I n communities where access to rigorous STEM education is rare, Chesapeake Lighthouse Foundation (CLF) seeks to fill the need. The foundation was created in 2003 on a fundamental belief that a strong STEM education maximizes the potential of all students. Today, CLF is Maryland’s largest public charter school operator, serving more than 4,000 students, from pre-K through grade 12, across seven charter school campuses in Anne Arundel and Prince George’s counties, including Chesapeake Science Point Elementary School.
Since its founding, CLF has continued to grow and expand, and St. John Properties has been proud to help facilitate that growth. “One of our most significant recent achievements was opening a new elementary school campus in 2023 at a St. John Properties facility, delivering a modern, purpose- built learning environment on schedule. We’re also proud to be expanding our footprint with the upcoming opening of a new middle school campus (CSP MS) at another St. John Properties location,” said Eric Derin, Director of Operations for CLF. St. John Properties was instrumental in designing and building customized flex spaces that function as modern school campuses. CLF’s first elementary school campus spans two full flex buildings at Arundel Overlook in Hanover, MD, and includes a maker’s lab, Lego room,
media center, cafeteria, gym, and shared rear truck court that was transformed into a playground. In 2024, CLF leased a third full flex building with St. John Properties at 7320 Parkway Drive to expand their middle school offerings. “By serving as both designer and general contractor, St. John Properties streamlined the process, allowing CLF to meet regulatory requirements while opening schools on critical academic timelines,” Derin added. Challenges arose when it came to zoning, permitting, and use-and-occupancy requirements, but St. John Properties met the challenges head-on by coordinating with county agencies, managing the construction process, and advocating for practical solutions. “Their proactive project management, responsiveness and understanding of
CLF’s mission helped minimize delays, control costs, and ensured safe, compliant, and welcoming learning environments for students and staff,” said Derin.

E uromax Authentic European Furniture specializes in custom European style cabinetry for new homes and renovation projects. In contrast to other local cabinetry businesses, Euromax implements new and innovative European technologies that haven’t reached the U.S. market yet. Co-founder Max Krytskiy, originally from Ukraine, brings his extensive experience with custom cabinetry in Europe to the forefront, making Euromax a unique fixture in the market. As the company continues to expand, they’re working to partner with construction companies, designers, and architects in need of a high-quality cabinetry subcontractor.
It all began when founders Mike Shuler and Max Krytskiy met. They both noticed innovative approaches to creating and installing custom cabinetry were sparse, particularly in Utah and wanted to offer something new. “They just knew that if they created this company, it would be something very unique to this market, and they could offer people things that could not be found with other manufacturers,” said Aryna Rasmashkina, Marketing Manager for Euromax. Each project begins with materials selected based on stability, finish quality, and long- term behavior. They avoid following trends, instead they prioritize clean designs, functional clarity, and durability, which allows for consistency and seamless integration. Their local presence allows Euromax to coordinate closely with project teams so they can respond quickly and tailor their cabinets to the architectural and environmental conditions of each project. Everything is handled entirely in house, from design to manufacturing to installation. Having all teams under the
same roof makes problem-solving and collaboration quick and efficient.

Due to substantial electrical requirements related to the manufacturing process, Euromax initially ran into difficulty identifying a space that could meet their needs. St. John Properties’ signature flex/ R&D buildings at Valley Grove proved to be the right fit. Now the mixed-use community is home not only to their manufacturing facility, but also their showroom. The adaptable flex buildings were able to accommodate every team in one space — four in-house designers, two co-founders, a marketing specialist, and four full-time warehouse employees. And the future looks rife for growth. Euromax is adding more machinery with plans to hire four to five new staff members. “That’s probably the most important for us right now in this economy. When you have a new business that is very specific … you can face some challenges, and we’re just happy that we are able to grow and keep providing our services to those who need them,” said Aryna.

G amber-Johnson designs, manufactures, and distributes mounting systems, docking stations, and other products used in a variety of applications, including in police cars or ambulances. The company creates and positions equipment in ways to maximize user efficiency. Its products are used around the world, serving the public safety, retail, warehouse, material handling, and logistics industries.
The company was founded in 1954, long before modern technology existed. Their headquarters in Stevens Point, Wisconsin, originally manufactured wooden furniture, including turn table and speaker cabinetry. As technology changed, the company shifted with it, transitioning from the living room to the vehicle. They began making speaker boxes to install in semi-trucks, then in the early 1970s, designed a product that would allow a CB radio to be mounted on top of their wooden speaker box. This product turned into their first docking station and allowed the radio to be removed and then stored or put into a different truck. “It was a natural transition for us to go from mounting a CB radio to mounting a fixed computer,” said Jason Lewandowski, General Manager of Gamber-Johnson. Now, Gamber-Johnson manufactures docking stations and mounting systems for several types of products, from handheld computers to cellphones to tablets. “It’s kind of a neat story; we started out manufacturing wood furniture, and as technology evolved we were able to evolve along with it.
“We’ve been able to expand organically and through acquisitions,” Lewandowski continued. Even just 10 years ago, they were a much smaller company. Today, they ship products to more than 50 countries, have eight different brands, and employ 450 people worldwide. While their headquarters remain in Stevens Point, the company has leased space from St. John Properties in Madison, Wisconsin, since 2018. Their location near the University of Wisconsin has aided in hiring fresh engineering and marketing talent. “Madison is a great market, with a large university, a lot of startup companies and larger companies, and a big pool of labor to pull from.” St. John Properties originally helped them find a small office that could fit Gamber- Johnson’s unique needs. If the company was going to hire engineers and place them in a satellite office, it needed a location where they could prototype, bring vehicles inside, and work alongside traditional office space. Gamber-Johnson and St. John Properties worked together to design and build out the existing space, creating both
office space and an installation bay, all in one location. “It was a really nice match for us, and they were just awesome to work with. They have a lot of capabilities.” However, as the company grew and expanded at a quicker rate than predicted, they needed an even bigger space. St. John Properties showed Gamber-Johnson a larger space at Hoepker Corporate Center, and they once again customized the space to fit Gamber-Johnson’s needs. The space can perfectly accommodate all 10 employees, as well as each aspect of the business. “St. John Properties has definitely been one of those companies that has been there right with us, supporting us as we continue to grow.” –Jason Lewandowski, General Manager, Gamber-Johnson
