Underpinning much of the success is a strong focus on teaching and learning which permeates through everything – even the design and layout of the buildings. Lecture rooms in the newest facilities, for example, can transform into 360 degree amphitheatres to bring a more intimate, immersive element to the discussion, and learning spaces are open and adaptable to encourage sharing of ideas and disrupt the traditional one-way flow of information from lecturer to student. A £100 million investment into research is underway to boost Coventry’s research performance and bring it up amongst the traditional heavyweight research institutions. It has already seen the launch of several new centres specialising in areas around which Coventry has historically had considerable expertise. The Centre for Trust, Peace and Social Relations, for example, has been established to build on and advance the university’s world-leading research around trust as a key component of peace building, reconciliation and community cohesion – echoing the very themes for which Coventry as a city is internationally famous. In a recent House of Lords debate, the Archbishop of Canterbury drew attention to the positive impact of the centre’s work. Researchers in the new Centre for Applied Biological and Exercise Sciences, too, have attracted global interest and media attention. A team of its scientists have developed a

pioneering new way – using real human heart tissue – to test the effect of drugs on the heart without using human or animal trials. Other notable projects which demonstrate the breadth of research underway at Coventry include initiatives to tackle female genital mutilation, collaborations with industry to combat automotive cyber security threats, and long-term studies into children’s literacy. The Research Excellence Framework (REF) 2014 results portend well for the ambitions that Coventry University has going forward – the university was ranked joint 5th in the UK for the quantity of its research in the allied health professions category receiving the top ratings of four or three stars, with many other areas also being rated as ‘world leading’ and ‘internationally excellent’. Such successes are only bolstering Coventry’s international reputation. THE ESTATE The University’s city centre campus itself is continually developing and evolving, and a £100 million-plus investment in a new student centre, engineering and computing building and science andhealth facility isplayingakey role inmodernising theentire learning experience. Impressive recent developments such as the RIBA award-winning Hub – which is a focal point of student activity on the 33-acre city centre site – and the feature-packed Engineering and Computing Building have already become iconic structures on the Coventry landscape. We have invested £350m in the estate in the last 8 years including the addition of a ground-breaking £55m Engineering and Computing Building, an award-winning £35m Student Hub that opened in 2011 as well as the new £59m Science & Health Building which was opened in January 2018 by Their Royal Highnesses. The University and the city of Coventry itself has a lot to look forward to over the next decade. As far as ‘town and gown’ relationships go, the University and the city council enjoy a hugely positive rapport which has paved the way for the University to transform the city’s skyline and make an enormous contribution to its economy over the years. THE ROLE Working within the University’s multi-disciplinary Estates Development team, the Senior Project Manager will develop, procure and deliver a broad range of estate projects and development schemes typically valued from £1m to £10m across a diverse estate portfolio including research and teaching facilities, student residences, public realm, social space and commercial and office accommodation. You will be responsible for the day to day management and leadership of projects and will also get the opportunity to support and in the longer-term lead on major projects valued in the £20m to £100m range.

The successful candidate will possess relevant experience in a project leadership role with responsibility for procuring and managing complex construction and property projects varying from small scale refurbishment schemes to medium scale capital projects. You will have strong commercial management skills, with the proven track record of managing project budgets and leading on contract procurement and management of external consultants and contractors. You will have excellent communication skills, with the personality and authority to lead and manage project teams and stakeholder groups coupled with a track record of working effectively in or with a large scale, complex organisation.

JOB DESCRIPTION

Purpose The Post holder, under the line management of the Deputy Director of Estate Development, will provide a complete Project Management and Delivery Service from inception to completion, working with in house staff, contractors and consultants on multiple projects ranging from around £2m to in excess of £50m covering new build, renovations and adaptations. The post holder will be expected to take responsibility for the day to day management of the projects and also the delivery of large elements of the overall programme of work. These are to be delivered to the standards required by the University in a manner that provides best value for money.

4. MAIN DUTIES & RESPONSIBILITIES Construction Projects 1. Develop the client's brief carrying out necessary feasibility studies and research necessary to produce a specification that reflects the client needs. 2. Establish a project plan and programme from inception to completion taking into account all relevant statutory and Local Authority requirements and communicate the project plan to client. Monitor and update the plan and programme throughout the life of the project and provide regular written updates. 3. Establish a suitable project team, including the appointment of relevant consultants follow the University procurement policies. 4. To control project costs and provide regular forecasts and cash flows in order to contribute to clients and Estates department budgetary control activities as well as inputting into University's financial forecasts 5. To control project programmes and provide regular updates of progress. 6. Prepare considered option appraisals with reasoned recommendations. 7. Manage the decision making process by carrying out all necessary liaison and negotiations with all parties involved ensuring value for money. 8. Liaise with clients, solicitors or local authorities on matters relating to the development as required.

9. Co-ordinate the disseminate information to all necessary parties, ensuring all HASAW regulations are fully complied with (CDM, COSHH etc.). 10. Provide strategic building related advice to clients and assist in the development of project business plans. 11. Provide technical and other guidance to other Estates Development Project Managers. 12. Establish targets with respect to project delivery; monitor and report on progress against these targets. 13. Ensure all projects follow the Estate's Project Process and Design Guide. 14. Implement Softlandings on all projects in accordance with University procedures. Procurement 15. In accordance with the University procurement policies and procedures prepare and obtain tenders or quotes as appropriate. 16. Carry out tender evaluation and prepare a report with recommendations. 17. Prepare building contracts for signature by relevant parties.

4. MAIN DUTIES & RESPONSIBILITIES

MANAGEMENT 18. Carry out all duties required to ensure that the construction contracts are delivered in a professional and cost effective manner. 19. Monitor work in progress and the performance of the contractor and the professional team, keeping the client appraised of progress and any possible delays. 20. Set up methods for inspection of standards of workmanship and materials and compliance with drawings and specifications, or alternatively, arranging for third party insurance for Quality Assurance Schemes. Ensure that any warranties and guarantees obtained have the clients' interests endorsed. 21. Put in place and maintain robust change control procedures. 22. Review all payment requests made or due under the contract, consultant fee arrangements and financial agreements. 23. In accordance with University procedures, ensure the effective handover of projects following the operational testing and commissioning of all services, to clients and operations and maintenance. Arrange for the maintenance manuals, test certificates and guarantees to be handed to the appropriate parties, together with as built drawings and operating instructions for services etc. 24. Ensure that any necessary induction training for the operation of the building for client and maintenance staff and undertaken 25. Provide where agreed necessary co-ordination duties in connection with the client's relocation proposals including, if required the organization of fitting-out works using techniques similar to those used for the management of the main contract. 26. Maintain contact with all parties involved in the project including the client during the Defects Liability Period ensuring that all defects are dealt with in a satisfactory manner. 27. Ensures at all times an audit trail is maintained and that all contract documents are signed and archived. 28. Work with Estates Maintenance to ensure that the Operation and Maintenance manuals and as built records for all projects are provided in a timely manner and to agreed standards. 29. Manage and mentor other members of the Estates Development team as appropriate both generally and project specific. 30. Contribute to the Estates Business Plan and ensure objectives for the Estates Development are achieved.

31. Promote the application of Estate's Project Management Process and Design Guide and contribute to their continual improvement through lessons learned; 32. In conjunction with the Deputy Director of Estate Development carry out regular monitoring and performance assessment of consultants and contractors working employed by the University. AND other such duties within the scope and spirit of the job purpose, the title of the post and its grading.

ESSENTIAL Educated to degree level with a construction related chartered professional qualification or equivalent experience.

ADVANTAGEOUS Post graduate qualification in construction I project management or similar discipline.

Experience in the management of new and refurbishment projects from £100k to over £15m construction value. Proven experience of managing all aspects of building and consultancy contracts.
