the largest share you can comfortably afford could save you money over time. The more of the home you own, the less rent you’ll pay to the landlord on the part you don’t own. You’ll also benefit more if your home’s value increases over time. You can usually buy additional shares in your home through the staircasing process, but these shares will be based on your home’s value at the time you buy them. This

G race is absolutely brimming with joy and you can see why this is her mantra – she just wants to bring joy to everyone and she really does! She grew up on a council estate in High Wycombe and said, “I didn’t know anyone who owned their own home. I have a younger sister who is five years younger than me and I had quite a difficult childhood. I really enjoyed living there as everyone was very friendly and it was a real ‘pop round and borrow some milk’ vibe.” She started working from the age of two, working on stage, films and modelling. She said, “My uncle was a dance teacher and I just loved singing and dancing and I always enjoyed being in front of the camera! When I was 18 I started teaching dance at a women’s refuge and at youth clubs which I used to go to when I was younger. I then worked in a children’s care home which I really enjoyed. In 2011 I was looking at YouTube and realised that everyone was white, thin and middle class which wasn’t me at all. So I started posting about myself and my following grew very quickly. “By 2015 I was making more money from YouTube than I was at my day job so I decided to leave, which was really hard as I worked with children who had behavioural and emotional needs and I was like their big sister. So, I went in pursuit of a new life and decided
to move to London. I had to take out a £3,000 loan so I could afford to pay the rent as I had absolutely no savings. But, I was determined to make it work. “In 2016 I was asked to do a documentary for BBC 3 called, Clean Eating’s Dirty Secrets which had over 1.2 million views. It unpacked the realities behind the wellness trends, which is very close to my heart, and it catapulted my career. Not everything is about make- up, hair, fashion and body image and people follow these trends religiously. I am a great believer in self- love and I think people shouldn’t be a slave to how they look but consider how they feel about themselves and work on that.” Grace met her husband, singer songwriter Lee, in 2018 and it was an instant attraction. She fell pregnant during the pandemic and had their little boy, Cyprus, during Covid. It didn’t go to plan though and after he was born Grace became very ill and fell into a coma for three months. “I barely survived but I willed myself to get better as all I wanted was to be with the family and my new baby. I then got pregnant a year later and had two children under the age of two which was very hard work.” With a growing family, Grace and Lee decided to move to Hertfordshire when their daughter, Kamiko, was eight months old. “The landlord decided to sell the

property we were renting and we decided we wanted to buy our own home and the rents had gone sky-high and you don’t get much for your money. I have moved five times in the past and I knew what I wanted. The final straw was when my son didn’t get into the primary school we wanted him to go to and we realised we had to move to get him into a good school. “Lee went on Zoopla and found a house but it was way out of our budget. We just couldn’t find anything suitable and then we came across this house which was built in the 1960s and was being sold through probate. We really liked it and it was very clean but needed some work but we really wanted it and we had a vision of what it might be like eventually. We made an offer which was rejected as it was too low but we negotiated and we managed to get it. There was no chain so it went through fairly easily.” My uncle was a dance teacher and I just loved singing and dancing and I always enjoyed being in front of the camera! They have started work on the house and Lee has been busy looking at YouTube videos to do the work himself. Luckily his brother, who is a plumber, has been helping him. They have plans to extend it at the back and create more space in the roof, but Grace said, “It will take time as it costs a lot but I really want to keep the 60s look. At the moment the bathroom is very typical of what was popular in the 60s – it’s pink and I want to keep the same colour scheme but make it into a girly powder room. I can see exactly what it will look like and it fits perfectly into our plans. We have painted our sitting room in a beautiful shade of yellow which is the colour of joy and it makes me feel so happy. This is going to be a long-term family home and I don’t think we will be moving for a very long time. The problem is I like things to be done yesterday and it all takes so much time and with two small children it is very hard.” Grace shares the ups and downs of her life on social media and most of her content is on fashion, beauty, and she is passionate about promoting wellbeing. “It resonates with a lot of people and I have 247,000 followers on Instagram. I want everyone to find joy in their life and it helps if you think positively and feel good about yourself. It’s very difficult for women as there is a very high standard of what is expected. It’s totally exhausting worrying about your size, what you eat, your career and juggling everything so you can be a great mum too. I really don’t care what people think of me as I stay in my lane and live my life. I want my children to see that they can do anything if they put their minds to it and I want to be a role model.” Grace is also the author of two best-selling non- fiction books. Her first, No Filter , is a reflection on her life experiences and in 2021 she published her
