In Partnership, for the long term We deliver a range of services which can help universities to invest in improvements their estate or improve student services. Our range of services includes; funding, design, build and operation of student accommodation. We employ over 800 people with more than 37,000 rooms under managment or in construction. Our support, delivered in partnership, is helping 14 UK universities to upgrade their estates, make best use of their physical assets, improve services and enhance the student experience. In the last decade we have provided more than £2billion in new funding, supporting our partners to invest and grow, to meet demand and improve the student experience.

Student Experience Great space and services with student experience built in Our partnerships support universities to create environments within which students can live, study and thrive. We manage the needs of more than 37,000 students every term so we never stop learning and we share our experience with our partners. We also know that every university is as unique as the thousands of students it serves and this ensures that we are never complacent and never take a one size fits all view. UPP Management

UPP Management will be responsible for delivering a range of asset management services to more than 15 separate project companies and be tasked with ensuring the quality of the UPP portfolio remains both fit for purpose and attractive to students over the full term of the Group’s long term partnerships. UPP Management works closely with the Group’s other divisions, UPP Projects Limited (UPL) and UPP Residential Services Limited (URSL), acting to ensure that industry leading assets are developed and that high quality residential and facilities management services are delivered. Our design, planning, funding and development business, UPL is responsible for the origination, negotiation and subsequent financial close of our transactions. URSL is responsible for the Group’s provision of specialist operational management services, ensuring the day to day delivery of high-quality services to the students of our university partners.

The role

The role of Managing Director – UPP Management We are seeking to make the appointment of a Managing Director for UPP Management. Reporting to the Group CEO, the Managing Director will provide leadership for all aspects of UPP Management including strategic estates and asset management, university relationship management, revenue management, marketing and allocation services, management of SPVs, monitoring of service providers to the SPVs and commercial income generation. This is a key leadership role which will have significant impact across the UPP business - you will proactively contribute to the development and delivery of the UPP Group business plan as Group Board Director and lead the UPP Management division to the highest possible standards in line with the Group’s established Vision and Values. We are seeking an individual with a proven track record of success in a business leadership role with a particular emphasis on client/partner relationship management and service delivery gained at a senior and influential level. You will possess strong strategic planning skills particularly in relation to business planning, financial planning and investment strategy, revenue management, governance and innovation. Exceptional leadership, interpersonal and communication skills are essential, as you will be required to lead and inspire a diverse team as well as develop long-term, high-quality relationships with university partners.

Job description

MD of Management Universiy Partnerships Programme (UPP)student accommodation is the leading provider of on-campus infrastructure and support services in partnership with UK universities. UPP is looking to establish a new division to manage the interests of its Special Purpose Companies (SPVs). UPP Management will be responsible for delivering a range of asset management services to more than 15 separate project companies and be tasked with ensuring the quality of the UPP portfolio remains both fit for purpose and attractive to students over the full term of the Group’s long term partnerships. Sector leading levels of occupancy (typically in excess of 99%) remain the key goal of the Group with UPP Management responsible for ensuring that term-time rental, and other commercial revenues are delivered in line with (or exceed) modelled expectations. UPP’s partnerships approach is at the heart of the Group’s business model and UPP Management lead and develop these relationships acting as the day to day contact with each university partner, ensuring that the delivery of services to the accommodation are maintained in line with student expectation. The role of MD of UPP Management will hold various statutory board director positions on the boards of UGL and the individual SPVs. Scope of role Accountable to the Group CEO, this is a key leadership role which will have significant impact across the UPP business. Provide leadership for all aspects of UPP Management including strategic estates and asset management, university relationship management, revenue management, marketing and allocation services, management of SPVs, monitoring of service providers to the SPVs and commercial income generation. Working closely with other Group Board colleagues to provide a comprehensive, client and customer-focused service strategy and implementation plan to support the achievement of the strategic and operational objectives of the Group.

Core elements of the role include; Asset Management • Lead the development of a portfolio wide strategy to ensure the Group’s accommodation assets remain fit for purpose and attractive for students in the long-term. • Ensure a clear estates asset development strategy is established and an underpinning development control plan for all partner sites is developed. • Lead the development and delivery of UPP’s ‘refresh’ approach, a focused discipline established to enhance the standard of specific residential accommodation and communal facilities across the existing estates in order to meet the changing expectations of students. • Establish a framework for the successful delivery of complicated and material asset management redevelopment programmes. • Lead the development and implementation of capital programmes, supported by the Chief Finance Officer and other key departments. Develop business cases and financial plans. • Exploit opportunities for commercial development of estates and assets across the portfolio. • Engage other UPP departments and stakeholders as required (finance, UPP Projects Limited (UPL), UPP Residential Services (URSL) to deliver strategic and commercially sound solutions to the benefit of the Group and its university partners. SPV Management (MSA & Financial) • Ensure the effective and efficient leadership of the established SPVs with a view to optimising the delivery of each contract. • Ensure robust and transparent financial management of SPVs is in place and that all due governance protocols are followed. • Ensure the obligations contained in the Management Service Agreements for each SPV are effectively discharged. • Hold to account on behalf of the SPV the retained services provider, URSL, to deliver quality and timely services in line with the contract and spirit of partnership. • Ensure the services provided by URSL to the various SPVs are in accordance with specified performance and availability criteria and report on the same.

Partnership • Develop and maintain key stakeholder relationships with university partners to enable open and transparent dialogue around performance and optimisation of the contract. • Foster close personal relationships with individual key stakeholders grounded in the UPP values of partnership, community, innovation delivered responsibly. • Ensure a plan is established to maintain long term continuity of relationships, particularly during periods of personnel change at partner universities. • Collaborate with other UPP departments to communicate and manage risks and opportunities that have a significant impact on the student experience or commerciality of the contract. • Promote and demonstrate a collaborative approach to working in partnership, using two way communication and exchange of business intelligence to deliver the shared objectives of each university partnership relationship. Student Experience • Ensure agreed strategies are in place to deliver and enhance the student experience, working in a complimentary manner to the university partner’s own strategy. • Design and implement student experience programmes and initiatives in conjunction with university partners. Accommodation Services • Provide leadership and strategic direction to the activities of establishing appropriate rental levels and through the annual rent review process. • Lead the marketing and allocations of rooms where applicable across the portfolio with a view to maximising revenues. • Develop new initiatives in support of marketing and allocation of partner universities. • Ensure appropriate management information is produced and able to support decision making and management of risks.

Commercial Revenue • Identify opportunities for commercial revenue generation in line with the wider UPP strategy and business plan. • Ensure appropriate business cases and financial plans are developed to deliver revenue generation opportunities. • Engage other UPP departments to effectively execute revenue generation plans including 3rd party income. Board Positions • Proactively contribute to the development and delivery of the UPP Group business plan in the capacity as Group Board Director. • Proactively engage and interact with Shareholders, Chairman and fellow Group Board Directors on the performance of the portfolio, providing appropriate asset data, business intelligence and other reporting as required. • Assist in the development of new business opportunities with existing clients in order to secure additional opportunities on behalf of the UPP Group, in line with the strategic business plan. • Effectively chair SPV board meetings where deemed appropriate. Leadership • Lead the UPP Management division to the highest possible standards in line with the Group’s established Vision and Values. • Develop performance standards to facilitate the delivery of high quality services and to be answerable for these standards to the Chief Executive on behalf of the Shareholders of the business. • In liaison with relevant parties within UPP and our partner universities contribute to the overall risk management strategy for UPP ensuring effective risk management procedures and protocols are developed and implemented for all aspects of the estates assets. • Ensure UPPM is structured and resourced appropriately, establishing and maintaining robust succession plans and ensuring staff are supported and developed appropriately to perform at their best. • Ensure compliance with Group strategic business plan and policies and procedures.
