PHASE I: PRE-LISTING & PREP We’ll meet to talk through your goals, timeline, and questions. We’ll outline what it takes to get your home market-ready and walk you through exactly what we offer as your listing team. INITIAL CONSULT We study the current market in your neighborhood to determine the strongest pricing range. From there, we build a plan around timing - because when you list can matter just as much as how you list. ESTABLISH PRICING & TIMING When you’re ready, we’ll send listing documents through Dotloop, an easy electronic signing platform. You can review and sign everything from your computer or phone — simple and secure. EXECUTE LISTING DOCUMENTS Every home has standout features. Whether it’s a fireplace, a view, or beautiful natural light, we’ll help highlight what makes your home special through thoughtful furniture placement and simple design updates. STAGING & DESIGN CONSULTATION Small changes can make a big impact. Swapping cabinet hardware, updating light fixtures, or freshening paint can instantly elevate a space. If larger improvements make sense, we’ll guide you through those options as well. MAKE IMPROVEMENTS We’ll schedule professional photography and meet the photographer at your home to ensure everything looks its best before going live. YOUR HOME IS PHOTO READY A secure lockbox will be placed at your home so licensed agents, appraisers, and inspectors can access the property for scheduled appointments. LOCKBOX INSTALLATION

PHASE II: COMING SOON

Your home is entered into the MLS as “Coming Soon,” alerting thousands of local agents and buyers who are actively searching. ADDED TO MLS AS COMING SOON We’ll install your yard sign with a “Coming Soon” rider to create awareness. SIGN INSTALLED WITH COMING SOON RIDER Before your home is available for showings, our marketing team is already working behind the scenes to generate interest. PROACTIVE MARKETING STRATEGY BEGINS A unique landing page is created just for your home, allowing us to share it publicly before it officially hits the market. CUSTOM LANDING PAGE Targeted Facebook and Instagram ads begin running to reach buyers searching in your area. SOCIAL MEDIA ADVERTISING We notify agents who frequently work in your neighborhood, registered buyers, and potential clients who’ve engaged with similar properties. COMING SOON EMAIL CAMPAIGN As interest builds, buyers and agents begin requesting showing appointments through ShowingTime. We’ll help you set up notifications so approving appointments is easy. SHOWINGS BEGIN SCHEDULING "Coming Soon" is an optional, yet beneficial, advertising tool where your home is entered into your MLS to build excitement and alert other local agents when your home will be available to tour.

PHASE III: ACTIVE LISTING Keep lights on, create a simple plan for pets, and plan to step out during showings so buyers feel comfortable exploring your home. SHOWINGS BEGIN Within 24–48 hours of each showing, we request feedback from the buyer’s agent. You’ll receive those updates via email. If we don’t hear back, we follow up directly. RECEIVE FEEDBACK Expect a Monday check-in call to review showings, feedback, and discuss any strategic adjustments if needed. WEEKLY UPDATES Depending on your home and market conditions, we may recommend hosting an open house to increase exposure and attract multiple buyers at once. OPEN HOUSE (OPTIONAL)

PHASE IV: OFFERS & CONTRACTS When an offer comes in, we’ll contact you immediately to review terms, pricing, contingencies, and timelines. We’ll guide you through acceptance or counteroffer options using Dotloop for signatures. REVIEW & NEGOTIATE OFFERS Most buyers request a 7–10 day inspection period. Common inspections include whole house, radon, termite, and sewer scope. It’s best to step out during this time - inspections can take a few hours. INSPECTIONS If repair requests are made, we’ll review the buyer’s addendum together and negotiate terms that protect your bottom line. NEGOTIATING INSPECTION ITEMS A licensed appraiser will evaluate the property. This may involve an interior visit or exterior review. The report typically arrives within 7 business days. APPRAISAL Right before closing, the buyer completes a final walk-through to confirm agreed-upon repairs are complete and the home is in proper condition. FINAL WALK-THROUGH PHASE V: CLOSING We coordinate with the buyer’s agent and title company to set a closing time that works for everyone. Whether closing happens in person or remotely, we’ll guide you through every signature and every step. SET TIME FOR CLOSING
