المستقبلية طفرة في مشاريع البنيــــــــــــة التحتيـــــــــــــة والتطويـــــــــــر العقــــــــاري، فيما تتحــــــول المناطق الداخلية، التي كانت تُعد محدودة الجاذبية، إلى أحياء ســــــكنية أكثر اتصال وســــــهولة في الوصـــــــــــــول، الأمر الذي يعزز قيمة الأراضي فيها ويزيد من الإقبال عليها. وقد انعكس هذا التحول في البنية التحتية مباشــــــرة على توقعات الســــــوق. ووفقًا لتقريــــــر نشــــــرته صحيفة “غلف نيوز”، يتوقع المطــــــورون أن ترتفع قيمة العقارات ، فيما 30% الســــــكنية والتجارية الواقعة على امتداد مسار الشبكة بنسبة تصل إلى . 20% يُرجح أن تسجل الإيجارات زيادة تقارب وقال أليكس لورينكو، رئيس القطاع التجاري في شركة “إينغل آند فولكرز الشرق الأوسط” للوساطة العقارية: “يمثل إطلاق خدمة قطارات الركاب التابعة لقطارات التحاد أحد أبرز مشاريع البنية التحتية التي شهدتها دولة الإمارات خلال السنوات الأخيرة. وبينما سينصب اهتمام معظم الناس على مزايا التنقل، فإن أثرها طويل الأمد في سوق العقارات التجارية قد ل يقل أهمية.”

Protecting wildlife is another pillar of the railway’s design, which features custom-built migration pathways to keep local ani- mals safe. The infrastructure includes 45 dedicated crossings for gazelles, 16 crossings for camels, and 129 passages for reptiles. Throughout the development phases, more than 300 animals were also safely translocated out of construction pathways by conser- vation teams. Looking forward, Etihad Rail views operational efficiency as a central driver of long-term sustainability, backed by clear, near- term targets. The organisation is actively increasing its renewa- ble energy footprint with a goal to reach 6 per cent renewable use by 2027. A major component of this strategy includes the whole- sale solarisation of the Ghuweifat Freight Terminal, a project de- signed to cover up to 85 per cent of that facility’s total electricity
sions worldwide. In the UAE, the foundations for a sustainable transit paradigm were established during Stage One of Etihad Rail’s commercial freight operations. In 2025 alone, the network eliminated over 500,000 hazardous truck journeys in Al Dhafra region. By integrating a state-of- the-art passenger travel network into this freight backbone, the environ- mental and human benefits compound exponentially. On the ecological front, the railway drives a massive decarbonisation ef- fort across the nation’s transport sector. By 2050, it is projected to slash UAE road-sector emissions by up to 21 per cent, effectively preventing 8.2 million tonnes of CO2 from entering the atmosphere annually. To visual- ise this dividend on a daily scale, a single train trip removes up to 300 trucks from the nation’s highways. Environmental stewardship is embedded into the project’s DNA. To safeguard local communities and fragile ecosystems, the network pairs advanced noise-mitigation technology with eco-conscious construction methodologies.
