PREPARING FOR A SUCCESSFUL SALE SUMMARY

PHASE I: PRE-LISTING & PREP

We will meet to go over your needs and questions as a home seller, what you'll need to do to get your home ready to list, show you what we can offer as a listing agent and more! INITIAL CONSULT We'll do our research on the current market climate in your neighborhood to determine a best listing price range, and then make a plan on the timing of selling your home. ESTABLISH PRICING & TIMING

EXECUTE LISTING DOCUMENTS

Let us know when you are ready and we will send you listing docs via a program called Dotloop. All documents can be filled in, signed and initialed on your computer or smart device. Once completed, all documents are sent back to Oyler Hines.

Maybe you have a very specific fireplace or an especially scenic view out of a large picture window. Draw the buyer's eye to your home's special features with well-placed furniture groupings and/or a few brightly colored accessories. STAGING & DESIGN CONSULTATION Refresh rooms with small changes, as they can have a huge impact! Change cabinet knobs, replace faucets or light fixtures for an instant refresh. If you're looking to make a bigger impact, check out our RealVitalize program on the previous page. MAKE IMPROVEMENTS Our team will schedule photos and meet the professional photographer at your home to ensure beautiful photos are on the MLS. YOUR HOME IS PHOTO READY A lockbox will be placed on your home with your home key inside of it. Showing agents, appraisers and inspectors can use this lockbox to access the home. LOCKBOX

PHASE II: COMING SOON

"Coming Soon" is an optional, yet beneficial, advertising tool where your home is entered into your MLS to build excitement and alert other local agents when your home will be available to tour. Your home will be added to your MLS as a "Coming Soon", visible to thousands of real estate agents and select buyers who are set up in an MLS "portal." HOME IS ADDED TO MLS As soon as the "Coming Soon" listing is entered, we'll put up a yard sign to let the public know. SIGN INSTALLED WITH COMING SOON RIDER Well before your listing goes live for showings, our marketing team will be hard at work behind the scenes.... CUSTOM PROACTIVE MARKETING STRATEGY Our marketing team will create a unique landing page created just for your home that can be shared with the public before it goes "live" on the market! LANDING PAGE As a part of your marketing plan, we'll utilize targeted ads on Facebook and Instagram to reach people looking for homes in your area. SOCIAL MEDIA ADS We'll send out an email to agents who typically work in your neighborhood, as well as to clients we know are looking in your area, and potential customers who have registered on our ads. COMING SOON EMAIL You'll start getting alerts that buyers and agents want to see your home via an app called "ShowingTime." We'll help you get set up to receive notifications and to approve showings. BUYERS & AGENTS BEGIN TO SCHEDULE SHOWINGS

Currently, the Kentucky MLS does not allow "Coming Soon" advertising.

PHASE III: ACTIVE LISTING PERIOD

Remember to keep the lights on, have a plan for your pets and leave the property so that potential buyers feel comfortable coming into your home. SHOWINGS BEGIN

RECEIVE FEEDBACK We typically will receive feedback on your home in the form of a short survey from the showing agent within 24-48 hours of the showing. Survey feedback will be published to the seller via email. If we do not hear from the agent within 48 hours, a follow-up call will be placed to the agent to obtain feedback. WEEKLY UPDATES While your home is on the market, you can expect update calls on Monday to discuss the week's showings and next steps, if needed. OPEN HOUSE (OPTIONAL) Your agent will talk to you to discuss your personal marketing plan to see if this would be a good idea. Having us host an open house at your home is a great way to showcase it to multiple groups.

PHASE IV: OFFERS & CONTRACTS Time to get excited! Wonderful, you have an offer that you are now negotiating! Once we receive an offer, we will contact you immediately to discuss. Oyler Hines will be putting that offer into Dotloop to get signatures and initials for contract acceptance or changes for a counteroffer. REVIEW & NEGOTIATE OFFERS Great! You've made it through the initial contract acceptance stage. Negotiations happen in the same way. Your agent will receive an addendum from the buyer's agent to review any items that need to be rectified. NEGOTIATE INSPECTION ITEMS Buyers typically ask for a 7-10 day inspection period. Inspections usually include: whole house, radon, termite and sewer scope. Tip: step out while the inspection is happening, it may take a few hours depending on the size of your home. INSPECTIONS A licensed residential appraiser will do their report by either driving by, walking your property or coming inside. It's okay to be present for this, and usually only takes a few minutes. The appraisal report can take up to 7 business days after the visit. APPRAISAL Final walk-through will happen right before closing, sometimes the same day! This is just to make sure the home is in proper condition and any items from the inspection list have been completed. FINAL WALK-THROUGH

PHASE V: CLOSING

Your agent will work with the buyer's agent to set a closing time that works for all parties (including the title company). No matter how closing takes place, we will be with you every step of the way. SET TIME FOR CLOSING
