Overseen by JLL, Regent Street Management Direct (RSMD) hold responsibility for delivering on all aspects of property and facilities management and day-to-day interactions with occupiers on Regent Street. The RSMD team work closely with The Crown Estate who manage Regent Street on behalf of the Regent Street Partnership, to help achieve the Regent Street Vision investment programme. Over the past 15 years the Crown Estate has invested heavily in the Regent Street portfolio, redeveloping buildings behind the famous façade and creating commercial office space to provide the West End with ever improving business accommodation. This vast regeneration has seen Regent Street transformed into one of the world’s most popular shopping, leisure and business destinations, which counts a wide range of successful global retailers, restaurateurs and businesses amongst its tenants. JLL’S SINGLE PURPOSE IS TO DELIVER A SERVICE TO THE CROWN ESTATE’S CUSTOMERS (TENANTS) THAT IS SECOND TO NONE. Through Regent Street Management Direct JLL: • Puts the customer experience and service at the forefront of all that it does • Understands the needs of the organisations who occupy the space, appreciating the differences in sector and business type • Creates an environment where tenants are seen as customers and are invaluable • Takes a hands on problem solving approach to working with The Crown Estate

THE ROLE OF SENIOR SURVEYOR PRESENTS AN EXCEPTIONAL OPPORTUNITY FOR AN ASPIRATIONAL PROPERTY MANAGEMENT PROFESSIONAL TO WORK ON AN UNRIVALLED PORTFOLIO WHICH IS RECOGNISED AS BEING AT THE FOREFRONT OF THE INDUSTRY. Not only will you have the chance to build and maintain a close relationship with one dedicated client, The Crown Estate, but also to service a large and diverse customer base in a ‘hands on’, yet strategic manner.

The famous curve of Regent Street is part of an impressive property portfolio belonging to The Crown Estate with a defined asset strategy to continue the significant redevelopment of space in order to provide London’s finest retail, office and leisure facilities in one prime location. Whilst The Crown’s long-term asset strategy is set to move away from smaller office and retail footplates, the portfolio will retain a large percentage of buildings which will continue to provide flexible and agile accommodation for a variety of smaller corporate businesses and SME’s. Some of the most significant assets on Regent Street offer a variety of customers the opportunity to reside in one of London’s premium addresses without having to take significant floor space. THE ROLE

KEY RESPONSIBILITIES • Build strong business relationships with existing and new customers, offering an outstanding service to all • Create and maintain excellent relationships with a network of third party contacts including contractors, local community organisations and small business groups to promote the client’s brand and excellent track record of high occupancy and retaining customers through good management • Be visible and available to both customers and the client whenever required to ensure that the highest standards are upheld • Develop a management strategy plan for all allocated buildings including standard services and make recommendations for future management initiatives • Professional and engaging, and who can instil trust and confidence quickly with customers • Has a wider business and commercial understanding so that a customer specific approach and service can be offered • Comfortable working within a highly intense and changeable environment, and able to deliver high quality results within time constraints In particular we are looking for an individual who is: • Manage multi-tenanted offices, leisure and prime retail buildings on Regent Street and surrounding areas, maintaining, improving and developing the management of the properties to the highest standards • Establish and maintain excellent customer (tenant) and stakeholder relationships ABOUT YOU

• Continue to promote Regent Street as a ‘one stop shop’ destination environment whilst understanding the complexities of managing a mixture of both large corporate organisations and SME’s in busy multi-tenanted buildings • Make strategic recommendations for improving the rental value of client owned properties • Deal with sublettings, alterations and other tenant applications, and liaise with property agents / lawyers in accordance with instructions as specified in each assignment • Ensure all budgets and service charge reconciliations are accurate and delivered on time across the vast number of leases and customers both a strategic and reactive manner to ensure exacting service delivery standards are met • Be accountable for issuing the service charge budget for each property to tenants • Be a trusted advisor to The Crown Estate, working hand in glove with its Asset Management team by making concise, accurate reports and recommendations on a regular basis both formally and informally • Act as a key interface with customers in

This role would suit an experienced Property Management professional with a demonstrable track record of managing mixed portfolios including retail, leisure and office, who is looking for the opportunity to develop their career.

• Happy to make decisions on own initiative where needed, and who appreciates when to seek input from the client’s Asset Management team • Able to take a strategic and thoughtful approach but also be reactive, resourceful and quick thinking when required • MRICS qualified advantageous but not essential
