EMJ’s team renovated the existing six-story office building and basement. EMJ transformed the exterior storefront, curtain wall systems, ceilings, flooring and wall coverings. The team also replaced the HVAC system with a new variable refrigerant flow (VRF) system and installed more efficient lighting.

Farmer Brothers Co. Headquarters Spanning 28 acres, the coffee company headquarters includes a 258,338-square-foot distribution center, a 194,438-square-foot coffee production facility, and 84,823 square feet of office space for its nearly 400 corporate employees. Farmer Brothers desired an aggressive schedule, as four other facilities nationwide were consolidating into the new headquarters, and the new distribution center needed to begin operating while construction was still underway. EMJ coordinated the entire project team, ensured that the facility could function while construction was ongoing, and worked with consultants to highlight value-saving opportunities and ensure long-term efficiency for the facility. Our early involvement with the project team allowed EMJ to be fully in-sync with the client to proactively deliver value, resulting in almost $2 million in savings. The project is slated to be LEED-Silver certified. 4

Connection Park, Phase I and II

This two-phase, 301,000-square-foot project is a development by Stream Realty Partners. EMJ’s work included the construction of two multi-story office buildings and development of the 18-acre site.

On Phase II, the EMJ team engaged all structural and utility trades in full-scale Building Information Modeling (BIM) coordination. This entailed early collaboration with subcontractors to create 3D models of all concrete, structural steel, mechanical, electrical, plumbing and fire protection systems. EMJ, subcontractor representatives, and designers met prior to and throughout the construction process to review the models and address construction challenges. In total, 195 conflicts were resolved through this early collaboration, resulting in an accelerated schedule and prevention of rework.

CBL Center and CBL Center II CBL Center and CBL Center II are two multi-story, Class-A office buildings totaling more than 216,000 square feet. Our team’s work included the construction and interior fit-out of both buildings—the 123,000-square-foot home of CBL’s corporate headquarters and the neighboring 74,832-square-foot office building—as well as all site work, including 600-plus parking spaces. Construction of CBL Center II occurred less than 100 feet from the fully occupied CBL Center, which posed significant challenges for the team. Through careful scheduling and site coordination, EMJ successfully navigated any issues and ensured a safe construction site for our team members, the building occupants and its visitors.

McConnell Building

Built in the 1800s, EMJ converted the second floor of this historic building into 10,000 square feet of elegant office space with new restrooms and conference rooms. The project scope also included the addition of two new stairway entrances.

CodeScience EMJ Special Projects converted an existing space in an older downtown building to be the modern headquarters for CodeScience. The project required demolition and construction to provide open-concept office areas, two conference rooms, a breakroom and upgraded restrooms. Unique finishes included stained and polished concrete floors, hexagonal carpet tiles and new lighting.

Bellhops Bellhops, a moving company, occupies an 8,142-square-foot office space inside Chattanooga’s upscale mixed-use development, Warehouse Row. Our team’s work on the project included selective demolition, interior aluminum storefront, LVT flooring, carpeting, and MEP package. The HVAC system required furnishing and installation of new water source heat pumps, and our team was also responsible for reworking existing electrical panels, furnishing and installing new receptacles and switches, and providing power to new heat pumps.

CBI Once home to the original Krystal diner, the EMJ’s team converted this empty downtown space into a modern workspace while maintaining the character of the original structure by exposing the existing brick walls and polishing portions of the original slab. The project scope also included mechanical, electrical and plumbing upgrades, two new restrooms and a new exterior storefront.

Lamp Post Lamp Post Group enlisted EMJ’s team to construct a unique office space within a century-old department store. The contemporary design includes glass-walled offices, distinct collaboration areas and a conference room shored by state-of-the-art audio-visual systems. High-level acoustical treatments were also incorporated to limit noise intrusion into individual workspaces within the office’s 4,800 square feet of call center space. With various design modifications, EMJ’s team delivered more than $100,000 in savings on the project.

Signix EMJ played a key role in the repurposing of a Civil War fort turned textile warehouse into Warehouse Row, an upscale mixed-use development in downtown Chattanooga. SIGNiX Digital Services occupies 5,401 square feet of office space on the building’s fourth floor, and EMJ performed selective demolition, renovation and construction of the space, including an interior aluminum storefront, HVAC upgrades, and significant electrical rework. The office features unique white oak and carpet flooring, and the HVAC upgrades included the furnishing and installation of six new water source heat pumps.

Vasco Smith Administrative Building EMJ’s team performed a complete renovation of the 152,000-square-foot Shelby County government building, including a new exterior glazing system. The 12-story project was completed over various phases to ensure that government operations within the building were uninterrupted during construction, requiring extensive planning, scheduling, and temporary construction measures.

Kohl’s Customer Service Operation Center

EMJ converted two existing three-story commercial buildings, totaling 240,000 square feet, into workspace for 1,800 employees. The project included a complete interior renovation, as well as improvements to the 10-acre property. The existing mechanical, electrical and plumbing systems were redesigned to accommodate the densely occupied call center environment, which included the placement of new air-cooled chillers, 12 air handling units, and an Evaporcool pre-cooling system. Other features included a 20,000-square-foot full service kitchen and dining facility and an 8,000-square-foot outpatient health and wellness clinic. Designed for LEED certification, the building offers advanced building automations systems, electric vehicle charging stations, and six Solar Tree Array Photovoltaic Shade Systems.
