South Florida’s luxury market enjoyed notable year-over-year gains in $1 million-and-up single-family transactions, with Palm Beach County, Southwest Florida and the Treasure Coast driving the region’s overall uptick. This key indicator supports our thesis that we are firmly back to a “normal” pre-pandemic high-end residential sector. Across Miami-Dade, Broward, Palm Beach, the Treasure Coast, and Southwest Florida, luxury single-family sales jumped 6.2% year-over-year to 3,589 in the third quarter of 2025. The high- end condominium sector saw a 6.3% year-over-year decline in transactions to 980, however. Miami-Dade and Broward counties managed to post year-over-year luxury condo sales gains despite the regional drop. High-end pricing continued positive year-over-year trends from the previous quarter thanks to consistent buyer demand. The region’s average single-family sales price managed a fractional year-over-year increase to $2.35 million, so the overall transaction gain was not a result of pricing reductions. The average condo sales price rose 2.8% year-over-year to $2.34 million (almost identical to the average single-family sales price), as luxury buyers will pay premiums for high-end condos – especially in brand-new waterfront buildings. Southwest Florida was the second quarter’s biggest year-over- year gainer in average luxury single-family pricing. In the third quarter, its average sales price stayed flat, but it recorded a substantial 14.9% year-over-year surge in $1 million-and-up single- family transactions to 1,461. The Treasure Coast led the way with a 28.6% year-over-year jump in luxury single-family sales and 15.5% increase in average luxury single-family sales price, but it is important to note that the region has very little high-end inventory. As 2025 closes out, and we look ahead to 2026, South Florida’s luxury market still presents exciting opportunities for sellers and buyers alike.

Southwest Florida had a notable 14.9% year-over-year climb in luxury single-family sales to 1,461. The region’s average single-family sales price stayed flat at $2.07 million. The region’s high-end condo sector was a different story in the third quarter of 2025, with total transactions dropping 17.3% year- over-year to 283 and the average sales price dipping 16.4% year-over-year to $1.92 million. Naples’ outsized influence continues to define the region’s luxury narrative, accounting for most of its high- end single-family gains. Not surprisingly, its luxury single-family sector posted a 17% year-over-year jump in sales to 338, while high-end condo sales fell by 40.9% year-over-year to 123.

PALM BEACH COUNTY FLORIDA’S PLAYGROUND FOR THE WEALTHY
Palm Beach continues to set the tone for South Florida’s luxury landscape, balancing steady appreciation with a measured pace of high-end activity. Single-family sales jumped 6.9% year-over-year to 852, with the average sales price inching up 0.6% to $2.6 million during that span. The county’s luxury condominium market had a 16.1% year-over-year drop in transactions to 183, as its average sales price rose 10.9% to $2.25 million. The county’s biggest year-over-year luxury single-family transaction gainers included Singer Island (66.7%), West Palm Beach (18.7%) and Wellington (12.8%). The Boca Raton/Delray Beach submarket continues to be the focal point of high-end condo activity in the county, and it recorded an 18.2% year-over- year decline in total sales (63) and a 4.1% year-over-year drop in average sales price ($2.1 million). TREASURE COAST SERENITY IN PARADISE
The Treasure Coast luxury residential market experienced year-over-year gains in single-family sales and pricing during the third quarter of 2025. On the high-end single-family side, total transactions increased by 28.6% year-over-year to 63, while the average single-family sales price jumped 15.5% year-over-year to $3.26 million. Luxury condominium sales dropped 62.5% year-over-year, with the average sales price falling 49.4% to $1.19 million. This region continues to be one to watch, as certain luxury buyers prefer it to the more expensive Palm Beach County market. Sewall’s Point enjoyed a 133.3% year-over-year leap in total luxury single-family sales, with the average sales price declining 27.4% in the same span. Stuart recorded a 31.3% year-over-year jump in high-end single-family transactions, with the average sales price climbing 31% year-over-year to $2.77 million.
