SOUTH FLORIDA REGIONAL MIAMI DADE | BROWARD | PALM BEACH | MARTIN | ST. LUCIE

South Florida closed the year with modest growth in its luxury single-family sector, as total sales increased 1.3% year-over-year to 15,572. Pricing continued to strengthen, with the average sales price rising 5.8% to $2.59 million and the median price edging up 1.3% to $1.6 million, while price per square foot climbed 1.6% to $730. The region’s luxury condo and townhome market told a more tempered story, with total transactions declining 4.3% year-over-year to 4,988, though pricing remained resilient. The average condo sales price rose 2.2% to $2.40 million and the median price increased 1.6% to $1.675 million, signaling continued demand despite softer activity. Overall, the year reflected a market adjusting to longer selling times and greater negotiation, with properties spending slightly more time on market and fewer sales occurring at original list price compared to the prior year. PALM BEACH COUNTY FLORIDA’S PLAYGROUND FOR THE WEALTHY

Palm Beach County closed the year with continued strength across its luxury residential market. Single- family sales rose 6.3% year-over-year to 3,740, while the average sales price climbed 7.5% to $3.03 million. The median sales price edged up 0.6% to $1.685 million, and price per square foot increased 2.5% to $743, reflecting steady appreciation in the county’s high-end home sector. The luxury condo and townhome market also posted gains, with total transactions rising 7.5% year-over-year to 1,078. Pricing saw even stronger momentum, as the average sales price jumped 12.1% to $2.53 million and the median price increased 10% to $1.85 million, underscoring sustained demand for luxury condominium living. Overall, the county’s luxury market demonstrated healthy activity and rising values, even as properties spent slightly longer on the market compared to the prior year. Single Family Homes
