We are seeking to make the appointment of a Head of Maintenance to join our growing professional services team responsible for The post holder will be accountable for the management of all matters relating to planned and reactive maintenance in addition to special works delivered through a blended framework of in-house and outsourced providers. This is an exciting opportunity for a facilities management professional to preside over one of the most diverse and complex estates in London. Head of Maintenance

Estates Operations (Support Services) Professional Services, Level 6 Director of Estates Operations

Responsible to

Function of Post Responsible for the management and execution of all M&E Infrastructure and Building Fabric related Maintenance Services, both contracted out to external parties and carried out by in house staff, across a multi-Campus Estate. Liaise with and support all Building / Campus managers to facilitate the implementation of maintenance works promptly and effectively. Effecting interaction with Project Delivery to encompass maintenance requirements. Responsible for c64 nr. Staff, including 8 nr. Direct Line Reports with an Operating budget of circa c£13m P/A and Capital budget of c £6m P/A. Main Duties and Responsibilities • Develop and Manage: o A cost effective maintenance programme. o Contracted Planned Preventative Maintenance services and In house maintenance teams. o Interaction between Maintenance and Project Delivery to support the delivery of Maintenance and Capital projects. o The review and acceptance of O&M manuals for Maintenance and Capital projects. o The Training and Development of staff o Risk assessments, method statements and permits to work procedures for the works carried out by Maintenance services. o All testing and auditing regimes required to meet legislative compliance. o Maintenance of the Estates Asset Register. o The Insurance Register, maintaining records of Pressure Vessel Testing, Lifting Equipment, Access Equipment, etc. o Service Level Agreements for Maintenance Services and Key Performance Indicators for the delivery of Maintenance Services and measure performance against Service Level Agreements • Ensure that: o Maintenance priorities, standards and preferences are incorporated into Capital projects. o Additional Maintenance requirements from Capital project are incorporated into the Contract Planned and Preventative Maintenance Services. o Monthly reports are provided to the Director of Estates Operations to monitor the performance of the Maintenance Department. o Customer Feedback Reviews are undertaken at regular intervals to monitor the delivery of Maintenance Services and any improvements or remedial actions are incorporated into Maintenance Services. o Local delivery of services complies with local policies and standards.

• Promote: o Liaison between the Maintenance team and other College departments. o Open relationships with Building / Campus Managers to focus on Health & Safety and “Business Critical” systems. o “Best Practices” in all areas of Maintenance services o Personal development of self and team members • Review: o Maintenance performance against Service Level Agreements against targets on a monthly basis with the Director of Estates Operations. Develop Service Levels to meet targets. • Generally: o To advise and comply with all College policies and regulations, for example Health and Safety, Data Protection, etc o To undertake specific safety responsibilities relevant to individual roles as set out on the College website Health and Safety Structure and Responsibilities page. o Any other tasks as specified by the Director of Estates Operations. o This Job Description cannot be exhaustive as the post holder may be required to undertake other duties, which are broadly in line with the above key responsibilities. o Imperial College is committed to equality of opportunity and to eliminating discrimination. Professional Qualifications

A recognised professional qualification in the field of either engineering or building services

Experience Required

Extensive experience in the management of facilities / building services. Experience of working within a science, medical, higher education or research establishment. Preparation and presentation of reports to senior management personnel. Track record of delivery of quality and VFM in maintaining facilities.

Knowledge / Skills / Ability

Knowledge of:

H&S legislation; Environmental Health legislation; Building and Fire Regulations; Construction related SLA’s.

Skills in: I.T. particularly word processing and spreadsheets; Management of staff and external contractors; Budget management. Numeracy. Ability to: Manage time, prioritise and work to tight deadlines; Organise and manage a number of projects; Work effectively within a large, complex organisation.

Interpersonal Skills

Strong oral and written communication skills. Proven leader, organiser and team player. Enthusiastic and diplomatic.
