South Florida’s luxury market enjoyed a surge of transaction activity across both the single-family and condominium sectors. The major increase in high-end sales did not rely on pricing reductions from sellers, a promising sign as we commence the second half of 2026. Across Miami-Dade, Broward, Palm Beach, the Treasure Coast and Southwest Florida, luxury single-family sales jumped 20.1% year-over-year to 8,013 in the second quarter. The high-end condominium sector enjoyed a 23.5% year-over-year gain in transactions to 2,590. Miami-Dade and Palm Beach again fueled single-family growth, with Broward and Southwest Florida also posting notable gains. High-end pricing maintained positive year-over-year momentum. The region’s average single-family sales price rose 7.2% to $2.63 million, and the average condo price rose a modest 0.3% to $2.37 million. Much of the national conversation this year centers on California wealth fleeing to Florida over tax policy. Our own transactions tell a different story: the top buyer-origin states behind our Q2 closings were New York, Illinois, Michigan, New Jersey and Ohio, the same corridor that has driven this market for years. California doesn’t appear in our top five for a second consecutive quarter. This confirms South Florida’s luxury market remains largely insulated within its own segment. Looking ahead, we expect uncertainty elsewhere to only heighten the region’s appeal, drawing high-net-worth buyers seeking that rare blend of lifestyle, stability and long-term value.

PALM BEACH COUNTY FLORIDA’S PLAYGROUND FOR THE WEALTHY

Palm Beach County’s high-end single-family sales jumped 24.2% year-over-year to 2,534 in the second quarter, with average sales price up 4.6% to $2.89 million. The county’s luxury condo market surged 26.6% to 770 transactions, though average price fell 7.1% to $2.39 million. West Palm Beach (+43.7% single-family) and Palm Beach Island (+36.6%) are both climbing this quarter, but for different reasons: West Palm Beach is absorbing broad, relocation-driven volume, while Palm Beach Island’s smaller price gain, +2.2%, reflects a scarcer, more concentrated market. Wellington also posted strong single-family gains (+35.1%). The Boca Raton/Delray Beach submarket remains the county’s condo focal point, recording a 3% year-over-year increase in total sales (271) and a 14% year-over-year drop in average sales price ($2.31 million).

TREASURE COAST AND MARTIN COUNTY SERENITY IN PARADISE

The Treasure Coast/Martin County luxury residential market had a quieter second quarter of 2026, with high-end single-family transactions down 6.5% year-over-year to 376, while the average sales price rose 2.2% to $2.78 million. Luxury condominium sales fell 16.9% year-over-year, with the average price dropping 11.9% to $1.89 million. The region’s long-term growth story stands on its own: a steady pull of tri- county buyers moving north for more space, a slower pace, and a waterfront lifestyle at a different scale, all within easy reach of Palm Beach’s main hubs. Vero Beach enjoyed a 5.2% year-over-year jump in single- family sales to 221, with Indian River Shores also gaining 6.7%. Jupiter Island (10%) was the only year-over- year transaction gainer on the high-end condo side.
